Welcome to Nutty Brown Retreat, a stunning Hill country property offering 4 separate vacation homes on 6 acres with abundant wildlife. Located one mile from the New HEB, 13 miles to Austin, and 7 miles to downtown Dripping Springs. This spacious hill country vacation property offers a whopping 13 total bedrooms and 9 total bathrooms sleeping 28 guests comfortably.
Enter the Nutty Brown Manor to find a large fully equipped kitchen with stainless steel appliances and large dining table. Just off the kitchen is the cozy living area with a flat screen TV, electric fireplace, and an abundance of windows looking out into the private backyard. Just down the hall is the primary suite with queen size bed, flat screen TV, and oversized an-suite bathroom. Right off the master is a study converted into a bedroom offering twin bunk beds. Also, downstairs is a third bedroom with queen size bed and full bathroom. Journey upstairs to the loft area with seating and another flat screen TV. Just off this lounge area is the fourth bedroom with a queen size bed and another full bathroom. The manor also has a hot tub!
Next door to the Manor is Nutty Brown Cabin which offers rustic style, comfortable furnishings and a flat screen TV in the living area. Just off the living area is a fully equipped kitchen and a cozy dining area. Bedroom one is located on the right half of the cabin offering a queen size bed. Bedroom two is located on the left half of the cabin offering a queen size bed and an-suite bathroom. Enjoy newly added Mom's house. 4 bedrooms, 3 baths, updated kitchen, large, fenced backyard, hot tub, and large front yard gathering area.
A short 200-foot stroll takes you to Roadrunner's Bungalow (named after the many roadrunners on the property). Roadrunner will welcome you with hard wood floors, large dining area, and comfortable furnishings. This home features 3 bedrooms and 2 full bathrooms.
Nutty Brown Retreat is located just minutes from most wedding venues, Argo, Ranch Austin, Camp Lucy, Vista West, Memory Lane Event Center and the World-Famous Salt Lick. Don't forget the brand new Belterra Village (1 mile) with multiple restaurants, shopping, movie theatre. There are also numerous wineries, distilleries, and breweries; too many to visit on one stay or just take a relaxing stroll on our new walking trail.
Enjoy the private accommodation thus sparing the early birds from the night owls. Each home has an enclosed fence area and laundry facilities.

The property was so much more than we expected. Never stayed in VRBO that was so stocked with incidentals. We had everything we could ask for and the owner was very quick to respond to our questions. Highly recommend!!

Great wedding party stay

We stayed here for my wedding with our whole wedding party! Close to so many venues and plenty of rooms for everyone. Larry was great and very responsive! Would recommend!

Like being at a summer camp.

Came down for a wedding with a huge group of friends who hadn’t seen each other for months to years. It was like we were all at a summer camp with how close and secluded you felt on the property. Would definitely recommend! Larry is also very responsive and showed us around upon arrival.

Pre Wedding Weekend

We had a group of 20+ guests rent out the property for a weekend before our friends got married. It was a great spot, and everyone kept telling me how perfect the rental was for what we needed. Check in and communication were timely and easy. The houses have everything you could need and then some!

Our family from out of town all stayed together in the 3 houses/cabin for two nights. It was a comfortable place to enjoy each others company. A mother deer and fawn came through one morning for us to enjoy. we talked on the back deck and enjoyed the overall experience.

Perfect Setting

We rented this property for 13 family members from 3 different cities to stay for a family wedding. It was exactly the type accommodations we needed to be able to spread out and still come together when we wanted to. The extra amenities ie; cookies, coffee were so nice. The kitchens were equipped nicely.The throws to sit on the porch with morning coffee to watch for deer was especially appreciated.

Awesome place

This property is perfect for a large family gathering with 3 spacious houses and a two-bedroom cabin. The houses were equipped with all the necessary items needed for preparing meals of any size. The properties were clean and well maintained. Each house had a fire pit with an ample supply of wood for nighttime Smores for the kids and a gathering place for the adults. The compound was also conveniently located with a HEB grocery store and Convenience stores 5 minutes away. It's a perfect weekend retreat and I would highly recommend this property for your next family reunion. Also, Larry was so kind and understanding; a terrific host. We will definitely book again.

Again.... the BEST POSSIBLE EXPERIENCE!

Our 2nd child was just married in Dripping Springs this weekend and we again stayed at Nutty Brown Retreat, after our OUTSTANDING experience with it in March with our 1st child's wedding. Yes....2022 has been quite a year! :-) After our 1st amazing experience, the only request our extended family had was "Please can we stay at the Nutty Brown Retreat again?" And once again, this beautiful property and amazing hosts made our wedding weekend lodging stress-free, SO comfortable, and absolutely perfect for our family! The ability to all stay on the same property, but in separate houses, meant we could gather AND retreat, as needed, ensuring the best possible experience for all. We cannot recommend this property highly enough and are now considering making this a regular "family reunion" type deal! Thank you, Larry & Sharon, for another GREAT experience!

Perfect homes for Hill Country Weddings

Our son had his wedding and reception at a venue .7 miles away from Nutty Brown Retreat. We had a large extended family group of 20 that attended the weekend wedding. The three homes were perfect for our families, allowing us to stay close together, while giving each family space. All three homes were immaculately cleaned and comfortable. There was plenty of parking for the cars. The walk between homes was very easy. Larry, the host, went beyond what I expected from a host. We have two family members that use wheel chairs. Larry built a wheel chair ramp for the main home so that we had access for the two family members. It was greatly appreciated! There were coffee pots, with either ground coffee or Keurig pods, available in all of the homes. Everyone in our group had wonderful things to say about the home that they stayed in for the weekend. I highly recommend this compound of homes if you have a large group and are attending a wedding at the local venues.

Perfect, one-of-a-kind vacation property for a large group

I cannot praise this listing and its very attentive owners enough. We are a large group of family and friends-who-are-like family from all over the US who gathered at the retreat primarily for the viewing of Eclipse 2024. Many of us have travelled together before but some of us were newcomers to the group and several of us had never even been to Texas before. Largely because of this very special property, everyone had an amazing trip, would travel with the same people again, would come to Texas again, and would stay at this property again. The location and property is beautiful. Each house has its own personality. Each is impeccably decorated, has a kitchen, plenty of bathrooms, and bedrooms with comfortable beds and privacy. Each kitchen is well-stocked with dishware, servingware and cooking implements. There were plenty of towels and supplies. I think this is actually the best stocked rental property I have ever stayed in, actually. We had easy access to Austin, Gruene, San Antonio and the surrounding areas. There is an HEB a short distance away for food and supplies, yet you still feel like you are in the country. The outdoor areas are organized and landscaped beautifully and there was ample outdoor seating and dining areas. We really liked the firepit with provided firewood and the horseshoe pit. Thank you, Larry and Sharon, for a wonderful stay and we hope to visit again someday:)

Perfect for multi generations

Our entire family, from our ninty one year old parents to our nineteen month old grands thoroughly enjoyed our stay. The property was extremely well stocked with many extras provided which made our stay so much easier. Larry was accomadating to our various arrival times and last minute changes, so appreciated!!! He even put my mind to rest regarding the crazy weather shift.

Could not have been more comfortable!!!

Large family gathering to attend the wedding of my nephew which happened at a venue less then a mile away. The back porch of the Manor house was our gathering place with plenty of space, beautiful sunsets and a grill!! The 3 houses allowed folks a little down time when needed and each was eclectic and fun. Couple of more energetic folks walked and ran the trails behind the manor house. The host, Larry , was attentive and very quick to return texts or calls. Check in and out were easy and uncomplicated. If I ever head back to Austin with a mess of family, I would choice this place again. Thanks for a great spot to stay.

Perfect for our family

The unit up by the road we perfect for the ones that stayed up, the smaller unit was perfect for the family with the baby and the other one was perfect for the remaining family members. We loved the big back porch and the homes were fully stocked. The water did have a sulphur smell that took a bit to get use to.

Amazing Experience!

Few things in life are absolutely perfect, but this property is one of them! It was the perfect place for our three families to stay for our son’s wedding this past weekend. Larry and Sharon were the perfect hosts and were so gracious to us, even with us knowing NOTHING about what a full wedding weekend would entail. We cannot recommend this property highly enough!!!

We had family from all over come in and stay at the three houses. It was perfect because each family had their own house to do their own thing. Plenty of parking and easy to walk between the three houses to visit other family members. Even better, our wedding venue was directly across the street!
