The upstairs kitchen has electric cooking and a dishwasher. The downstairs living area includes a kitchenette with a microwave and fridge. Complimentary Wi-Fi is provided.



Enjoy the three decks and ocean outlook, with a gas BBQ available for outdoor meals.



𝗕𝗮𝘁𝗵𝗿𝗼𝗼𝗺𝘀 𝗮𝗻𝗱 𝗹𝗮𝘂𝗻𝗱𝗿𝘆



Upstairs, the bathroom has a shower and basin, with a separate toilet. Downstairs, there is a shower in the laundry and a separate toilet with a basin.



A washing machine and separate dryer are supplied.

Reverse-cycle air conditioning is provided in both living areas.



Guest Access:

Guests have use of the house and its three decks. Two supply cupboards are locked and are not available to guests.



There is one dedicated concrete parking bay, plus an off-street grassed parking area.



There is one step onto the front patio and another at the front door. A full internal staircase connects the two levels and is not gated.



𝗔𝗿𝗿𝗶𝘃𝗮𝗹 𝗮𝗻𝗱 𝗰𝗵𝗲𝗰𝗸-𝗶𝗻



Self-check-in is available using the lockbox at the property, so you can arrive at your convenience from check-in time.



If you prefer, we’d be happy to meet you on arrival by prior arrangement, until 4 pm Monday to Friday or 3 pm on Saturdays. We can give you a brief tour and answer any questions about the property, its features and Tuross Head in general.



Check-in is from 2pm and check-out is by 10am.



Early check-in or late check-out may be available as an optional extra, subject to adjoining bookings, housekeeping and maintenance requirements. Availability can be confirmed 24 hours beforehand.



The Neighborhood:

Park the car and explore Tuross Head at your own pace. Walk or cycle along the local pathways and enjoy easy access to the beaches, lakes, cafés and village.



This property is approximately 400 m from Main Beach, 650 m from One Tree Beach, 900 m from the village shops, 1.3 km from Tuross Boatshed & Café and 2 km from the Tuross Head golf course at Club Tuross, on foot.



With Tuross Head’s network of walking and cycling pathways, much of the village can be explored without getting back in the car.



Other Things to Note:

𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗰𝗼𝗻𝘀𝗶𝗱𝗲𝗿𝗮𝘁𝗶𝗼𝗻𝘀

• Please supervise children on the stairs and decks; climbing on deck rails is not permitted.



Bed linen and bath towels are supplied. Please bring your own beach towels.

• Smoking and vaping are not permitted indoors.

• Parties and events are not permitted.

• Family bookings are welcome. Large group bookings are not accepted.

• No unregistered overnight visitors.

• Quiet hours are 10 pm to 9 am each day.

Sorry, pets are not permitted at Kirkham.



𝗚𝘂𝗲𝘀𝘁 𝗡𝘂𝗺𝗯𝗲𝗿𝘀

Kirkham accommodates a maximum of 6 registered guests, including adults and children. Guest numbers must not exceed the number stated on your booking.



Please include all guests when booking so that the total shown at checkout reflects the correct guest numbers and any applicable additional-guest charges.



An additional charge of $10 per person, per night applies from the fifth guest onwards, up to the maximum of 6 registered guests.



𝗠𝗶𝗻𝗶𝗺𝘂𝗺 𝗦𝘁𝗮𝘆

A minimum stay of 3 nights applies, increasing to 7 nights during peak season. Minimum-stay requirements are subject to change; please check the property calendar for your selected dates when booking.



𝗚𝘂𝗲𝘀𝘁 𝗥𝗲𝗴𝗶𝘀𝘁𝗿𝗮𝘁𝗶𝗼𝗻 𝗮𝗻𝗱 𝗔𝗰𝗰𝗲𝗽𝘁𝗮𝗻𝗰𝗲 𝗼𝗳 𝗧𝗲𝗿𝗺𝘀

After booking confirmation, you will receive an automated message with a link to our Guest Registration and Terms Acceptance form. The form must be completed within 24 hours of booking acceptance. It requires acceptance of the terms and conditions and valid photo identification. If the form is not completed within 24 hours, the booking may be cancelled.

𝗣𝗮𝘆𝗺𝗲𝗻𝘁𝘀

• 51% of the total booking amount is payable upon booking confirmation. This payment, together with completion of your guest registration, confirms your booking.

• The remaining balance is due 30 days before check-in.

• For bookings made within 30 days of arrival, the total booking amount is payable upon booking confirmation.

• If payment is declined on three occasions, the booking will be cancelled.



𝗕𝗼𝗼𝗸𝗶𝗻𝗴 𝗙𝗲𝗲

A non-refundable booking fee of $55 applies to each reservation.



𝗦𝗲𝗰𝘂𝗿𝗶𝘁𝘆 𝗗𝗲𝗽𝗼𝘀𝗶𝘁

A refundable security deposit of $500 applies at Kirkham. The deposit is held as a pre-authorisation against your card.



All security deposits are released within 48hrs unless withheld to cover damages.

Your booking is subject to the cancellation policy displayed on the booking platform at the time you book. Please refer to your booking confirmation for the cancellation terms that apply to your reservation.
