Comfortable and spacious 3 bedroom home near Durango ideal for families & groups

Property overview:
-3 Bedroom, 2 full bathrooms

-Large front yard with shade trees and swing.
-Large Private back yard with deck and grills
-Ample paved parking area on a 0.4 acre lot
-Garage with electric door opener.
Bedroom Configuration:
-Master Bedroom:
King Bed with Tempur-Pedic Mattress, Hard wood floor 65" smart TV, work desk with monitor and wireless printer, en-suite bathroom with private toilet area, walk in shower, separate bathtub. Note- Master closet is not available. There is a large dresser in the bedroom and additional closet space by the front door and in other bedrooms.
-Bedroom 2:
Queen bed- New wooden bed frame and top grade Serta mattress, new carpet. Large closet and nigh stands
-Bedroom 3:
Bunk Bed w/ Queen lower and twin upper. New wooden bed frame and mattresses, new carpet and closet storage, black out blinds.

Interior amenities- Second full bathroom is in hallway between other two bedrooms with its own entry. House is fully furnished, move in ready, spacious living room w/ 75" smart TV. Please note, the only active subscription on the TV's is Amazon Prime. I do not have cable service, Netflix or any other streaming service besides the free ones that come with the TV. You will need to log in to your accounts to watch streaming services. The TV in the garage does have antenna TV and gets about 15 local channels. Hardwood floors in living area, tile in bathrooms and laundry rooms. Full laundry w/ washer and dryer, and partially stocked kitchen w/ condiments/spices and ample cookware.

Large private back yard with deck and seating for 6, 36" Blackstone grill and BBQ, great shade from beautiful gamble-oaks trees. The back deck is south-facing so it is sunny almost all day. Perfect for entertaining.

NOTE TO DOG OWNERS: FOR THOSE WHO WITH TO BRIGN A DOG, POLICY IS ONE DOG ONLY. THERE IS A $200 NON-REFUNDABLE PET FEE TO BRING A DOG, THIS FEE IS PAYABLE AT CHECK OUT. IF YOU PLAN ON BRINGING YOUR DOG, PLEASE PAY THIS FEE AT CHECK OUT. IF YOU DO OT PAY THIS FEE, IT WILL BE DEDUCTED FROM YOUR DEPOSIT
Snow Removal is provided with rental in winter months. The rental property snow removal policy is the same as the neighborhood streets. Any snow over 3" will be cleared from the driveway and front walkway. Timing is based on my snow removal service availability but will be within 24 hours of snowfall. They may ask you to move your vehicles during snow removal operations. There are shovels in the garage available for your use. Should you need snow removal for less than 3” it is available upon request for $75/hr., one hour minimum.

Neighborhood has a tennis court, basketball court and playground within walking distance as well as a great network of nature trails for biking or hiking. Literally right outside your front door.

I try as hard as possible to make myself open to all questions and options about the property or the Durango/Four Corners area. Please do not hesitate to ask.

The host requires you to complete the following before checking out:
Load and start the dishwasher
Remove personal items and remove leftover food and drinks
Turn off the lights, lock the doors and return the keys
Guest enters with one time garage code, then uses key on counter for front door to enter and exit during stay. Leave keys on kitchen counter upon check out and lock door when you leave.
Please avoid parking in the street, there is plenty of room in the driveway for up to 6 vehicles.
A welcome guide will be sent to you after full payment is received which contains all the info you need for your stay.
Failure to complete these may result in a negative review from the host.
Guests may not do anything with the aquarium but look at it, Please do not touch it or disturb the automatic feeder or open the top.
No smoking in the house, you can smoke outside just extinguish and dispose of any butts in the proper place. Pick up all pet waste from yard.
If you need to dispose of trash, please place bagged trash in the garage- there is a large can just inside through the laundry room on the right.

This has been my home for over 20 years, I am currently traveling out of the country and would like to offer this home to anyone looking for a great place to stay in a comfortable environment. I have an professional cleaner that comes and does a full clean after each stay. You will arrive to a perfectly clean house with fresh linens on the beds and clean towels in the bathrooms and enough of the basic stuff (toilet paper, paper towels, soap, etc.) to get you through your first couple of days.

Why they chose this property

This neighborhood is very safe, has quiet streets and large old growth trees. It also has a great network of hiking and biking trails, a playground and tennis and basketball court. This location is an easy 10 minute drive from Durango on Highway 160 West- just close enough to town but in a forested higher elevation cooler environment. The sunsets are amazing and the streets are safe and great for a morning walk, or evening stroll after dinner. The trail system is easy to use, there are trail head markers and approximately 3 miles of trails that go through the green belt of the neighborhood as well as down through an adjacent canyon. There is a tennis court and basketball that is a one minute walk from the house. There is also a playground that is about a 7 minute walk. There are a couple of ponds as well. It is close to town and a mere 15 minutes from the La Plata Mountains where you can explore the beauty of the San Juan National Forest. Hiking, fishing, 4 WD roads, old mining sites and more!

What makes this property unique

All the comforts of your own home! New furniture, new floors and carpet, beautiful artwork and a very nice aquarium. Out the back door is a large deck with patio furniture, private yard and beautiful gamble oak trees that provide wonderful shade.
