Rental Contract Required before booking
Note: - Before you book the property, download and read the rental contract. We will not accept any reservation made until we have written proof you have done it. This is due to misunderstandings about smoking, excessive drinking and damages to the property. One group thought it was OK to bring a snowmobile into the living room of one of our properties to work on it. After that, and several other dangerous and expensive damages, we built the property guide explaining what can and can't be done right into the rental contract and people have to read it before I will approve the booking. Even if you paid for the stay it is has to be accepted within VRBO by us before it is active. Bookings that are not approved by us automatically expire within 24 hours. Please do not rebook if that happens until you have downloaded, read and agree to the rental contract. The rental contract can be found on the same page as you pay for the rental which is one of the last pages in the booking process. We won't approve any booking until we know that you downloaded and signed the contract and you have stated so in an email to us within VRBO.
Note: Here are some of the rules listed in the contract, but not all of them. The intent is simply o prevent damages by giving the information needed.
- SMOKING IS NOT ALLOWED anywhere on the property meaning you can't smoke inside or outside at this vacation home. Violators may be asked to leave because our insurance will not cover damage to the property(s) related to smoking. - NO HEAVY DRINKING. If you have members of your group that drink a lot, (more than 5-6 drinks a night) don't rent this property. This is a place for families to enjoy not a place to drink hard and party. If the neighbors call me about your group or even just a member that is clearly drunk, we may have to remove your entire group and you would loose the rental period and your security deposit. This has never happened in 20 plus years of owning multiple rental properties but we have to protect our license to rent out the house and people getting drunk and rowdy and bothering neighbors jeopardizes that. - No parties or inviting other people other than what we approved on the contract or in writing. Email us for approval if someone wants to visit, it is usually OK if its 2-3 people but we have to know and approve it first. - No pets (this does not mean it is pet allergen free). - Majority of the group must be over the age of 35, unless it is a family(s) or father/son/daughter type combinations. Person signing contract must be over the age of 35 unless we approve them ahead of time. - No charging electric vehicles or plugging in block heaters on site - No snowmobiles on asphalt driveway or in back yard (lake side) but there is easy access to the lake 300 yards or so North of us.
Note: The Administrative Fee that you will see on VRBO's breakdown of the cost is to cover VRBO's Booking and Processing fee's. They charge our business for your using a credit card and for booking. We are not charging as much as VRBO charges our business for each booking, but need to recoup some of what VRBO charges us.
Property Description: Almost a Castle on Lake Gogebic L.L.C. is a large, lake home on Lake Gogebic, a 13,000+ acre lake, famous for Walleye and Perch fishing. It is open year-round and is right on the snowmobile trail. UTV and ATV riders use the Forest service road system which directly connects to the ATV trail system. That road system enters the woods directly across the road from our property.
The house has over 4,400 sq ft of combined living space on the main floor and second floor. With 5 bedrooms, 2 living rooms, 3.5 bathrooms, a fireplace, and 300 ft. of shoreline.
We set a limit of 12 people but make exceptions up to 15 people if there are young kids . The rates posted are for up to 6 people. We monitor the number of people in person and with outdoor security camera's.
Our location has good wind protection because we are on the West Shoreline and behind a large point sticking out into the lake. This is an important feature on a large lake because the other shore (East Shore) can have really large waves, making it hard to go boating.
Come see this area's great waterfalls and beaches, ride ATV's, snowmobile, hike, swim or fish. Catch Walleye's right from our pier or shoreline and then have a campfire while overlooking the lake.
Bedrooms: The master bedroom is enormous and overlooks the lake. It is approximately 25 feet wide by 30 feet long. There is another bedroom that overlooks the lake that is about 25 feet long by 20 feet wide. Both of these rooms have a king size bed and at least one twin bed in case one of your kids needs to be near you. Two other bedrooms have a queen bed and at least one additional twin bed. There are 4 bedrooms upstairs and 1 bedroom downstairs. The downstairs bedroom has two twin beds and it's own bathroom.
There is a large living room upstairs, (33' x 14') upstairs off the master bedroom. It has lots of large windows and a great view of the lake. On the main floor there is also a living room attached to the kitchen/dining room with a fireplace all overlooking the lake. Together they make a great central place for people to eat and hang out. On the main floor there is also a rec room with air hockey, and a TV. Upstairs there is also a separate room just for playing ping pong.
Location: It is located about 20 miles North of the Wisconsin border, North of Presque Isle, Wisconsin. Minocqua and Eagle River are both about an hour away. This means less boat traffic, more privacy, more fish and a better price for you. We are directly on the snowmobile trail and this area averages over 250 inches of snow.
Fishing on Lake Gogebic: Fishing magazines frequently state that some of the Midwest's best perch and walleye fishing is on Lake Gogebic. There are a lot of 15-22' Walleyes in this lake. If you want proof of that watch the MI DNR's fish survey online. It is called: Lake Gogebic DNR Walleye Survey Results 2022. Michigan offers a 24 hour licenses online along with longer licenses which helps people pick the days they want to fish and buy them online with their phone or buy them about 2 miles away at a small bait store. We catch fish right from our pier, but we also provide 2 fishing boats with electric trolling motors, and canoes at no cost. We rent out an outboards if you want one. There are also lots of Northern Pike and some very nice bass in the lake.
Boat Landings: There is a free public boat landing (gravel) about 200-300 yards away. There is also a state park public boat landing 3/4 mile away that can be used provided you buy or have a Michigan State Park Sticker. The state park boat launch has parking, a cement ramp and a pier. The The lake is an all sports lake so you can use canoes, kayaks, sailboats, jet ski's and motorized boats.
Snowmobile and ATV Trails: Want to ride your snowmobile? We are directly on the trail. The trail system goes for many miles in all directions. You can rent sleds and ATV's from several places near our cabin such as Timberline Sports in Bergland. We have plenty of parking space for multuiple trailers. We and many others use the small forestry road across the street to access the official UTV trail system. Most township roads, and county roads are fair game to ride on provided you follow the rules and drive responsibly. Get an ATV map to make sure you are legal and don't get lost in this vast area of wilderness.
Downhill and Cross Country Skiing: Downhill skiing is only 30-40 minutes away at places like: Indianhead, BlackJack, Big Powderhorn, Norway Mtn, Pine Mtn, Porcupine Mtn. State Park, (downhill and cross country), Whitecap Mountain, and Mount Zion.
1) Lake Gogebic State Park Trail which is 3/4 mile away from house and you can ski down the lake to access it. 2) Bergland Nordic trails 3) Porcupine Mtn Nordic trails 4) WinMan Trails near Winchester There are many other trails.
Waterfalls,Hiking trails, and Mountain Biking: The U.P. is filled with waterfalls. Some of the best ones are 20-40 minutes drive from this cabin. Hike along the Lake Superior shoreline. We really enjoy going to Lake of the Clouds which is in the first range of mountains from the shoreline of Lake Superior. That park has many miles of hiking trails with some leading deep into wilderness and others requiring little effort to overlook the Porcupine Mountains and Beautiful Lake Of The Clouds. Many people come to the area just to see the waterfalls. Most waterfalls have trails, bridges and other improvements to help people view them. These tend to be great hikes for kids because most are approximately a 1-3 miles long and they have lots of fun walkways, bridges, terraces etc. for kids to run around on.
Smart TV's with access to internet. Bring your own Netflix or similar account passwords. Free WiFi (Wifi has about 10 mbps which is usually plenty for movies, zoom conf. calls etc. Fiber optic lines are coming in 2026

All the bedding material provided. (Guests must bring their own bath and hand towels, soap etc) Laundromat nearby 7-8 miles away. No washer or dryer onsite. We do not make the beds but clean sheets will be set on top of the bed for you. Bait and Firewood nearby

For starters, I got locked in the upstairs bedroom, secondly five garages and we couldn’t even use one to store our fishing equipment overnight, thirdly I will not recommend this place to anyone else.

I am disappointed with this renter and his review. Reviews are not for venting or blackmailing the owner. They are to help show the property is or is not what was advertised. I let this guest arrive early and leave late. Answered every question in a very timely way and the house was clean. The day before his arrival he added another guest, sent a message saying he will pay the extra guest but did not pay me for it, then left a really low score. He left the house reasonably clean so I still gave him a good review, then he rated ours poorly. Think twice before renting to him unless you are sure it won 't also happen to you.
FYI: We do let people use the 2 car detached garage. Our insurance company tells us to not allow snowmobiles/UTV/ATV's/Vehicles and gas to be stored in the houses garage because of fire risks. They can use the houses garage for clothing and outdoor gear, fishing gear, supplies ... just not things that would be dangerous if a fire broke out or items that could start a fire. Our pole barn has our personal items and items to help with repairs and so we don't let renters in there.
I'm not sure how he got locked in the upstairs bedroom but all the doors and their locks worked well the next day when I arrived there and this has not ever been a problem, but we will check each door out again. Maybe there is a different reason he could not figure out the door lock?
I am routinely told that we have a very nice place that works really well for larger groups and families. The people that complain tend to be people that broke important rules like no smoking and were asked to stop.

Didn’t spend to much time in the house . Spent most of our day out on the ice. Great ice fishing . The lake did not disappoint. House was nice. If you have a big family the house has enough beds to fit a small army. Recommend to stay here . Great location .

The place was big and clean. Thanks for clearing the drive. We snowmobiled and everything we needed was easy to access. One only suggestion is to add hooks in the back hall for gear. Super nice place! Thanks.

What a wonderful place! my family and I couldn't have felt more at home and comfortable. The home is roomy and very comfortable. Alex was a great host. I had a problem with the wifi which only matters because of my autistic son and when I asked Alex about it, he had a service tech there next day, not to mention the great fishing tips! We were in the lake everyday and where within 45 mins of many great places to see. I know it was wonderful because I hated to leave. I definitely recommend a stay here.

This was a great house for our party of 5, although it would easily accommodate large groups. There are plenty of rooms for everyone to have their own privacy. We loved the air hockey table. We also swam in the lake on the hot days. Communication with the owner was very easy. Don't let the pages of rules scare you, most are just common sense. This location was a great spot for easy trips to Lake Superior, Lake of the Clouds, waterfall chasing in the area, Porcupine Mountains...would gladly return again.
We stayed here during the weirdest winter- it was 40 degrees and very little snow. We made the most of it and still snowmobiled on the ice- so we actually parked the sleds on the ice and it was an easy walk to the house. And the house is enormous.. I mean, I've never seen a ping pong table in the master bedroom closet. Yes, the closet, lol. While the house is a little bit dated, and the water pressure not ideal (but normal for the area as we now understand it), it still gets 5 stars and the owner was easy to communicate with and we had no issues. All good!

This group was hard to work with, broke some important rules like no smoking and gave a low score for issues that are very easy to prevent, yet they want to come back.
We have groups of 12-14 people come frequently for family vacations and snowmobiling. We require all group leaders to call us to go over some basic house rules. Within that phone call we explain that due to local rock types and being close to a lake, the water wells in the area are shallow and cannot support 10-14 showers back to back. We also explain this in our contract, and a third time in an email we send with general house info and the entry code to get into the house.
We have many repeat customers with groups of 10-14 people, that come year after year, and I frequently bring that many people there myself. The water supply has not been a problem because people naturally spread their showers out and we instruct them to do so. There is enough water for 60+ min. of straight shower use. If you try to run it longer than that, at some point the well will need 20 min to partially refill. If you spread showers apart by 15 min, it is not a problem.
Jacob who wrote the review for Jay, was my main contact for this group. He was hard to work with, did not return calls, and was impatient and seemed irritated when I covered the house rules. Their group did not follow some basic rules. I found several cigarette butts and someone left a bedroom window open about 1/2" (in the winter). We make it very clear there is no smoking. There were other things, but I let everything go, since nothing was damaged. I gave them a 5 out of 5 so it would not limit their ability to rent places.
Jacob (son of primary renter) wrote the review for his father and only gave us a 3 out of 5. Jay (father- who paid for it) told me over the phone that everything worked out really well and they want to come back.
When members of a group are hard to work with, break important fire safety rules, and other rules, and then write a low scoring review after I gave them a good review, why would I or any other place let them rent a house?
I take a lot of time talking and communicating with each guest to make sure they understand what the house is and isn't and that everything meets their groups needs. I won't be renting to members of this group again and it explains why they had to find a new place last year when they booked mine.

Great Lake house !!
We stayed over Memorial Day weekend with 3 couples. House is huge, could have easily fit many more people without any crowding. House was nicely furnished, clean, and comfortable. We caught some fish, enjoyed grilling out, and had a great time! I have stayed at vacation rentals quite a bit, and this was one of the nicer ones. Very good value for the price.

Gorgeous gigantic lake house!
We stayed for a weekend with a group of 9 people and were very impressed with the house and its location. It had a modern lodge feel with tasteful decor and spacious rooms. Even with a group of 9, there was lots of privacy and plenty of bathrooms for everyone. I stayed in the huge master suite upstairs with attached bathroom and was amazed at the size of the attached living room. Lots of room on the deck for eating outside, seating for 12 I believe, lake is very pretty, boats and dock right out the back door. Very well taken care of and pretty new I'm guessing. There is lots to do for outdoorsy people close by. My group was on the end of a long vacation further north, so we just used the lake house to recharge and rest up before the rest of the trip home. We enjoyed the fully equipped kitchen and the large dining area with a view of the lake also. Would highly recommend this property. I'm thinking it would be a great place to go with extended family on vacation.

huge place on the lake
We have stayed here many times, both summer and winter.It was easy to find and off of a well maintained road. In the winter it was nice to be able to ride our snowmobiles rite from the driveway on miles of beautiful trail. In the summer the large yard down to the lake felt secluded and had a great dock to fish swim and boat from. The house is great, with a nice up north feel and was clean and didn't have that crowded feeling that most places have that advertise a large occupancy. the contract is clear, and a really good price, with fair prices for extras. Always have a blast and hope you do too.

Spent a long weekend up in the North Woods in Sept. The weather was perfect as were the accommodations.
We drove up to the Porcupine Mountains one day. Fairly close with breathtaking views. Lots of room at this place. All of my kids had there own room. Also, went fishing one day. The walleyes were biting and we were able to feed our whole group for dinner. Highly recommend this place. We will be back.
My wife and I have owned vacation rental properties since 2001 and have enjoyed renting our properties to many families. We love being up North with our two boys. Over the years we have learned what families need and want for a vacation rental and we try hard to provide not only an exceptional place to stay but things for the entire family to do while there.
Why they chose this property
Compare this property to most others and you will see it has bigger rooms, more space, a great view all at a price similar to what people pay for 2-3 bedroom vacation rentals in the area. This house has 5 bedrooms, 2 of which are huge and 3.5 bathrooms.
What makes this property unique
Large bedrooms and lots of space. Have you ever slept in a bedroom that measures more than 25 feet by 30 feet? We have two bedrooms that are about this size and two more that are also extra large. The smallest bedroom is still large. There are two living rooms and a rec. room with a basketball game, air hockey, and a ping pong table in a separate room. There is something to do for everyone right here at our place. Our place can have up to 15 people but we usually limit it to up to 12 guests especially when most of them are older than 12 years old because we do not want septic or well issues. We do not have unlimited water from our well, so we have to outline how many showers can be taken in a row which means showers need to be spaced apart so there are not 5 or 6 showers back to back. We have groups of 15 come without any problems, they just have to take no more than 3 showers in a row, then give the well about 90 minutes before another group of 3 showers can be taken.
