Beautiful home, totally remodeled in 2014 and being continually remodeled.
Quick note on renovations and updates. We are truly in a grand reopening phase. This last year but especially the last couple of months have seen a ton of updates for the property. We completed new paint inside and out last year and in the last week we just got brand new carpeting throughout and had the hardwood floors refinished. Additionally we have just entered into an arrangement with a new cleaning crew who are wholly qualified and who just conducted a thorough, several day deep clean of the property. Other recent renovations include but aren't limited to a new pool liner, a landscaping revamp, new shower heads, driveway seal, bball court paint, new couch for master bedroom (former BnB side) sitting area and a host of other things. When you arrive at the property if you need anything we will come right away. We live 8 minutes away and we can fix most anything. Thanks for thinking of us!
Amenities include: Swimming pool (typically open May 1- Oct. 1), Hot tub year around, volleyball court, basketball hoop (driveway court), two indoor fireplaces, two outdoor fireplaces (fireplace and fire pit), grill, jetted bathtub in the master suite (with yet another [cosmetic] electric fireplace), five flatscreens.
On one of Leavenworth's most beautiful roads, Icicle Road, which leads you to the Snow Lake Trailhead, the Enchantments and right across the street the Icicle Ridge trailhead (great one hour or so hike to the top). We do our very best to keep the landscaping looking beautiful with a mix of manicured lawns and natural forest landscaping.
This house is really two houses connected by a breezeway. Total privacy available for, say, two families traveling together on each side. The right side of the house has two bedrooms (one private room and one loft style bedroom which has visual privacy), two bathrooms, a kitchen, dining and living room with fireplace. The left side has a master bedroom / master bath that is a former BnB with a downstairs area that has yet another efficiency kitchen, living room with fireplace, dining room and bedroom with three sleeping spaces which is great for kids. (The downstairs bathroom has a pump toilet that we ask that guests only use in the event of emergency.) We have three other bathrooms in the house though! We do not list the home as a four bed four bath, we list it as a 3 bath because that pump toilet is tricky to navigate at best)
The pool is private and for our guests only. It's on our property. It's typically open from April 1st or May 1st depending on how long winter lasts. We typically close the pool down October 1st-15th. The pool is heated in the spring and fall only and kept to around 70-75 degrees. When it drops into the 30's at night the pool heater typically cannot keep up and this is when we decide to close it down for the winter.
We have a long driveway so there is plenty of room for parking, the property is allowed one car per bedroom plus 1, so the MAX CARS IS 5. We cannot fit or provide electrical for recreational vehicles. Our driveway is steep at the beginning and curved. We recommend anyone coming to leavenworth in the winter to bring four wheel drive or all wheel drive vehicles with snow tires. A two wheel drive car with no snow tires is going to have a very hard time getting around, to include the first part of my driveway.
We do everything we can to keep the property absolutely beautiful year around.
Our property is nicely landscaped, it is a mix of mowed lawns, barked areas and areas that are more au natural.
The county has enacted new rules for vacation rentals so that we can maintain our license. We have caps on the total number of guests (10), number of cars (5), garbage (removed with a service after each guest), a neighborhood noise restriction (75 decibels), fire safety, etc. It's all built into our listings. Common sense prevails. :)
So there aren't any surprises. We normally charge an extra guest fee for guests over 2 so that we can charge less for small parties and more for larger parties where people are sharing costs, as opposed to simply charging the higher amount all the time. More people means more supplies, more wear and tear, more cleaning, etc. While doing comparisons similar properties with a pool charge quite a bit more than I do.
We sometimes require a short term rental contract. Really it's just so that folks know about the house rules and the new county rules. We have come to rely on Vrbo's agreement more and more often though.
We have updated our cancellation policy as of April 23rd, 2025 for all bookings moving forward to offer a full refund if cancelled 60 days prior to arrival. Cancellations are really difficult to process and in most cases we are not able to get a property rebooked if someone cancels close enough to the date of their stay. Most people book a year or six months in advance. We hold those reservations for you in good faith, we love it when our guests do the same but we also understand that things can happen. We also suggest that guests look into VACATION RENTAL TRAVEL INSURANCE. There are 3 ways to get to Leavenworth, Highway 90 (Blewett pass or via the Gorge), Highway 2 and via the Wenatchee Airport. In 17 years of doing this I've never seen both passes closed at the same time. Please do check the pass report before driving out.
Please come prepared to drive in the snow in the wintertime. Again two wheel drive vehicles with bad tires and no chains will not be able to navigate this town on a snowy weekend or during a storm.
** PROMOTION: For off peak "stay's only" Book Friday and Saturday and add one day free when available. Book a non weekend i.e. Monday-Tuesday and add one non weekend day for free when available. Typically not available for holiday weekends or Leavenworth event weekends (Christmas Lighting, film festival, etc.) or busy summertime periods or busy wintertime periods (high ski season, winter break, etc.). For new bookings only, offer not retroactive for past bookings and free night is always at owner discretion. Must be requested at time of booking (this promotion is an on again and off again type of thing, we use this promotion to aid us in booking the slow periods). You'd book two days and I'd add the third day MANUALLY, if and when available. Adding the free night must still be available for me to be able to add it. House sleeps 10 which includes children and babies.
It's a beautiful place, we do put up a Christmas tree from around December 1-January 31. This place is fun for the whole family. Bring your games from home.

My family and I had a wonderful time! The home had nice facilities and was very spacious! The backyard was beautiful and we got to see some really nice bucks going across the field!
Nice decor, cozy. Good location. Issue with one bathroom not working (had to walk through someone’s bedroom to use toilet on first floor). Breakers kept blowing when we plugged in heater in ADU downstairs bedroom. Only two bedrooms are private, others are loft (noisy) or walk through. Would be okay with one family and lots of kids who don’t need privacy. Well stocked kitchen, nice pillows/blankets. Beds are okay. Lots of thought/care put into this house. Bathroom issue is a deal breaker for us however.

Hello, Thank you for your review. Regarding the bathroom, the property is listed as a four bedroom, three bath even though its a four bedroom 3 1/2 bath.. Yes there is a fourth half bathroom which isn't in the listing for full transparency and the bathroom does work but we just ask people to only use it in the case of emergency because it is a tricky pump toilet and people have broken it in the past. It doesn't do well with solids or toilet paper but that said the toilet WAS working for your stay all we asked is for you to be careful with it. After your stay we did go through every electrical system and everything was working fine. We believe that you may have had way too many things plugged into one circuit. We haven't had this problem before or since. Perhaps 8 phones all plugged into every outlet plus a heater may have done that? Our listing points out that one bedroom is a loft bedroom but all rooms are visually private. Chalets and cabins with tall ceilings often have a different layout from a house shaped like a box. But to be clear three bedrooms are private and have doors and visual and sound privacy, one bedroom, yes, is a loft. I could spend a small amount of money to close off the loft but that would hurt the charm of the place. It's also upstairs and has a locking door. So yes, if you go to bed early super early or wake up super late, that would not be the bedroom to pick. The most disappointing thing however was that you did leave the home in quite a mess. The cleaner had to clean for 6 hours after your stay. You also stayed during the awful storm that we had in December. It was a tough time for everyone but we did our absolute best to have the place and property perfect for you. I do appreciate the kind things you've said though and as they say, if all you have is five star reviews people start to think the place isn't even real. So thanks?

Owner called to greet us and give a lay of the land- appreciated the personal touch as we drove to property. Well equipped, cozy, and saw lots of wildlife out the big windows. We walked down to Icicle Creek Canyon, great opportunity to unwind and relax. We were 4 families scheduled to go, but ended up being only 3. The back room with bunk beds does not have direct access to toilet or shower, have to walk through a bedroom to get to bathroom and kitchen area so that would have been awkward had the 4th family been there. Hot tub was well maintained. Will definitely go back in summer!
Such an amazing space. It was nice to be close to town but we felt like we were in the woods. Nice and private. Plenty of sleeping space for everyone! We were a house full of woman and we never ran out of hot water. The dining room table had space for us all to eat together and play games! Can wait to come back in warmer months to enjoy more of the outside space and pool!
The house and property were great & the house accommodated 10 people very well. Lots of space for lounging & outdoor fun!Would love to enjoy this property again with family and friends.

Host was responsive and the layout of the property is great for families. The ADU side needs some work- water leaking through the floor boards, toaster oven doesn’t work, WiFi is quite slow, no soap/scrub brush for dishes in the ADU, no hair dryer or pans in the ADU, only two hangers available. The hot tub is difficult to access due to lack of outdoor lighting and felt a bit unsafe trying to find the path and the steps in the dark. Outdoor area could also benefit from hooks to keep towels dry.

Jessica, thank you for the kind things that you said about my property. Regarding the things that you found to be a challenge. 1. You arrived during a 40 year historic storm. It rained so hard that water found a way to climb up through the shingles and create the tiniest of leaks into our breezeway. Which is not a part of the home but merely an entryway into both sides of the house. This process is known as "capillarity". Thank you for pointing it out, we said we would come and fix this when you checked out, there wasn't really anything we could do at the time. We have Localtel fiber Wifi. It runs all our tvs, all of your phones, so many things. Our entire town runs on localtel, I have never had a problem with it but I imagine if it's running 10 phones and 5 tvs it could slow down? I have not seen this. I can call localtel and see if they can speed things up at my home via whatever means they have available to them. Our other side of the house, which is not an ADU does have a kitchen but nobody ever uses it. We will add soap and a scrub brush. I will buy hangers. Our closets have like five hangers each but maybe we need more? We have a light that leads folks to the hot tub. I can send pics. However the light needs to be plugged in. We leave it unplugged to save energy but the plug is literally lying there next to the outlet. I can buy a set of hooks for the hot tub, most people just throw their towel over the railing but yes, hooks sounds great. As an aside, when you checked out my cleaner sent me a text saying that this was one of the worst cleans that she'd ever had to deal with. Dirty dishes in the sink, stickiness everywhere, garbage wasn't taken out, stove was left in such bad shape that it had to be scrubbed for 20 minutes with an SOS pad. You also didn't read the instructions for the "ADU" kitchen and ran the dishwasher with dishes that weren't rinsed at all, as a result all that food went into our sink pump and shut it down, and with water flowing through a non working pump water spilled into the cabinet and onto the floor. The water wasn't coming from the rain through a foot of concrete, it was coming from the dishwasher that was draining into a pump that was no longer working because it was clogged with your food remnants. I am so sorry that you had the challenges that you had but outside of the rain, which was a total bummer. (we all want snow this time of year) there isn't anything I could have done to help. Also, I always say, if you have issues, call me, text me, let me know, I'll come fix anything, but you only called me once to say, "your breezeway is dripping" to which I said, I will come fix it the moment you check out. As I didn't want to bother you during your stay and since I needed an expert to come look at it. It is now fixed which required us to nail down a couple of rogue roof tiles. Have a blessed Christmas, I hope you have the best 2026.
We had a great time at Kelly's property. The house is perfect for a big group - with two adjoining houses so there's lot of sleeping space and privacy. The pool and outdoor space was great for some very toasty days in July. We had a great time and would highly recommend to others.
This was a wonderful stay for our large group! The area is beautiful, the house has lots of thoughtful touches, and it provided both great options for communal living and privacy. I think my favorite thing was having both the pool and hot tub available, especially as it was a little cooler than normal weather for a Leavenworth summer. Check out rules were very reasonable. It's a fairly unique setup because it's 2 houses joined as one and each space has its own benefits and quirks. I'd happily stay here again!
The house and property was Wonderful. Great place for large gatherings. Lots of places to talk, play games. But cool little seating areas to get away and chill. Super clean, well stocked. This house near Icicle Creek has everything: a pool, volleyball court, hot tub, nice outdoor spaces. The indoor space is great for hanging out and sleeping. The kitchens (yes, there are 2!) are well appointed. A thirty minute drive takes you to the Enchantments. Could not recommend this more highly.

Why they chose this property
I bought this place for it's possibilities. It had the perfect spot for a pool and volleyball court and it had a large garage begging for a conversion. This is essentially two homes separated by a breezeway. Each side has a Kitchen, fireplace, two bedrooms and two bathrooms. Perfect for two families getting away together.
