Welcome to your perfect waterfront escape on the beautiful Sabattus Pond! This incredible year-round home is the ultimate spot for your family to relax and enjoy all that Maine Camp Life has to offer. With plenty of space both inside and out, you'll have everything you need for a memorable vacation with your loved ones. And the best part? The stunning sunset views that will take your breath away!
Let's take a look inside. The spacious home features 3 bedrooms, 2 full bathrooms, a fully equipped kitchen, a cozy living room, a screened-in porch, a large deck, and smart TVs in every room. And if that's not enough, there's also a finished basement for even more space to entertain and relax. As soon as you step inside, you'll be greeted by a large open kitchen, dining, and living area. There are also 2 bedrooms and a full bathroom on this level. The living room opens up to a screened-in porch and a large deck with gates on both entrances. Perfect for keeping your little ones or furry friends safe and secure.
BEDROOMS: The first bedroom has a comfortable queen bed, while the second bedroom has bunk beds (twin size). The third bedroom has 2 sets of bunk beds, making it the perfect spot for the kids to have a slumber party. And if you need some extra space for sleeping, there's a sectional couch in the main living room and a pull out couch, sofa and an air mattress in the finished basement.

EXTERIOR/WATER/BEACH: Step onto the large back deck and take in the breathtaking views of Sabattus Pond. This getaway also has plenty of private waterfront beach access and there will be 2 adult kayaks, 1 youth kayak, and 2 paddle boards on the shoreline for you to use during your stay. We also have a bin at the dock filled with life jackets in various sizes. Just make sure to use the kayaks at your own risk and bring your own personal life jackets if needed. And when you're not out on the water, the backyard is perfect for yard games or gathering around the cozy fire pit.
FISHING: In addition to trophy pike and smallmouth fishing, Sabattus features healthy populations of chain pickerel, largemouth bass, white perch, black crappie and yellow perch. Maine's Department of Game and Inland Fisheries periodically stocks the lake with alewives, which provides healthy forage for gamefish.
PETS: Let's not forget about your furry friends! This home is pet-friendly, so feel free to bring your well-behaved pets along for the vacation. Just keep in mind that there are other dogs in the neighborhood, some of which may be off-leash. But don't worry, the deck is fully gated to keep your pets safe and secure. There's also a small fenced-in area directly off the back porch for your convenience. Just make sure to pick up after your pets, and there will be a $100 fee per pet, per stay.
SUMMER: During the summer, there's no better place to be than on Sabattus Pond. Spend your days kayaking, boating, fishing, swimming, BBQing and your nights gathered around the cozy fire pit.
WINTER: In the Winter the fun continues. You can snowmobile right out the front yard. You can also explore the frozen lake in snowshoes, ice skates or cross country skis. Our water is known for having a great variety of freshwater fish, so don't forget your ice fishing gear!
Looking for a day trip? For downhill skiing, it's a short 35 minute drive to Pleasant Mountain, 20 minutes to Lost Valley and for Nordic skiing it's 25 minutes to Five Fields Farm. About one hour away from Old Orchard Beach, 45 minutes away to Portland, 30 minutes to Freeport
Trust us, there's no better place to spend your next vacation. And don't forget, we provide all the essentials, including bed linens, towels, and toilet paper. Just make sure to use 1 ply/septic safe toilet paper, as there is no water filtration system in the home. We also provide a water dispenser with one jug for your use.
If you have a larger party and need some extra space, our neighbor's house is also available for rent. Just message us to inquire.
***PLEASE NOTE***
-> We have direct beach/water access however, from mid June-November 2025 the water levels will be much lower than usual due to the Sabattus Pond Watershed Project. There will be much larger beach areas and you will need to walk out to the water to enjoy. You will not be able to dock your boat during this time due to the project going on. We are unsure as to the amount of water or the conditions as this is new and unfamiliar to us.
->There are stairs to make it down to the water. These stairs are safe and secure but as with everything, please take caution!
->PARKING: There is parking for about 5-6 cars in the driveway depending on size etc. we got our boat, trailer and 4 cars no problem. No street parking.
->Please use water accessories at your own risk! Kayaks, paddle board, floats etc. Be sure to securely tie them back up at the end of your stay!
-> PLEASE make sure to not flush anything other than “septic safe” 1 ply toilet paper down the toilet.
