Location on the river:
We are located in a prime spot on the Rainbow River, halfway between the popular K.P. Hole and the 484 Bridge. It is directly across from an uninhabited island (no house across the river which makes for a more private experience on our dock).
Accommodations:
Upstairs include a king bedroom, a fully equipped kitchen, living room/dining room combo, bathroom and screened porch with full view of The Rainbow River. (The property requires stairs and may be difficult for guests with limited mobility)
Downstairs is a bedroom with both a queen and a single bed, large screened patio, outdoor shower, second full sized refrigerator and a laundry room with full-sized washer/dryer.
Home sleeps 5 comfortably.
Two single kayaks and one canoe are available at $75 each per stay with a $250 damage deposit.
There is also a volleyball/badminton net in the spacious yard plus an outdoor fire pit and a propane gas grill (propane not included due to liability).
What to do?
Our main attraction is the 6 mile long spring fed water wonder, The Rainbow River....in the front yard: enjoy nature, i.e. otters, a plethora of birds, turtles, vast array of fish, kayak, canoe, tube, snorkel, fish, swim.....72 degrees year round.
--Blue Run Park, popular biking/hiking/walking trail nearby (5 minutes) with a newly constructed bridge over the Withlacoochee River (Bass Capital of the World)
--Historic district of Dunnellon offers shops/eateries
--Gulf of Mexico (20-30 minutes) if you enjoy salt water fishing, boating, diving and scalloping (season for scalloping is usually from June to September)
--Cedar Key (45 minutes) a quaint fishing village, oyster and clam farms, kayaking, beaches
--Crystal River (25 minutes) a premier dive location known for its abundance of manatees in the winter
--Gainesville (45 minutes) home of the University of Florida Gators, wonderful cultural arena
--Disney, other Orlando attractions only about 2 hours away

We loved every minute that we stayed here. Clean and comfortable home with everything you need for a great vacation. The swimming, kayaking, boating, biking and hiking are all world-class. We can’t wait to go back.
Perfect location and the property owner genuinely wants you to have a great time. I take my family to Rainbow River every year in the summer to relax and swim in the cool, clear waters. Simple, clean home in the perfect location. The dock offers a great vista of the river as well as a perfect jumping off point. Great for a family looking to get away. MaryAnn was an amazing host. She patiently answered our questions, and made our experience one of the best ever!

If your looking for a place to get off the grid and away from the crowds this property is for you! Enjoy a walk in the morning through old Florida, afternoon paddles down to Blue Run state park (drop a car there in the early morning), and evenings sitting on the dock with a cocktail. Fenced in property was great for our dog Maggie!
Awesome week! Awesome stay! Truly the best location on rainbow river! We used our SUP boards and a kayak every day. But even just sitting on the dock with the breeze blowing was so enjoyable! It rained one day and we sat and watched the rain on the upstairs screened in balcony. House was cozy and comfy. Easy drive to all local businesses. We are already planning a return trip back!
We loved spending time at this beautiful river house. we are Native Floridians and loved enjoying true Florida. We went to the grocery store, and never left the property. We enjoyed the springs, paddle-boarding, kayaking, and fishing. Every morning we sat on the dock enjoying the sounds of wild Florida. A true opportunity to refresh. It felt as though we were staying at our extended family home. Thanks, we shall return.

Excellent amenities, fantastic river disappointing cleanliness.
We had a great time on the river. Additionally, Dunnellon is a really nice small town. The upstairs of the home worked out well for the 2 of us. We did lots of short trips to other rivers as well.
The disappointment was the lack of cleanliness in the kitchen and the buildup of pollen, dust and dirt on the windows. We spent hours cleaning the home getting it in the condition we needed in order to spend a month there.
When we spent that amount of money we expected more.
Also, had we known there would be people walking through the property to access their boat stored in the boathouse it would have spared some uneasiness. A simple headship would have prevented that.
All in all we had a great time and caught some of the largest bass of my life (right from the dock!).
Beautiful scenario, beautiful river and great access.
The great: Probably the nicest location available for rent on the Rainbow River, private and scenic. Located on a large heavily treed and well shaded lot. Forest to the south, river and forest to the north, neighbors on each side not too close. Herons, Ibis, Egrets, Wood ducks, many other water birds and song birds to be watched from the cottage. Also, a herd of deer, wild turkeys, and an armadillo visited.
The good: This is an older summer cottage, a little worn, but clean and comfortable. Watch the wildlife from the upper and lower screened porches, or the large dock on the river morning and evening, and the kayaks and tubers during the day. Great direct access for your own kayak. If you bring a boat you can tie up at the dock. Well equipped kitchen and appliances, all in good working order, new Roku TV, you can connect with bluetooth for streaming.
The not so good: Internet is slow and intermittent during the day. After dark, good enough for streaming. If you use the lower bedroom, be aware, there is only one small bathroom with toilet and shower on the upper level, on the lower level there is only an outdoor shower. VRBO outside photo is probably 10 years old.

First time out of quarantine in over a year
Been dreading doing this review, I dont like conflict/complaining, however, there were quite a few things that were just unacceptable, & few that were fantastic. The fantastic; the beautiful river, peace/quiet of being out of a big city, cardinals & otters visited every morning while sipping coffee on upstairs balcony, the 103 bluegill my son cought & released & the feeling of the crisp water washing all the worries away. Now the hard part. First thing you notice - the outside shower right next to the front door, used bars of soap, wet cigarette butts on the old rusted chair in the corner, weeds coming thru floor mat, mold growing various places. Gross, unuseable. The stairs and laundry room are right as you open the front door, no air, June in FL is pretty rough, planned on putting our dogs crates in this area, was just too hot. Downstairs patio has a mold issue, the smell is overpowering and we were unable to use this space. Downstairs bedrm smelled amazing, scented wall plug ins. Upstairs, the sheets on the bed were white but covered in stains, some appeared to be menstrual cycle stains,we had to go to walmart to get a sheet set, also had to buy a coffee pot,the one provided had black mold in the water fill tank! We are immune compromised and haven't been in a store in over a year, but curbside pickup wasnt available. I told the property manager that we were immune compromised so could she make sure things were extra sanitized, but once we saw the shower I had my husband lysol everything & check the ac filters, Upstairs bedrm air filter was thick with dust, same in downstairs bedrm. Listing said no one there day before/after but someone was able to book checkin for same day we left. Dining chair cushions were really stained and had food particles in the button holes. 3 people also came walking thru the backyard, with 2 dogs,unannounced! They store their boat there, no one told us, thank god our dogs were crated upstairs, could of gone bad quickly! There is no downstairs fridge and grill is not gas as pictured. Last straw, my daughter,12, finding a used condom under the couch trying to find one of the dogs balls!l Got a message with link to their website, found out we could of stayed entire month for a a little more than what we paid for 6 nights! Nightly month rate on their site would of been acceptable. Also bring your our own dishwasher tabs, and the oven took twice the normal time to cook everything. Just overall disappointed

We are very disappointed and very sorry that you didn't enjoy every aspect of your stay. We truly wish that you would have contacted us in the beginning of the stay so we could work with you about your concerns. But you never contacted us... Why???
All our previous guests for over 10 years have given us 4 to 5 stars except for you. Also the 7 booked stays after you checked out have tremendously enjoyed their stays and given us 5 stars. We are questioning what happened.
Just to reiterate from the information on our listing for the property...
-We always leave a full day blocked between guests checking out and the next ones checking in.
-We only have non-smoking guests stay at the property.
This is a perfect spot to enjoy Rainbow River. We loved tubing off the dock to Blue Run and canoeing to the headspring. The wildlife is phenomenal; wood ducks and otters spotted from the porch. Made for a very relaxing vacation with beautiful scenery in a comfortable house.

You were ideal guests. You treated our river house as if it were your own and left it in great condition. You are the kind of people one hopes to have.
Looking for a tranquil place to vacation, search no further. From beautiful surroundings to access to the hostess with the mostess, you cannot go wrong.!
Internet was slow, tho owners worked hard to improve it. No cable TV, almost no TV channels to be had. But- otters out back! Quiet street, and what a great river. Not always real comfortable, but it is hard to complain when you have so much life around you.
Great location on the Rainbow River. House was perfect for me and my husband. We spent a quiet week here. The owner was so nice and helpful. I highly recommend this place.

This couple was stellar as guests. We could have not been happier with them in every way. Plus they are just nice, respectable adults.
Mary Ann and Shannon were awesome and everything we could possibly ask for in hosts.
The top floor accommodations are lovely with a beautiful view overlooking the crystal clear Rainbow River. We had SUCH a fabulous time there and enjoyed ourselves so much. We would unhesitatingly recommend this home for a couple looking to paddle a kayak off the front yard, swim in the river, laze on the dock and watch the river drift by, or enjoy a fire in the pit with the stars in the night sky blazing overhead. An extraordinarily beautiful spot and absolutely delightful hosts.
Wonderful week on the Rainbow River! Incredible snorkeling and kayaking along with quiet time on the spacious dock and the screened patios!

A great place to unwind, relax and enjoy the unique enviroment.
Spent a month here and enjoyed our stay so much.
The house was outfitted perfectly for all our needs including tubes, firewood, cleaning supplies, laundry and kitchen necessities. The beds were comfortable as was all the furniture.
The Rainbow River is a beautiful natural amenity full of wildlife crystal clear and 72° temperature, perfect for awimming. Peaceful and quiet early in morning and late in the evening but supporting a lot of outdoor activities for humans that didn't seem to deter the animals and birds. Otters, raccoons, birds of every sort just off the dock for our enjoyment. It was really incredible.
We brought our own kayaks and bikes, owner Mary Ann can provide kayaks for a reasonable fee. We swam, snorkled, tubed and kayaked nearly every day and when we weren't doing that biked the Dunellon and Withlacoochee bike trails.
Dunellon is a fine town with fresh seafood and produce markets available daily. There are some great little boutiques for shopping. Restaurants are great in town. The opportunities to sight- see are plentiful and fairly close: Crystal River, Cedar Key, Yankeetown and three State Parks.
Mary Ann answered all our questions, made suggestions for activities, restaurants and services in town and was most helpful in every way. I would not hesitate to return and most highly recommend this property.

We had a great time at the river. The owners were there to have everything ready. We spent four days, and everything went very well. The house was comfortable and the yard was well maintained. We had our own dock and sat out there in the mornings and evenings enjoying the wildlife on the river. We will definitely be going back.
