The East Wing is a hotel-style efficiency accommodation, not a traditional vacation rental with a full kitchen.
Amenities include a full-size refrigerator, freezer, microwave, toaster oven, and coffee bar.
Important: There is NO full kitchen, stove, kitchen sink, or indoor dining table. We recommend bringing disposable plates and utensils if needed.

Original tin ceilings, wide-plank hardwood floors, intricate moldings, and architectural details preserve the estate's historic character, while thoughtful renovations provide modern conveniences.

Privacy & Host Availability
The East Wing is completely separate from the main manor house, where the owners reside. Locked interior doors divide the two sections, ensuring complete privacy.
We respect our guests' independence and do not enter their accommodations unless requested or necessary for an emergency. Most guests enjoy their stay without direct interaction, but we are always available to answer questions, provide recommendations, or assist when needed.
Guests may enjoy the designated outdoor seating areas and permitted estate grounds.
For everyone's safety, exterior security cameras monitor portions of the property. There are no cameras inside guest accommodations.
Important Property Information & House Rules
Occupancy & Rates
The East Wing comfortably accommodates up to six guests. For safety and insurance purposes, the maximum occupancy of six is strictly enforced.
The nightly rate includes two guests. Additional guests are $20 per person, per night, up to the six-person maximum. All guests must be accurately included in the reservation.
Minimum Booking Age
The primary guest must be at least 25 years old and present throughout the stay unless prior written approval has been granted.
Third-party bookings are not permitted without advance approval. Guests under 25 must be accompanied by a parent or guardian.
Historic Staircase
Both bedrooms and the upstairs bathroom are accessed by a historic staircase with higher-than-standard risers. Guests with mobility limitations should consider this before booking.
Pets & Animals
Pets are not permitted due to severe family allergies and the property's shared HVAC system.
Smoke-Free Property
Smoking and vaping of any kind are strictly prohibited throughout the property, indoors and outdoors.
Violations may result in immediate termination of the stay and a $1,000 cleaning or remediation assessment, subject to applicable law and booking terms.
Respect for the Historic Estate
The Collins Estate is a treasured historic home featuring original architectural details, antique furnishings, and valuable family pieces.
We ask guests to treat the property with the same care and respect they would their own home. Certain antiques and decorative items may not be handled or used due to their age and delicate condition.
Guests are responsible for damages beyond normal wear and tear.
Security Deposit
Certain reservations may require an additional refundable $500 security deposit, disclosed and agreed upon before confirmation. Any applicable deductions will be based on documented damages or charges permitted under the booking agreement.
Additional Policies
Underage consumption of alcoholic beverages is strictly prohibited.
Unauthorized purchases through the property's streaming accounts are prohibited. Guests are responsible for any charges incurred.
Only registered guests are permitted on the property unless advance approval has been granted.
The main manor house, private outbuildings, and designated private areas are not accessible to guests.
