The color of the olives of the driveway in contrast with the green one of the Roman pines that surrounds the garden, the perfume of jasmine, the fireplace and the comfortable house will make your stay unforgettable.

The house can be considered a good starting point to visit not only the town of Rome but also Viterbo, the lake of Nepi, the lake and the castle of Bracciano.

VILLA DESCRIPTION
The villa is on two levels and with a large garden. Guests book the whole villa and they have acces exclusively to the entire property: park and house; cars can be parked inside the garden.

On the ground floor large living room with fireplace and dining area, kitchen, two large bedrooms, one bathroom with shower. On the upper floor three bedrooms with double beds, one with ensuite bathroom and a second bathroom on the floor.

BEDROOMS (2 on the groundfloor, 3 on the upper level): spacious and bright, facing the garden those on the ground floor, with velux those on the upper floor. On the ground floor, one bedroom with a queen size bed (matress 160 x 200) and a second large room with a double bed (140 x 200 cm). On the top floor, three bedrooms with a queen size beds (160 x 200 cm). 2 more singles 90 x 200 cm are available in the biggest room and 2 more single beds can be added.
Overall the house can host 14 persons in 5 double beds + 4 singles beds.A baby camp is available if requested

KITCHEN: fully equipped kitchen, furnished with electric oven, microwave, washing machine, DISHWASHER, WASHING MACHINE moka coffee machine, fridge with freezer. Pots, trays, dishes, utensils, everything for a 'master chef' kitchen,

LIVING AND DINING ROOM: the living room is composed of two sofas and a chair (JUST RENEWED) facing the fireplace and the wide door window overlooking the garden.
- Television, FREE WIFI at the disposal of the guests.
- Extensive library with books and comic books of various kinds, card games, children games at the disposal of guests
- BICYCLE will be available if requested.
- The dining table accommodates up to twelve people, ten comfortably.
- An angle for the 'tourist' information is available on the desk.

BATHROOMS: on the ground floor bathroom with shower and window overlooking the garden. The upper floor has two further bathrooms both with bath tub, one is ensuite bathroom.

THE AEREA
We are located in the North-West of Rome, in the Municipality of Rome XIV. This area is a residential district of Rome frequented by many Romans who want the peace of mind, and the green without giving up all that it offers a city like Rome.
- The area is quiet but well-served, nearby are restaurants, supermarkets, shops of every kind also open on Sundays and public holidays over a long time.

A beautiful villa on the outskirts of Rome. It’s easy to reach the city center by train, yet you can still enjoy the peace and charm of the countryside. Out host was so wonderful, this was our first time traveling to Italy, she arranged an airport pick up, and the driver was so nice and helped us out during our stay .The house was so great, beautiful yard, beautiful flowers, olive and lemon tree. Beautiful villa!

We enjoyed our stay immensely! This villa is a ways out from Rome attractions, however, if you have a car or a driver all is well- it is so peaceful! It's a nice retreat from the chaos and noise of inner city Rome. Communication with the owner was fantastic- she's very responsive and helpful. Love this place!

A fantastic large home and a wonderful host

We had a large group and the host was very helpful indeed and assisted us the whole way through. Self-catering for a short time made it a bit more tiring with shopping and travel into the city, so if we had longer time it would have been better. Beautiful property amongst the pine trees with easy access to Rome

The property is very comfortable and spacious, with 5 bedrooms and 3 bathrooms for a large family or group. It is in a lovely location in a suburban area amongst the pine trees. Although my family were staying to visit Rome over Easter, there was a real temptation to relax in the sunshine in the garden amongst the citrus trees. Our host was very attentive and provided all information we needed, especially regarding the train links to get into Rome, which required a journey of approx. 35 minutes. On Sunday we were even able to drive in without much difficulty. This was a lovely home in a beautiful location, and highly recommended.

10 day family vacation

We had a great time in Rome and the villa was perfect for our large group. We arrived late August and the whole week sunny and close to 40 Celsius. Thankfully the villa had air conditioning so our stay was comfortable. I wish we’d had an opportunity to explore the neighborhood by bike (provided) but it was just too hot and much of our time was spent exploring the city and Pescara and tours of Tuscany, Pompeii and Positano. The owner was wonderful and gave lots of advice and information about places to visit, restaurants, and transportation. The one drawback was that local Uber drivers have a hard time finding the property so always use the secondary address provided. We had no problem finding the property though because the instructions and video provided prior to arrival were so clear. The location is close to train stations and a small town and grocery store, which was great. Easy commute to Rome and other areas of interest. We would definitely stay again.

Peaceful Haven

Our stay in Lucia's house was just what we were looking for. We had a lot planned but wanted a quiet place to return to at the end of the day and this house fit that description perfectly. The property was beautiful, private, and spacious. The kitchen was well-appointed and Lucia went above and beyond to see that we had what we needed and was very accommodating in assisting us in arranging a driver into and out of Rome when our outings took us into the city before the train was running and back at the end of the day when we were too late for the last train back. She sent a lot of really helpful information before we arrived that helped us to feel comfortable about our stay there from the booking on. Everything was very clean. The yard is a sanctuary with olive trees and other beautiful plants and flowers and many birds singing throughout our time there. The only thing I would caution about is the driveway, as our rental car had a low profile and the undercarriage scraped along the rocks a couple of times as we drove up the driveway but there may be another parking option. I would absolutely recommend Lucia's home. It's a dream and she was an amazing host.

Perfect for a large family

Nice spacious property on the outskirts of Rome. Nice piece of land with olive trees and large yard for Italy. House has 5 bedrooms, kitchen, dining room and living room. Bedrooms with 1, 3 or 4 beds. Perfect for our family which consisted of 12 people including 4 children. Host was very proactive and did everything needed to make things easy for us. The only negatives were that it was a bit difficult to find due to a closed road which the gps did not pick up (but not surprising in Italy). Also the house could use some updating. The host, Lucia, did everything possible to make sure everything went well. She was constantly communicating with me with all aspects of the stay even going as far as sending videos of the driving approach knowing the issues with the gps and finding the house. We took the train into Rome every day which was easy and cheap. Train station is 1.5 miles away and plenty of parking. Only cost $2 round trip. It was a 25 minute ride in an efficient, modern and clean train. Then we connected to the metro system to go to different stations. So if you need a large house with a great host and understand that the amenities may not be what you are used at home, this is a great place. Every room has air conditioning which is important in the summer in Rome. Would definitely come back.

This property is lovely, it is a short train ride away from Rome and after a day of walking and touring Rome, it was wonderful to come back to this lovely home. The property is large and lush with olive trees, orange trees, lots of herbs and a huge yard that is very well tended. This is a beautiful area outside to just sit and relax. We had breakfast outside and started planning our day while just taking in the beautiful surroundings. Lucia is so gracious and responded very quickly to any questions I had. FABULOUS!

This villa was the perfect place for 10 people The A/C worked well, even on very hot days. The kitchen was easy to use and the towels for the bathrooms were luxurious. Absolutely PERFECT

We spent 5 glorious days in this home, using a car to explore some of the areas surrounding Rome (Ostia Antica, Cerveteri, Palestrina, etc.). The location, first of all, is perfect. It is quite easy to access the GRA (ring road around Rome), but you are far enough into the countryside to enjoy the peace and quiet. Everything that you need can be found in the nearby town of La Storta. The only difficulty in the location is that GPS seems to have a mental block concerning the location--we ended up just mapping everything using the nearby tennis club as our home point, because otherwise we'd end up with REALLY strange directions. Our hostess, luckily, had warned us about this issue, so we were prepared. The property itself is simply gorgeous. This rental, so far as I can tell, is about 1/3 of a much larger house, but it has been divided up in such a way that you don't feel the presence of the neighbors--walls are thick, there are hedges and fences dividing the areas, and each portion of the building has its own yard, drive, etc. There are two friendly dogs next door, one of whom kept escaping to come and visit us, which was delightful for our son. We really loved having all the orange and olive trees, and fresh garden herbs (took advantage of some sage and rosemary in our cooking). They also made the place really lovely and welcoming. When all the shutters are open, there are huge french doors that look over everything, so the place is filled with light. The kitchen is roomy and welcoming, a great place to cook dinner for a big group. This was a place for a mini family reunion for us: we were 4 adults and 1 child in all. We could have also easily accomodated my sister's family, with 2 additional adults and 2 children. There's a huge family bedroom upstairs, plus two smaller ones. One smaller bedroom is ensuite, and the other two share a full bathroom. Downstairs there are two additional bedrooms that share a bathroom. All the beds we used were quite comfortable, and there were nice touches like hair dryers in every bathroom. Similarly, the kitchen was extremely well equipped. There is ample space at the dining table and in the living room for a crowd, and in nice weather, the patio can accommodate a large group as well. We had some rain, so the stock of umbrellas for guests came in handy, as did the decks of cards and board games. Our hostess was out of the country during our visit, but kept in contact via email and text.
