Our wheelchair-accessible house features a state-of-the-art chair lift, themed bedrooms, and a fully stocked kitchen. Relax in our outdoor hot tub or capture memories at our picture wall! In 15 mins proximity to top Poconos attractions - Split Rock water park, Lake Harmony, Big boulder skiing, etc..



The Space:

Step into our spacious 2769 sq ft sanctuary on a 4 acer property, meticulously designed for an unforgettable stay. This recently renovated 4-bedroom, 3-bathroom house boasts modern amenities, making it the ideal getaway for families and friends close to all attractions.



Main Floor:

Upon entering, you'll be greeted by the warmth of the main living room, where comfort and style blend seamlessly. The master bedroom, adorned with a captivating mountain theme, offers a peaceful escape. The fully equipped kitchen, coupled with a welcoming dining area, makes meal preparation and gathering a delight.



Upper Floor:

Ascend to the upper floor to discover three uniquely themed bedrooms, each offering its own charm and character. An additional bathroom ensures privacy and convenience for all guests.



Lower Floor:

The lower floor is where entertainment and leisure unite. Challenge your friends at the poker table or engage in a friendly game of pool. Immerse yourself in our custom-made movie room for a cinematic experience. The speakeasy bar area, a highlight of the home, promises evenings filled with laughter and good company. Additionally, this level houses a third bathroom, powder room, and a practical washer/dryer area.



Outdoor Spaces:

Step outside to our enchanting outdoor area, featuring a fire pit for cozy gatherings and a brand-new hot tub for ultimate relaxation. Capture your memorable moments at our specially designed picture photo spot.



Accessibility & Convenience:

We understand the importance of accessibility. Our home is wheelchair-friendly, and a state-of-the-art chair lift provides easy access to the upper floor, ensuring a comfortable stay for older guests or those with mobility needs.

Guest Access:

⚫All guests will be provided check-in instructions prior to arrival detailing everything you need to know to get into our home!

⚫You’ll receive automated check-in instructions 📩 24 hours before your arrival for a smooth and easy check-in!

⚫Our homes use electronic door locks 🔐 for your convenience. A unique door code will be sent to you automatically ⏰ 2 hours before check-in time, unless checking in earlier.

⚫Checkout instructions 🧼🕒 will be sent at 2:00 PM the day before your departure.



The Neighborhood:

Nestled in the Split Rock neighborhood in the Poconos, our home is less than 5 minutes from Lake Harmony and Big Boulder ski resort, and a short stroll to Split Rock Water Park. Enjoy all four seasons with restaurants and grocery stores within a 5-minute radius.

⚠️ Quiet hours are 10:00 pm - 6:00 am. If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.

⚠️ No fireworks allowed ($1,000 fine and immediate eviction).

⚠️ Strict no-party policy.

⚠️ No extra guests without prior approval.

⚠️ No smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.

⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)

⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount.

⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!

⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way.

⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed.

⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee).

⚠️ Guests are responsible for properly bagging and disposing of all trash in the designated bear box or trash shed before checkout. A $5 per bag disposal fee may apply for any trash left behind inside the home or outside of the designated trash area. Please make sure all trash is securely tied and placed inside the bear box/trash shed to help prevent wildlife issues.

‼️ Important Notes



📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled.

📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance.

📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply.

♨️ Hot Tub Notice – Please Read 😊



📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest. Lastly, if you request any additional hot tub cleaning/service during your stay (outside of our standard post-checkout service), it will come with an additional fee and will be billed to the guest.

📌The following essentials are INCLUDED for your convenience (good for ~2 days): Hand soap, 2-3 trash bags, K-Cups for the Keurig, dish soap and dishwasher pods (5-6), paper towels (1-2 rolls), toilet paper (2-3 rolls per bathroom). We do not replenish these beyond what is provided.



📌Please note the following items are NOT provided, so please bring your own: Body wash, shampoo, conditioner, toothpaste, aluminum foil, plastic wrap, plastic bags, coffee grounds, coffee filters, cooking oil, Tupperware/storage containers, sugar, ice, laundry detergent, charcoal, firewood, disinfecting wipes, extra pillows and blankets (available upon request), baby supplies.

▪️For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.

▪️Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
