Private Pool Villa in Laguna de Apoyo Nature Reserve with Stunning Views
Open the door, look through the house—and there it is: Laguna de Apoyo stretching out below you. This private colonial-tropical villa combines sweeping lake views, your own pool and three air-conditioned bedrooms for up to 8 guests, just 15–20 minutes from Granada. Set on the quiet Granada side of the Laguna de Apoyo Natural Reserve, it is a place for coffee overlooking the water, afternoons by the pool and sunsets over the crater. Ideal for couples, families or friends who want their own space in nature, with the comfort of a fully equipped home and local support when needed.
THE HOUSE & YOUR PRIVATE OUTDOOR SPACE The house, pool, terrace, garden and parking area are exclusively yours. There are no shared guest spaces and no staff living on the property. Only a few storage areas remain locked. The open-patio layout brings together the living areas, garden and crater breeze. Lake views extend from the main bedroom and kitchen to the terrace, patio and pool. A hammock, shaded outdoor spaces, dining area and workspaces give you room to spend time together or settle into your own corner.
THREE BEDROOMS & TWO BATHROOMS All three bedrooms have air conditioning and ceiling fans, and every bed has a mosquito net. - Main bedroom: One double bed, desk and direct lake views. The adjoining full bathroom is also accessible from the patio. - Bedroom 2: Two double beds, a private en-suite bathroom and an additional standing fan. - Bedroom 3 / additional living room: A fully equipped bedroom behind the kitchen with one double bed, a sliding glass door and full blackout curtains for privacy. When not needed for sleeping, it can be used as an additional living room or workspace. Guests in this room use the bathroom accessible from the patio.
Both bathrooms have showers, toilets and solar-heated hot water. Towels and bed linen are included.
COOKING, COFFEE & EVERYDAY COMFORT The lake-facing kitchen is fully equipped with a refrigerator, gas stove and oven, cookware, dishes, glasses and utensils. Our coffee and tea station includes moka pots, a French press and filter coffee equipment, with complimentary coffee and tea. We provide water for drinking and cooking, as tap water is not suitable for either. Wi-Fi and private parking are included. An extensive solar power and backup system significantly reduces dependence on the electricity grid. During outages, it can keep essential services running and, under normal consumption conditions, power the air conditioning for much of the night. Backup duration depends on energy use and the available sunlight. Several water storage tanks also provide a reserve supply.
PRIVACY, WITH LOCAL SUPPORT Our Granada-based team is available when you need assistance. We can arrange private transport from Granada, the airport or almost anywhere in Nicaragua, as well as tours, scooter rentals, laundry and additional cleaning. We can also arrange delivery of meals from Granada restaurants, drinks, snacks and basic groceries. Cold drinks are available in the refrigerator at local convenience-store prices. There are no shops or restaurants within easy walking distance, so we recommend doing your main shopping before arrival. Transport, deliveries and other services are subject to availability, with additional charges where applicable. Visits for pool maintenance, cleaning or requested services are arranged in advance with your agreement. We speak Spanish, English and German.
SWIMMING IN LAGUNA DE APOYO & EXPLORING THE AREA The house sits on the upper rim of the crater, not directly on the shore. A steep route leads down to a quiet local swimming area. It is not a private beach, but it is generally way less busy than the main visitor areas. Allow approx. 15–20 minutes to walk down and 20–30 minutes to return uphill. Access is also possible with a suitable vehicle (4x4), or we can help arrange a transfer for an additional charge, subject to availability. Please request transport in advance. Beyond the lake, you can explore Granada or ask our team about trips to Mombacho Volcano, Masaya Volcano, the Isletas de Granada and Pueblos Blancos. We can also help arrange visits to lakeside beach clubs and restaurants.
ARRIVAL & DEPARTURE The final approach is mostly unpaved. A regular car can normally reach the house in dry conditions; after heavy rain, a higher-clearance vehicle is recommended. We send detailed directions before arrival—please follow them rather than relying solely on Google Maps or Waze.
Check-in is from 3:00 p.m., using a lockbox or with help from our team. Check-out is at 10:00 a.m. Late check-out requests are welcome, but depend on upcoming reservations and cleaning arrangements and can usually only be confirmed at short notice.
A FEW THINGS TO KNOW BEFORE BOOKING - A project that continues to grow: The house is fully operational and equipped for your stay. Our project is still growing, with additional outdoor furniture, sun loungers and an outdoor shower planned as future additions. - Quiet stays: This is a nature retreat, not a party house. Loud music, shouting, fireworks and excessive noise are not permitted. Please keep any music at a low volume and noise to a minimum from 9:00 p.m. onward. Smoking is allowed outdoors only. - Guests and pets: The maximum overnight capacity is 8 guests. Visitors not included in the reservation require prior approval and may incur an additional fee. Pets are welcome with prior approval and a small additional pet fee; please let us know before booking. - Natural terrain and children: The crater-facing edge is accessible, and parts of the grounds have steep slopes. Keep a safe distance from these areas. Children are welcome but must be supervised at all times, particularly around the pool and crater-side areas. On arrival, we ask guests to complete a short registration and acknowledge the house rules and safety guidance. - Security cameras: Outdoor cameras remain active during stays and cover access points, parts of the front terrace and areas near the crater-facing edge. There are no cameras inside the house, bedrooms, bathrooms or other indoor spaces.
SPECIAL OCCASIONS & DAY VISITS We welcome inquiries about small weddings, marriage proposals, birthdays, family celebrations and group day visits. Every request requires prior approval and must respect the quiet nature-reserve setting and our noise rules. For events and special occasions, the corresponding night must be booked, even if nobody stays overnight. An additional event fee applies according to the number of people, type of occasion and use of the property. We do not rent the house solely as an event venue without an overnight booking, because the event prevents us from offering that night to other guests. Short-notice day visits without an overnight booking may occasionally be possible when the house is otherwise available. These are assessed separately, with conditions and any charges agreed in advance. Please contact us before booking to discuss the number of people, timing and plans.
Our prices include all fees. No hidden fees.

About the host
Hosted by Benjamin Haas
We’re Lorena and Ben, your hosts at Laguna de Apoyo. Lorena is from Granada, and Benjamin is originally from Germany and first came to Nicaragua as a volunteer in 2005. Together with our local team, we also host guests in Granada and help them explore the surrounding area. Our approach to hosting is simple: give you the privacy to enjoy the house, with clear communication and practical local support when you need it. Whether that means organizing your arrival, recommending a day out or arranging food delivery, we aim to make your stay personal and straightforward. We speak Spanish, English and German.
Why they chose this property
We had often talked about having a place in nature outside Granada without being far from the city. This part of Laguna de Apoyo offered that balance: open views, the crater breeze and a quieter setting away from the main strip of restaurants and hostels. The house’s elevated position lets you enjoy the lake throughout the day, while Granada is still just a 15 minute drive away. For us, the appeal is that contrast: a place to slow down and spend time outdoors, with the city and its everyday services close enough when you need them.
What makes this property unique
The lagoon view is woven into the layout: you can wake up to it in the main bedroom, prepare breakfast overlooking it and spend the afternoon beside your own pool. The open patio connects these spaces and keeps the surrounding landscape part of everyday life in the house. That setting comes with the comfort of three air-conditioned bedrooms, solar-heated hot water and extensive electricity and water backup systems. And while the house is exclusively yours, our team in Granada can help arrange transport, meals and activities. It is that combination—privacy, a view you actually live with and reliable local support—that makes the house stand out.
