Kensington Roof Garden- 1000 Sq Feet Abingdon Road W8

We are located on Abingdon Road, London W8, one of London's premier addresses, and near neighbours to William & Kate (and George & Charlotte) who have moved in down the road. Abingdon Road is a peaceful and quiet street despite being minutes from the centre of things.

If you do not know London well, the old mantra of 'Location, Location, Location' means a great deal in this city. Also look carefully at the size of your rental. Spending a week in a tiny studio apartment or even a small one-bedder can prove to be a little miserable. We are fortunate in being able to offer our guests much more room than most, plus a gorgeous terrace.

We are proud of our apartment; and want you to be as comfortable and relaxed as possible, so we have tried to think of everything. The apartment is located one up from ground and is the entire floor of a converted Victorian house. There is no elevator, but the 15 or so stairs are not taxing.

We have a comfortable UK king size bed (150x200cm) with a luxurious Hypnos mattress and we believe in providing the finest Egyptian cotton sheets, which get many a favourable comment from our guests. The bedroom faces the gardens at the rear to ensure that even the lightest sleepers get a good night's sleep.

We have some great local restaurants (check out The Abingdon and W8 Kitchen) and a range of excellent supermarkets within a few minutes walk (Waitrose, Whole Foods etc).

You can also easily walk to High Street Kensington underground station (about 7 mins), the Royal Holland & Hyde Parks, Marks and Spencer, Kensington Palace, or just about any store that you might need.

We are also conveniently located for the Victoria & Albert Museum, the Natural History Museum, Science Museum, the Albert Hall, the National Gallery and the principal sites of London (Buckingham Palace, the Eye, Theatres, The Tate, The Thames Walk etc).

London's newest museum, the Design Museum, has just opened a short walk from our apartment - with 10,000 square feet of spectacular space and a permanent collection (to which entry is free) of over 1,000 objects in a wide variety of exhibits from the world of architecture and design.

As a result most of our guests are regular visitors, often people who are staying for longer and find regular holiday apartments too confined. We are also very popular with honeymoon couples.

We are happy to provide discounts for single business travellers and those who wish to stay for extended periods.

We always provide a personal check-in so that we can orientate you to the area and help you plan the best way to make the most of your stay. And if you need us, we are at the end of a phone.

Our conservatory has blackout blinds the bathroom features a fabulous overhead rain shower. We also have a flat screen TV and DVD player, a printer and a desk full of London guides and information.

You may have heard that London has a cycle hire scheme - a great way to get around the centre (just ask Arnold Schwartzenegger) – and we have three docking stations within a couple of minutes walk

Plus we can help with cars from the airport, cell phones for your stay, theatre bookings etc.

Perfect location

Kensington Roof Garden was a perfect location. Just off Kensington High Street but also quiet. The flat was comfortable and well maintained. We liked the layout and the patio was wonderful. The only concern for some may be the short flight of stairs. The hosts were attentive and welcoming.

25th Wedding Anniversary

Absolutely wonderful flat with the best hosts (Mark & Sophie). Mark was there to meet us upon our arrival to make sure we settled in well. The location is perfect. We were there 2 weeks and only wish it could have been so much longer.

Spacious flat with modern kitchen incl dishwasher and clothes washer.

Very clean with nice bright bathroom. AC worked well in bedroom but the main room gets warm when it’s sunny since it’s west facing. Mark was super responsive to a few things and made our stay excellent.

Comfortable place, good location!

So many positives here - the apartment is spacious, light-filled, and well-equipped. The location is very good - on a side street just off High Street Kensington, so quiet, but key buses were a 2 minute walk away, and a Tube station with District and Central lines less than 10 minutes away. Holland and Hyde Parks were short walks. And Mark was in frequent communication from our first contact until checkout day. If it matters - the apartment requires climbing one flight of stairs (not a problem for us), and the washer-dryer is quite small.

Great stay in Kensington.

The apartment is charming with overhead windows and an outdoor patio. Wonderful light. The kitchen was well stocked. Ample room and great layout for a one bedroom residence. The location was great as we could walk everywhere or take the tube at a nearby stop, Lots of pubs and parks nearby.

Perfect for our stay in London

The owner of our property met us when we arrived. This was very helpful and he showed us the flat. It is conveniently located to the Tube and only about 30 minutes from Heathrow. We enjoyed the extra room and the Kensington neighborhood with easy access to all of London. Would stay here again.

Perfect Location

This Abington property was the perfect location for our 5 days in London. The apartment looks just like the pictures and it is close to the Kensington High Street tube, restaurants, and shopping. Will definitely ask to stay again when we travel back.

Wonderful property!

We had a fantastic week staying at the property. It was spotlessly clean and excellently equipped. The roof deck and bedroom AC unit were appreciated, as the weather was quite warm during our stay. The location was perfect, close to a tube station, shopping and parks. The owner was very easy to communicate with and met us at the property to gives a quick orientation. We will definitely stay here again on our return to London. Thank you for a wonderful stay!

This property is in such a lovely neighborhood. Good restaurants, grocery stores, shopping and the Kensington High Street Tube Station….very convenient, Also close to Kensington Gardens (and Palace) and Hyde Park. Amazing apartment in central location

Wonderful apartment which exceeded all our expectations. Our hosts clearly care about their guests comfort and needs and we throughly enjoyed our stay. The apartment is close to the High Street in Kensington, and transport was easy via the nearby tube station. Lovely quiet residential area, with the added bonus of many London activities being close by. We plan to return!

Bright, comfortable, convenient

This was an excellent rental all around: light-filled and comfortable, with a generously sized bathroom. Little street noise. A short walk from the High Street Kensington tube station. The owner was accommodating and communicative. We would definitely stay here again. My one slight disappointment was that the roof terrace was rather exposed, but it was too chilly to have a meal there in any case during our stay.

Perfect London Launching Point

First off, Mark was fabulous and maintained excellent communication before, during, and after our stay. The neighborhood is very walkable and everything is super accessible. There are great restaurants, groceries, coffee shops, and the Tube within a 5 or 10-minute walk. The apartment was very clean, bright, open, and modern. We thoroughly enjoyed our visit and will definitely stay here again when we return to London!!

Special Find in London

We were very happy with our stay in this lovely apartment. Great neighborhood and location next to High Street Kensington but very quiet inside. Loved the natural light coming from the window wall to the terrace - even on rainy days. The owner was very attentive and all amenities were of the highest quality. Kitchen was packed with utensils and appliances - except for American style coffeemaker but coffee shop across the street so no worries.

Lovely London Stay

I stayed for 5 nights and could not have been more pleased with the flat. It was beautiful, clean, and is perfect for one or two people. Really enjoyed the rooftop terrace and large windows. The location is also perfectly located for those who may not want to be right in the middle of central London. Easy walking distance to a couple tube stations, High Street Kensington is closest, with Earls Court also close by making the district and circle lines convenient for getting into central London when necessary. Lots of great restaurants, pubs, shopping, etc. nearby as well. If I could give more than a 5/5, I would!! Highly recommended.

A lovely flat in Kensington!

My husband and I had a wonderful stay at this flat. Conveniently located close to High Street Kensington and Earls Court tube stations. It was also close to a large supermarket. No issues with noise or crowds in this location. The flat was comfortable, very clean, and well equipped. The host, Mark, was very helpful and quickly responded to questions. If you have a chance, dine at Kitchen W8 which is only two doors down. The food was amazing and it was so nice to go out to dinner and only walk a bit to get back to this cozy flat.

Again...nearly 10 years on

My husband and I have been staying at the flat nearly every year for about 10 years, with one or two off years. That pretty much says it all! The new bed is really wonderful, and all the usual amenities provided by Mark and Sophia continue to sparkle. As I've told Mark on numerous occasions, the flat is our home-away-from-home when we are in London, and on the few occasions we have not been able to stay, it's never quite as perfect a visit.

Beautiful flat

Booking process: Mark gave us several options for payment. The easiest pymt option for us was to wire transfer the $ from our Wells Fargo acct directly into his acct. We were a little uneasy about this at first b/c you always hear about scams where you transfer the money and the apartment doesn't exist and you never hear from the owner again. We didn't have any problems. We were in constant communication with Mark the entire time. Flat: This flat is wonderful. My husband and I were fortunate enough to spend 5 days here in December. Our flight arrived into Heathrow an hour early (unheard of, I know) so the flat wasn't ready. We called Mark and he allowed us to drop off our luggage and then recommended a great pub just down the street. The flat was ready when finished lunch and Kris showed us around (she's a lovely young woman). This flat is huge and immaculate. I don't have anything negative to say. Every appliance worked perfectly and the rainfall shower was great. Location: This is a very safe location. I’m a 34yo woman who likes to run early in the morning, so safety is a big concern for me. I felt very safe running at 6am by myself and never had any problems. The flat is ½ block from Kensington High Street. There’s a Waitrose (sp) Market one block away and the Whole Foods Market is a 5-10min walk as is the Tube station. We'll definitely be returning next year and begging Mark to allow us to stay in this flat. I hope this review helps anyone who is thinking about renting this flat.

The flat was just as described. The neighborhood was very convenient and enjoyable with restaurants, grocery stores and the Tube close by. The roof is great, but the office workers across the street let us know they have a clear view of it and the living room. Communication initially could have been better- the owner was out of the country and didn't respond to emails in the 2 weeks before our trip. That meant we also didn't get an in person orientation to the flat (don't miss that there is a light switch just inside the front door of the building!), but he was very responsive to WhatsApp messages during our stay. If you need to park your luggage, the dry cleaner on the corner is a Luggage Hero site.

An amazing flat with lovely hosts in a top notch location! We spent a week and found every aspect of our stay delightful, from prompt, warm communications with our hosts to every amenity we could need, including much-appreciated AC in the bedroom during a hot July week in London. Check in was flexible, quick, and easy, with the host meeting me at the flat and giving me a tour. Flat is on the 2nd floor 1/2 block from a busy street, so you’re close enough to appreciate the city buzz without being overwhelmed by it. The roof deck was such a bonus, and we used it daily for breakfast or tea. Kitchen and bathroom were both recent renos, spacious and with lots of comfort features like dishwasher, gas stove, tea kettle, and Nespresso machine. Every tool we needed to cook in the kitchen was there and ready for our use, and the Waitrose market around the corner was reasonably priced and well stocked. Tube is a 7 minute walk, and two well serviced bus stops are right around the corner. Highly recommend the Heathrow Express in from the airport, and then a 3-stop Tube ride from Paddington to the stop near the flat. I very much hope we have the opportunity to stay with the Brownings again!
