Renovated all new paint all new bathrooms and all new TV's internet TV new sleeper sofa and new lamps new dining room table seating for 6
all new stainless steel appliances Two bedrooms Each has a king bed. The loft area has a trundle bed and the living room has a sleeper sofa. There are two full bathrooms the master bathroom has a huge shower with glass door and custom tile. The other bathroom has a tub shower combo. I provide all the beach chairs, umbrellas, cooler and beach toys for the beach so the guest does not have to rent or bring these items. sleeps 7 location inside the resort of south seas in an elevator building in the beach villas
elevator is back up and working for now BUT please ask PRIOR to booking if necessary It was back up as of Jan 2024 but again it is a mechanical items I DO NOT guarantee it but it is up and working again

Elevators are functional but I make no guarantees as if they will be working during your stay due to the fact they are mechanical items I will not do refunds if elevator decides not to work during your stay

Facility was WONDERFUL but the fire alarms were all unplugged and removed. We alerted the host but no action was taken and host seemed bothered by our concern. Listing stated working fire alarms
We had a blast! My boys loved the loft area and both enjoyed doing their homework on the patio, overlooking the gulf. The view is amazing! The location is perfect. Easy to get to the pool and beach. Also a short walk to Starbucks, the little shopping area and the golf cart rental (we rented fishing poles there!). Kim was easy to communicate with and prompt to return any texts or voicemails. I would definitely recommend this location!

Needed a winter get away. Chose Captiva Island because there was sun. This place was amazing. Steps to the beach. All beach equipment provided. Kim was easy to work with and replied quickly. Bed was very comfortable. Beautiful screened in porch for morning coffee. I would definitely stay here again. Thanks Kim for everything!

Great location and plenty of space
Overall we enjoyed our stay and would recommend. We stayed with our baby and the layout was nice, it had plenty of space for 2 couples or one family with multiple children. We sat out on the screened in porch every night to hear the waves on the beach. The beach was great, kind of weird we couldn't use the resort chairs/towels but lots of other people had their own too so it was fine to set them up, plus the walk was not too long to lug everything from the condo. The nearby pool was nice too! The place itself is a little rundown and not pristine, but I think as others reviewed that we went in knowing and weren't expecting 5-star accommodations. This was our first visit to Captiva and we really enjoyed our stay!

We are replacing the sofa sleeper on 5/20/2019 and also replacing the chair to a recliner to match the sofa but those are the issues people have had not sure why else you say it is run down all the appliances are less than 3 years old the mattresses are less than 4 years old the carpet is new on the stairs and the rest of the flooring is slate and in good condition I have not been there in 6 weeks due to it being sold out but let me know what your specific issues were please
This condo worked very well for our vacation with our toddler grandchild and his parents. The screened in porch offered a beautiful view of the beach (with West-facing sunsets), and the swimming pool was delightfully heated. We also used the tennis courts that were just across the parking lot. The condo itself could use some upgrades—it had a shabby feel. Some specific issues are that the sheets were too small for the beds; the blanket was very heavy, with no lighter options; and the air conditioning system smelled as if the filters hadn’t been changed in years.

I agree with his statements about the amazing views but my home is NOT shabby the sheets are a microfiber and are not too small I have had only complements on them. Also other guests have even mentioned where did I get them since they loved them so much.
Also it is totally incorrect the filters were not changed in years not sure where he got that since I was there the actual day of his arrival and changed the filter personally I date them when I replace and replace them as recommended every 6 months. So I assume the guest left this since I could not accommodate an earlier arrival I had a guest depart that day and I had to do the few maintenance items so could not get him in early too bad he punished me like this since his last two statements are very untrue not sure why guests do not tell the truth
Quick getaway with another couple. Both bedrooms w/king beds is super. Unit was perfect for 4 - but can sleep more. Top floor unit w/great views of gulf and sunsets. Unit had everything we needed. But know that any extra spices (salt& pepper), etc..from previous guests are not left behind (which is a good thing) but plan for that.
Towels, beach chairs, toys, cooler are in unit. Walk to beach is easy.
Living room TV was not working when we arrived (CWS was on!)-someone arrived within 2 hrs to fix - think was just a cable connection issue.
Captiva one of our fav destinations and this condo was perfect for our stay.
Kim - the owner was easy to communicate with, quick response. Would def book with her again.

yes just a cable issue and the concierge took care of it as they stated rapidly
Kim refused a full refund after Hurricane Ian devastated the island and made the property uninhabitable. Instead, she offered to apply 50% of what we paid towards a future rental, when ever that may be, and at whatever price she was charging at that time. She repeatedly mislead VRBO and refused to cooperate, saying "Hope you bought the insurance." In short, we did finally get a full refund, no thanks to her.

I need a vacation after booking this vacation. The hoops required to schedule this room were ridiculous. I have never experienced such a hassle and been treated with less respect on vrbo or ever than by the woman managing this property. Don’t be fooled by all the amazing amenities provided by the resort because you can use none! This property is nestled in south seas plantation resort, although you can not use the resort amenities,... you may not know this until you read your 10 pages of check in instructions. And then they will not let you out of your contract. RENTER BEWARE!!!! Also the plumbing was questionable.

I never heard from the guest during their stay but the guest NEVER read I cannot make a guest read a listing prior to booking I do make it very clear on ALL sites I list on what amenities are included and NOT included. Why should this guest hold me responsible for not reading. So sad on that, One should read the entire listing or ask questions if they cannot understand English if that was the case but since I never heard from the guest my guess is simple they just did not read.
As far as the on line booking process that is an issue they had with VRBO I guess I do not have any control of the credit card processing of a guests reservation when they book on line. VRBO processes and controls that. If you do book by check then I do offer a small discount and can be in control of the payment processing. Some persons have issues with credit cards and again I cannot be at fault for any issues with their credit card company or if it was declined and in fact this was the case that VRBO declined their card due to some issues but I am not privy to that when guest books on line. I have no idea what she means by "plumbing questionable" since the concierge nor I heard from her during the stay about any plumbing issues.
Since the guest left this response I have asked many guests after to comment on the above claims this guest made and if you read the reviews you will see this guest was not truthful so sad people must say things on line that are just not true. Not sure what motivated this guest to do that. Maybe they were just having a bad day. But not fair to take it out on an owner who clearly does what they can for their guests. I guess we all have a "bad" guest once in a while.

Captivating Captiva
The location of this condo couldn’t have been better! Even though there is still a lot of post-hurricane construction, it was still beautiful!
However…..the condo itself could use quite a bit of attention. I hate to complain about anything, but I sure wish I had seen some truthful comments before booking. My complaints:
1. Very meager furnishings. Coffee maker, toaster, hair dryer were all worn out/ cheap.
2. Not enough seating. There was a couch. Period. A recliner was pictured, but not there.
3. Elevator did not work 2 of the 5 days we were there.
4. The downstairs bedroom smelled like a dirty aquarium.
5. The bed linens/ pillows in the downstairs bedroom were just plain gross.
I would definitely go to Captiva again, but will look elsewhere for accommodations.

Never heard at all from the guest during their stay. If there were so many issues why did they not let me know. We have a new chair on order there are plenty of chairs for the new table they could have used

They state but it is VERY clear in the listing I don’t guarantee the elevator so that was definitely disclosed they just did. It read the listing
We stayed for 2 nights to end our spring break trip. The place has a cozy cottage feel with spectacular views of the beach. We found the beds to be very comfortable and my two girls (ages 4 and 8) enjoyed twin trundle beds in the loft! The condo is on the south end of the resort, which makes walking to nearby shops and restaurants walkable if you so choose. A nice short walk to the beach and even shorter walk to the pool as well. Beach chairs and beach toys were a nice amenity. Would definitely stay again!
The condo was not ready at check in. When "ready", it still was not clean. The sheets in the 1st floor bedroom were filthy and had to be laundered by us. The floors needed to be swept. The upstairs bathroom sink was leaking, and we had to wait for a repairman. The key pad stopped working on the 2nd day, and we had to wait several hours for someone to bring a key. When communicating with the property manager, we were offered a late checkout time for our inconvenience. We requested one free day and got no response at all. We lost many hours of our time that should have been spent at the beach laundering bedding and waiting for a key. That was not acceptable.
We have stayed in this resort before and the quality of this property is lacking in comparison to other condos. It needs a new refrigerator, appliances, bed linens. paint..the upstairs bathroom reminded me of summer camp and smelled. I love the location but will be renting from someone else next year.
We had a very nice stay. If I had to critique anything I think I’d say the property could use a fresh coat of paint.
Another reviewer said there could have been more living room chairs so we threw 2 of our Coleman “bag” chairs in the car - we used 1 of them every day. Kim was very responsive on any questions or requests.
Very nice unit. We stayed in 2503. Furnished with everything we needed. Great location close to the pool and beach. Lots of available chaise lounge chairs when we got down to the beach every afternoon. Make sure you walk or ride a bike to the end of the road and see the Hilton property. We saw Dolphins and Manatees
The property was in an ideal location and everything we needed was provided: towels, chairs, coffee maker, utensils, etc.
The view was stunning and the property was very clean. The beds were comfortable and the living space was open and inviting.
The television (programming) and WiFi were not great. But, that tis not why you go to a place like this.
Everything was perfect. I wish I could have arrived before 4:00PM. But if you can deal with that, this place is a full-fledged winner!
Beautiful location. Great beach. Thanks for the chairs and umbrella. Besides that there was no cooler everything was great. Definitely will come again. Comfortable for our 5!

I have been coming to South Seas since my 18th Brithday. I am not going to mention how long ago that was but suffice to say that was a long time ago and I still love it!!!!
We have 9 total units in South Seas that we rent. We absolutely love this beach. The shelling is amazing. There is usually a very nice breeze and we love to sit on the screened in patio and watch the sun set. There is nothing like sitting and watching the sun set.

What makes this property unique
We have an owner locker, with 6 beach chairs, one umbrella, cooler, and sand toys. Beach towels are also provided in the unit as part of the fees. This is a GREAT benefit to have access to this locker area since any other properties I have seen for rent other than ours do not have this option. If you rent with others you will have to get or bring your own beach chairs, unbrella, and cooler. This can be expensive and I provide it for free with your rental. You also have access to this on the first floor so that you are not dragging this stuff into the unit and getting sand everywhere. Renters comment on this great benefit all the time for our other units on VRBO.
