This beach house was terrific. The house is way bigger then the pictures show. It was clean and easy to use. There was enough space where the 8 of us didnt feel crowded together. The pool and patio had a great view of the ocean. The dirrect access to the beach was perfect. We where a close bus ride to the tourist spots. Emilio was the host and he was great. He answered all our questions and was fast to respond when we needed anything. I highly recommend this house to anyone coming to visit Cancun!

On 1st night the property was not secure (open window upstairs hidden by closed curtain) and while we were downstairs we were burglarized and money/cc/passport etc stolen while we were in house. Emilio was great and during night recovered some of our property discarded on beach. Pool also was cold and unswimmable Not enough hot water for showers needs some safety and cosmetic updating.
We had such a wonderful time here. The view is the best I've ever seen. The space was very accomodating for all of us (8 total). Would definately stay here again.
Overall, we really enjoyed our time staying at this property. We rented it mostly for the direct beach access and the outdoor pool. The views were gorgeous all day, the beach is lovely, and the pool was nice and clean.
Since we had daily excursions and otherwise hung out poolside or on the beach, we didn’t spend a lot of time inside the house besides sleeping/showering and whatnot.

Fantastic location, right on the beach and the biggest outdoor area of all house around.
I only gave 4 stars because for us not all showers had hot water and instead of all 4 we ended up only using 2. There were few other small things here and there, but it is a wonderful property, fantastic location right on the beach, the best ocean water color we’ve experienced in Cancun/Playa del Carmen area. Place did not live up to the expectations- the landlord was very nice but the property was an issue. Kids waterpark immediately next door with loud kids, and Disney music from 9am-7pm. Raw sewage smell the first night that needed to be fixed. The landlord was responsive but still not safe to sleep in. This is a townhouse in a condo complex that needs some major maintenance. The hot water takes 5-7 minutes to heat up - per the landlord only after we had to take cold showers. Thank you! The pool is not heated. The patio is shared by the guests of the townhouse next door so if theyre having a party, you are too. The beach access is really cool, but it was impossible to swim, and there was a lot of seagrass at swam up all in all. We were very disappointed minus the fact that the landlords were responsive and very kind. We decided to leave a day early. We did not think it was a place that we could be comfortable with and the noise was just nonstop and it wasn’t what the photos looked like unfortunately. If you’re a large group that is loud and rowdy and kids screaming Disney music and partying neighbors doesn’t bother you. This is a perfect place for you. If you’re looking for a private serene oasis that was advertised when we booked this is not the place for that. We reached out to the landlord and Vrbo to ask for a refund for the day that we left early and we were told no. Anyhow, definitely won’t be going back there. Just be aware when you go!

That said, for the sake of transparency to future guests, we would like to clarify a few important points, as the situation described here does not fully reflect what was communicated during the stay.
During your visit, we maintained constant, prompt, and friendly communication, and every concern raised at the time was addressed immediately. It was only after departure that several additional claims appeared, which were not mentioned during our interactions.
We fully acknowledge that there was an unusual, external situation in the area that caused a temporary odor due to a regional power interruption. The source was identified and permanently sealed during your stay. Importantly, this did not affect the sleeping areas, and the issue was resolved promptly once detected.
We also find it important to distinguish between unexpected external situations that were resolved, and statements that do not align with the reality of the property.
Regarding other points:
• Noise: The property is located in Cancún’s Hotel Zone, a vibrant tourist destination. Nearby hotels may have daytime activities (typically between 9 AM–5 PM), which is standard across the entire area.

My boyfriend and I and our friends chose this place to stay for 4 nights for our spring break trip to Cancun. It was a little pricey, (around the same that an all inclusive would cost, but we chose to not do all inclusive) but for the most part worth it.
Our host was great. Very responsive and easy to communicate with. The home and the pool was clean and beautiful, perfect for what we were looking for.
There were a couple things, however, that were not great. The first thing being the A/C in the master bedroom on the first night did not work. This was frustrating, but we were able to work around it. They fixed it the next morning. We also learned the first night that we did not have hot water, which was frustrating, and were informed the next morning they would not be able to fix it while we were there. This was frustrating, but due to the nice weather we were able to work about it, and still had a very enjoyable stay.
As a group, we would recommend this place, and assuming they would have these issues resolved, would come back.

Good but not great
Okay so let me first by saying the location is everything the beach is amazing they did have turtle eggs now let's talk about the process to get in I was supposed to check in at 3:00 I didn't enter the Villa until 4:10 this was due to the fact that security had me wait outside for the person to let me in I thought this would have been taken care of before I got there however there was a delay next one of the three bathrooms does not work it flooded the whole entire time we were there and my friends had to share bathrooms with other bathrooms in the house it wouldn't have been a problem if it didn't flood the whole floor which took a lot of time to clean up next would be the sugar ants the broken coffee container which leak as soon as we felt it with water we were given filtered water to use throughout our sandwich was complementary and each bathroom was given one roll of toilet paper however that between five people would run through quickly we found that the property is outdated somewhat and needs a little revamping and refreshing I think that leaving seasonings in the cupboards and having amenities in the house would make it closer to the price points that it's asking we had a good time however it wasn't ideal with one of the AC's working and not working throughout the day again we love the beach we love the location we just wish that the house reflected the amount that we spent is going there
Overall - great, would rent again if the price was right. The property is a villa condo end-unit ON the beach (direct access); the resort next door has the kid's pool area right over the fence (be ready for a day of Disney songs all day if you stay on the property). There is security on the property for all of the condos, and everyone was really friendly. The bedrooms have AC, but with the ocean front open windows and the ocean breeze, we didn't need it. Upstairs is a very large master suite with a king bed and 2 bedrooms with 2 twin beds each, and a shared bathroom. Downstairs is the living areas, grass, covered patio, kitchen, full bathroom, and 4th bedroom with an ensuite bathroom (the wind noise could be bothersome if you're a light sleeper in this one). All 4 bathrooms have showers. Unfortunately during the trip, the upstairs plumbing got clogged (both showers, toilets, and sinks) and we had to use the 2 downstairs bathrooms for everything even though Emilio tried to get it unclogged with a snake and chemicals to no avail. :-( Thankfully, 1/2 of our party canceled their trips and only 3 of us ended up staying, so we worked around it. The inside of the condo is well decorated but could use maintenance in areas such as checking for mold near the AC units, making sure electrical outlets are secured and working, checking lightbulbs and fans for functionality. Another recommendation would be to label the switches since we were playing the 'what's this switch go to' game when trying to turn lights and fans on and off.
Alex and Emilio were fabulous at communicating using WhatsApp. Great referral to concierge service (Javier) and will 1000% leverage him/his company on future trips.
Celebrated my birthday for the weekend with a few friends and had a great time. The house was nice and the views are amazing! Alex was very responsive and his service was excellent! Locals renting jet skis on the beach was a back door plus for sure! Good food within walking distance. House is on the main strip so everything was convenient. I def will be coming back!!
We created some great new family memories over Christmas break. Just a short drive to downtown and to restaurants. Great views. Communication with Alex was easy and very responsive. We would definitely stay here again.

The condo was adequate the pictures made it look like it was much nicer than it actually is and that is fine but every morning construction guys chipping on the other condo attached to it the whole time we were there without being told whatsoever that there would be construction going on while we were trying to sleep or enjoy our time there was very disrespectful if they would’ve warned me that they were going to be doing construction the whole time that would’ve been different but there was no communication whatsoever. Chipping and hammering on the wall while my family was trying to sleep during the day in the morning. And the condo or duplex as you might call it is in a condominium complex not very private
