We offer 4 bedrooms, 2.5 baths, with a full size murphy bed in the living room. Sleeps a total of 10 guests. Enjoy a restful night’s sleep on luxury Helix brand mattresses on king, queen, full size beds. Driveway parking for 4 cars.

The Fine Print:

-Florida's climate brings an abundance of wildlife, with that also comes little critters such as lizards and frogs, please don't be alarmed if you see one. We schedule pest control treatments regularly.

-For your safety and peace of mind, surveillance cameras are located around the exterior of the house (above garage and front doorbell), records audio and video. No inside cameras.

- Noise monitor outside the house do not record voice or conversation, only monitor decibels. If noise monitor registers excessive noise, you will be immediately asked to quiet down, and if noise persists, you will be asked to leave without a refund.

-This is a very quiet neighborhood. Please be considerate of our neighbors. Quiet time is from 9 p.m. to 8 a.m. Please refrain from making noise during that time.

-The maximum number of guests is 12 total including children. If you bring more people than reflected on your reservation you will be asked to leave without a refund.

-Parties and gatherings are STRICTLY PROHIBITED.

-No Smoking of any kind. If you smoke inside the home we charge $500, plus charges related to damage and increased cleaning fees.

- No lifeguards on duty, The pool is USE AT YOUR OWN RISK. The hosts are NOT responsible for any injuries that result from the use of the swimming pool.

-In the summer, please keep all doors and windows closed to keep the AC cooling efficiently.

- Pool heat is set to 85 degrees (Oct-Mar), however pool temps are impacted if the weather drops below 60 degrees. So, unfortunately, pool temperatures cannot be guaranteed.

-Using glass outside or in the pool is strictly forbidden for safety reasons. We provide alternative drinkware and plates for use by the pool.

-Parking only in driveway (4 cars), no parking on street except for temporary loading /unloading, no parking on lawn.

-Please do not tamper with the WiFi and the exterior cameras, if disconnected during your stay, we will reach out immediately and require they’re reconnected and turned back on.

-Unauthorized pets are not permitted in the house. We welcome well-behaved, potty-trained, dogs up to 25 pounds. The pet fee is $200 for the entire stay. Pet must be leashed at all times when outside the house or fenced area. We ask owners to pick up after your pet at all times. Dogs should not be left in the house alone.

-Please keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved.

-Fee for excessive cleaning (for ex. due to excessive trash, spills, staining, vomit, human/animal waste) ranges from $150-$250 based on hours of excessive cleaning needed.

-There is a BBQ Grill for your to enjoy, guests to refill propane tank if needed (Walmart is 3 miles away).

-For your enjoyment of the property, we schedule weekly pool maintenance on Thursdays, and weekly lawn maintenance.

-Garbage days are Tuesday and Friday AM, please push GREEN garbage can to the curb on Monday/Tuesday/Thursdays to prevent pests. Please also bring garbage can back into the garage once empty.

-Check in is after 4pm. Check out is 10:00am. Guests with unauthorized late check out will be charged $50 per 30 minute increment after 10:00am, plus additional charge if it results in canceling of incoming guests.

-For personal items left behind, if we locate it and you request for it to be sent to you, a $30 fee plus shipping cost applies. Non-perishable items will be disposed of after 7 days. Perishable items will be disposed of immediately.

-To abide by local legal requirements, you may be asked to complete a secure verification portal by providing a copy of your official government-issued photo ID, confirming your contact information and sharing the purpose of your stay. The information is collected for screening and verification only and is not stored or used for any other purposes.

By making a reservation, you acknowledge that you may be required to provide a copy of a valid government-issued ID prior to check-in. You understand that your check-in instructions might be withheld until you have successfully completed verification steps in our guest portal.
-We strongly encourage guests to purchase travel insurance, no refunds (past the refundable period on the booking policy) for weather/natural disasters/power outages or other events that are beyond our control.
