The location was great and very walkable. It is near the quieter side of 5th (which we liked) so if you're looking for intense tourism, it will take a little to walk to. The space was spacious and the complex wasn't very busy so we basically had the pool to ourselves. They provided water for us to drink as well.
We love the location - building and unit are nice. Wasn’t pleased about the elevator being out of order - primary reason for booking here was to have an elevator available. If you like very firm mattresses, this place is for you. Unfortunately, that didn’t work well with us. Those are the only 2 negatives - all else was wonderful.

Not quite the place I expected
I would never again rent from this management company, and the host tried to rip me off. Vrbo had a listing price and when I contacted him to ask him some questions, he then sant me a request to book for about $2,500 more than the listing price. I could go on and on. Do not book this place!, you will be disappointed

ABSOLUTELY STUNNING!
This exquisite condo is perfectly placed at the happy end of the tourist trail, with recourse to all of that, if you want it, and to extremely good, under-priced, and immediate local restaurants.
The best beach in Playa del Carmen is just around the point, about a five minute (maximum) walk. All of the shops are easily accessible by foot, and taxis abound. There are zero security issues.
The condo itself was just spectacular, with welcoming staff and security guards.and an outstanding layout. This is the best appointed kitchen I've ever found in a 'rental.' The penthouse layout, with access to a guest bedroom (2 beds) a master bedroom, three baths, a terrace (hammocks, bathroom, sun-beds) and the roof pool is impossible to beat. The balcony with grill invites home cooking and leisure.
Potable water is well-povided, with a 7-11 across the street for immediate needs, and easy (by taxi or car) access to Chedraui Market, Mega Market, and Walmart.
I'll never stay anywhere else, unless this favorable review prices me out of my own desired market. Could not have been better, and I road-tested the place for six weeks!

No emergency response - Unacceptable!
After being out one night we found ourselves locked out of the building – the electronic keypad no longer worked. It was hot, dark and desolate, and all our belongings, including our car key, were in the apartment! Tried every combination and banged loudly on the glass doors, but no one heard us. Sitting on the sidewalk we called the “emergency number” for Mexico that had been provided, and no one answered!!! We walked around the entire complex, trying all entrances on both streets. We were very puzzled since there was no one besides us locked out on the street! Finally, someone inside saw us and let us in. As soon as we got into the apartment we called the 24/7 Emergency contact number in the booklet left by the management. There was an unintelligible recording; we left our number and nobody ever got back to us, either that night or the next morning when we were prisoners in the apartment! We couldn't leave for fear of being locked out again. By going back into our records, my husband found the U.S. contact number for the owner, which is the management company North American Standards, which was not answered but listed yet another Mexican number. That number was answered by a person who told my husband, sheepishly, that the code had been changed, and “weren’t you told?” NO, WE HAD NOT BEEN TOLD!
So much for the "24/7 availability for emergencies" advertised in the North American Standards’ brochure! Imagine if there had actually been a dangerous emergency!
Even if this deal-breaker hadn’t occurred, I don’t think we would have wanted to return to this condo for the following reasons.
The private penthouse terrace is nowhere you’d want to be unless you enjoy sitting in an old Jacuzzi tub that only has cold water or on a wooden lounge chair that is missing it’s cushion seat and has no umbrella for shade. The usable rooftop above that is available to everyone in the building.
The condo is sparsely furnished; only comfortable place to sit is a soiled white 2-seat sofa. The bathrooms are ok, though fixtures are corroded and could use update. The pros: good a/c, comfortable beds, a parking spot.
The nearby beach (Coco) had a sulphur smell and a beach club with endless bass-thumping music (see reviews for beach clubs Martina and Encanto to see if that is the kind of beach experience you like), but that's typical for Playa del Carmen.

The reason the guest is writing a bad review is because we refused to refund them 1 night's stay for them being locked out of the building for less than 1 hour (and they threatened to write a bad review unless we refunded them money).
We do have a working emergency number - when dialed correctly. If you read our welcome book it states you need to dial +52 before the number. Also we are not in control of the building - we only manage this specific unit. The building changes the code 1x per month without advising us ahead of time. When we are notified of the change, that is when we notify the guest. If you are locked out there is 1 security guard who works 24/7 who always has the new door code, so all you had to do was walk around the corner and ask him.
The couch is typically clean - thank you for bringing this to our attention - we will look at having it cleaned. The Jacuzzi does fill with hot water but there is no internal heating mechanism to keep it hot. The beach does not typically smell - however the entire Yucatan is on top of the largest underground river system in the world - which does occasionally empty into the sea - hence the sulphur smell. Most guests love the fact that the region is filled with underground swimming holes called cenotes.
There are beach clubs and no they typically don't have loud music. Occasionally they do have music festivals, but they are rare.
And as you can read by all our positive reviews most people love our condo and our management services. We provide good and honest service.

First time in Playa
This was our first time in Playa and we loved it. We rented 2 condos from NAS - one in downtown and one in Playacar and both were great. We loved this location on Coco Beach and loved the rooftop pool. We rented a car but it was not really necessary. Thanks everyone!

Beautiful, close to beach!
We loved our stay. The balcony and the roof terrace were lovely and the condo was very well-equipped and maintained. Even with a few small things that were broken, the property management was quick to respond and to send someone to fix. We had a lovely welcome basket and the housekeeping did a very good job each time, so it felt like a hotel with the amenities, but all the space of a large private condo. The condo is extremely close to Cocoa Beach, but just a short walk to Mamitas (which is our preferred beach). The pool on the roof is a really perfect amenity. We would definitely stay here again.
