Welcome to Riverside Roost! "The Roost" is nestled in a little river community called Clifton on the Kentucky River in Woodford County, although still close to Versailles, Frankfort and Lexington. Yes, you are on the Bourbon Trail! While at The Roost, enjoy cooking on the grill, playing board games with the family, lounging on the deck or spending a day on the river. There are also plenty of distilleries and restaurants nearby. Whatever you do as the sun passes over and the river passes by, make memories together. At Riverside Roost you'll find a cozy home completely on piers (enitire house is on 2nd floor) offering a great view of the Kentucky River right behind the fully fenced in back yard. A huge deck overlooks the back yard with a large stone fire pit ready for s'mores with family, friends and pets . Inside you'll find a cozy living room with a gas fire place, a full kitchen and 2.5 bed rooms. Kids will love the bunk room. Please let us know if you have any questions about the house or area. Great location to stay for a Bourbon Trail getaway with friends.
The property is as described in the listing-I couldn’t imagine a better place to stay. Relaxing view on the Kentucky River and close to great distilleries and restaurants.
We had a great stay at Riverside Roost! The location was perfect. Very close to Woodford and Castle and Key distilleries. Within 30 minutes of many more. The house was cozy and very clean. Host Matthew Coyle made sure we had everything we needed. Our dog loved the big back yard.
Beautiful home and region to stay with excellent access to nature and distilleries if that is your desire. Matt was quick to respond to questions and was open to and asked for feedback to help future visitors have great stays as well. Would definitely come back!
Great spot along the river. Very clean, comfortable, lots of room to spread out, and well furnished. Excellent communication from the hosts as well. It was especially nice having all of the outdoor amenities.

Perfect location for visiting distilleries with close access to great local restaurants. Beds are so comfy, all kitchen amenities you would need, and second full bathroom is key. Outdoor space is wonderful, trees for shade and river right out the back. Host was responsive and communicated well. Would definitely stay again!!
Home is back in the river country. Newly remodeled home is clean and well-appointed. Great place for summer family gathering, but stairs are a challenge for older guests.
We enjoyed our stay immensely. The house was warm and comfortable despite the chilly rain outside. It was a perfect launch point for us to explore the region and sample the bourbon found there. The view of the Kentucky River entertained us as we watched it flow by. I would have extended my stay there if I could.
The property was immaculate, clean, updated, and ready for us upon arrival. There had been recent flooding in the past three weeks in the area but the property stood out as not showing any signs of issues from the flooding. The rooms are as advertised in the photos, great living space and a wonderful deck area to sit and enjoy the river and listen to the birds while you enjoy a beverage outside. The location puts you a short drive from numerous points of interest whether that be a distillery, places to eat, or sightseeing, this is a great place to stay at!!
We stayed two nights here. The house is super clean and has everything you need. The check in was easy, and the home was convenient for visiting bourbon distilleries. The street/neighborhood is less than desirable for my taste. But that might just be par for the town.
Spacious house with lots of privacy. We enjoyed the deck overlooking the Kentucky River. We also got a kick out of feeding an apple to the miniature neighborhood horse, Lilly. House is conveniently located near bourbon tours and Henry Clay's house, so a nice mixture of things to do. Matt was on top of things and is a great host. When in the area again I will definitely book.
We had a great time at Riverside Roost. It is the perfect location to enjoy the Versailles and Frankfort areas while staying in a quiet setting with trees and views of the river. If you're doing the bourbon trail, I can't think of a better spot. Still close enough for a day at Churchill Downs (about an hour), 15 mins to grocery stores, but in a setting that feels away from it all. We've stayed at a lot of vacation rentals and never had a host so communicative. It was fantastic to feel that if we needed anything, it would be taken care of. We reached out prior to our visit about the floods and within minutes received a phone call. During our stay we had multiple messages making sure all was good. Would definitely stay here again if visiting the area.

Why they chose this property
The Roost is located in the small River Community of Clifton along the Kentucky River. Just a few minutes from Woodford Reserve and Castle and Key distillery and historic down town Versailles. We do have neighbors on both sides but the fully fenced in back yard backs up to the scenic Kentucky River. The house is on piers so there are some great views from the rear facing windows. We also have the added bonus of being a 1/4 mile away from a public boat ramp.
What makes this property unique
The house is newly remodeled and is on piers with a large deck overlooking the scenic Kentucky River. Did someone say Bourbon!?! There are several distilleries in the area that put on awesome tours and even some tastings! Lets not forget the top race horse farms in the Country just down the road.
