This serene spot just north of the legendary Beachcomber boasts a new composite deck along with cable rails gives vacationers the perfect view of Conesus Lake. The house is on the west side of Conesus Lake 5-10 minutes from Geneseo. Sutton Point North is a small private driveway off of West Lake Road so you don't have to worry about the kids and traffic. We have a huge parking area that can fit 4/5 cars. Due to family allergies, we DO NOT accept pets.

The views are spectacular whether you are in the kitchen, on the spacious waterfront deck, grilling near the sitting area, or sitting on the grass in front of the walk in stone beach.

There are 3 bedrooms with a Queen Bed in one room, a Full Bed in the second room, and 2 twin beds as well as a twin bed with trundle in the third room. Each room has a closet to hang clothes in. Clean linens are provided. There is also a washer and dryer for you to use. There is 1.5 baths. The shower was also remodeled in 2025 and provides an easy walk in shower. .

We DO NOT supply bath or beach towels as part of this rental.

The house has central air conditioning as well as forced air heat.

There is a 32 inch smart TV hooked up to YouTube TV in the main room for the can't miss sporting event or if it rains. In the upstairs there are 2 HD TV's hooked up through firesticks. You can put those TV's in whatever bedroom you desire. There is also a DVD only TV for movies for the kids. The house also has wireless internet service.

The kitchen has all new appliances including a stove, refrigerator, dishwasher, and garbage disposal. For your convenience there is a microwave, toaster, Keuring Coffee maker, pots/pans for cooking, kitchen utensils, dishes, and silverware.

Outside enjoy the sunrise with a cup of coffee on the waterfront deck. Watch the kids swim or fish of off of the dock. There is a grassy area in front to play catch, corn hole, or other games. For meals use the grill at the side yard sitting area. Want to read a book? Use the sitting area off of the dock to relax. Grab a beverage from the refrigerator located in the 'basement' at lake level. At night use the lakeside firepit to cook s'mores and enjoy the tranquil sound of the waves on the shore.

Want to get out for some fun? There are several golf courses within a 15 minute drive. There are several places to go to eat... The Beachcomber is about 1 mile away. Galene and Tee and Gee are at the north end of the lake... about 10 minutes. Ember is In Livonia about 15 minutes. Several newish breweries have popped up. Solitude, Rising Storm, No BS, and Little Lake Brewing all provide a fun night out in Lakeville. Geneseo has a wide variety of traditional restaurants (Applebees, Wendy's). Not sure? Don't worry will provide you with a list of our favorites! Kids looking for fun? Minnehans is an arcade, mini-golf, go-kart, batting cage, hamburg/hot dog ice cream stand less than 1 minutes away! Looking for tradition try Tom Wahl's in Avon before heading to the drive in movie! Want to go shopping? Marketplace Mall in Henrietta is less than 30 minutes up 390 and Eastview Mall in Victor is 40 minutes.
