Gourmet custom kitchen with sub-zero refrigerator and commercial Viking stainless appliances. Custom alder cabinetry, granite bar, prep sink. Surround sound throughout home and back patio. Split floorplan, secondary bedrooms have Jack & Jill baths with copper sinks. Private fourth bedroom has private bath. Sleeps 10 comfortably in beds, and an additional 4 with use of sleeper sofa and air mattress. Laundry room with front-load washer and dryer, laundry sink, full size beverage refrigerator.

Luna Vista is located less than 5 minutes from Historic Downtown Kerrville, with shops, galleries, fine dining, theaters and more! The Louis Hayes Park downtown stretches the beautiful Guadalupe river and includes a splash park, outdoor amphitheater for festivals & concerts, dog park and the newly constructed river trail! Make sure to visit the Museum of Western Art, Cailloux Theater, Schreiner Mansion, along with our amazing string of shops and bakeries downtown!

Attention WINE LOVERS! Luna Vista is also located only 25 minutes from the famous Frederickburg, Texas! Take the scenic drive down beautiful Highway 16 to enjoy amazing downtown shops and tour the world-famous Fredericksburg Wine Road 290! This historic German town boasts the National Museum of the Pacific War, Wildseed Farms and Trade Days!

We look forward to hosting all our upcoming guests! Our cleaning team is going above and beyond to provide top-knotch services, giving special attention to high-touch areas, using commercial grade antimicrobial agents and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

We will no longer offer rescheduled stays or refunds on cancellations outside of our cancellation policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of cancelling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last minute cancellations for guests who choose to not purchase travel insurance can be a burden, however we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in business. Please book responsibly and we appreciate your understanding.

To offer the best experience possible, hospitality services and goods will be provided for each guest booking. Guests will enjoy open-up service, arriving to find lights on, a comfortable air setting and soft music playing. A starter supply of all paper goods and household necessities, including bath tissue, paper towels, trash bags, dish soap, hand soap, and laundry soap, along with spa toiletries like shampoo, conditioner and body wash are provided, as well as laundry services for all used sheets and towels, after departure. Our management team is available 7 days a week to answer questions and assist with any troubleshooting issues you may have during your stay. SLEEPING ARRANGEMENTS:
Master Bedroom (2 adults): Master Bedroom (2 adults): 1 king bed suite, sitting area with chaise, en-suite full bath, walk in shower. Office nook, desk and chair. 
Guest Bedroom 2 (6 adults): 2 queen beds with en-suite full bath and walk in shower.
Guest Bedroom 3 (2 adults) : 1 queen bed with en suite jack-n-jill bathroom.
Guest Bedroom 4 (2 adults): 1 full bed with en suite jack-n-jill bathroom.
ADDITIONAL SLEEPING (2 adults): 2 queen air mattress and sheets/blankets for air mattress located in closet for guest bedroom 2.

LINENS/TOWELS:
Beds are made using fine bamboo/cotton blend sheets. Please use care when enjoying the linens and bedding at the property. Custom bedding ranges from $1000 to $5000 per bed, and booking guest will be solely responsible for the full amount incurred for any dry cleaning services or replacement costs necessary upon damage, during their stay, from spills, food, drinks, makeup, nail polish or bodily fluids.

Bath towels are provided for guests: 1 bath towel, 1 hand towel and 1 washcloth per guest per stay (for two night stays). Additional towels will be provided for longer stays. Striped towels for swimming are provided and stored in laundry room.

ADJUSTMENTS TO BOOKING: You may adjust the number of your guests or nights booked up to 30 days prior to arrival without penalty. However, no refunds or adjustments will be made in pricing for decreasing your number of guests or nights less than 30 days from arrival.

Payment due at the time of booking. No split payments.
Cancellation Policy Will Not Be Waived.

THE POOL WILL NOT BE HEATED unless arranged 7 days prior to your stay. Once ordered, your propane will be filled and heater turned on prior to your check-in, as the pool takes up to 12 hours to heat. There will be an additional $500 charge to your booking (which reimburses for the propane fill), Your heating charge includes 1 full tank that can last from 3 to 5 days, depending on the weather. If you are staying longer and use up the propane, additional propane may be ordered. If you do not arrange for the pool to be heated PRIOR to your stay, we will have to schedule the propane company to fill at their earliest convenience once you've requested it. You may have to wait 24 to 48 hours for the fill. Because the pool is outdoors and uncovered, rain and cold weather/wind can affect the heater's ability to heat and maintain desired temperature. This may also use more propane than usual. We do not recommend using the pool heater during rainy or very cold weather conditions. Considering these factors, guest discretion is advised. If propane is left in the tank at check-out, or guests decide to not use their propane for any reason, no refunds will be given for unused propane. Refunds will not be given if pool heater does not heat to guest satisfaction, unless a system failure or malfunction has been determined by our professional pool maintenance company. If the system stops heating for a period of time, due to guests’ misuse or otherwise, we will attempt to have the system evaluated or repaired as quickly as possible, within normal business hours. POOL EQUIPMENT BEHIND OUTDOOR FIREPLACE IS NOT TO BE ACCESSED OR TAMPERED WITH UNDER ANY CIRCUMSTANCES.

CHECK OUT LIST:
Complete the following in preparation for your cleaning team.
Failure to do so will result in $75 minimum being charged directly to you.

Strip any used bed sheets/pillow cases and place in laundry bags (on coffee bar) along with any used towels. LEAVE all blankets, comforters and shams on beds.

Remove all trash (inside and out) and put into outside bins.
ALL TRASH MUST BE BAGGED or the private trash service will not remove it.

Empty fridge, freezer, pantry and cabinets of all personal items. Please wipe major spills inside fridges, like spilled drinks or meat juices, as these can harden.

Wash/put away any used dishes (including coffee pot carafe or glass microwave plate). You may load and start the dishwasher before you leave. No dishes may be left in sink or on counter.

Set thermostat to 78° AC or 60° heat, depending on the season.

LOG OUT of your TV subscriptions like Netflix, Amazon, Hulu, etc.

Turn off all lights (including lamps and outdoor porch/flood lights).

Leave front door unlocked and place keys & gate clicker on entry table before leaving.
