We converted this 19th Century coach house ourselves and tried to keep as much of it's quirky originality as possible - while adding some of our own. We lived in the Coach House for a few years while we extended the bungalow next door and connected the two through a communal lobby. We now live in the converted bungalow and hope you will enjoy the coach house as we did.
Ground Floor The maple flooring throughout the Coach House was reclaimed from a school and originally came with the markings from the gymnasium it had been in.
Kitchen The kitchen is compact but functional. It has a gas cooker with an electric oven, fridge with ice box, washing machine and microwave. When you arrive you will find a welcome basket with fresh bread, butter, jam, milk and orange juice. It is also stocked with breakfast cereals, biscuits, tea, coffee (ground and instant), Roibos tea, condiments, herbs and spices for cooking. There is a stove top espresso maker and a cafetiere. As well as the cutlery and crockery you may need. It also has a DAB radio.
Shower Room We made the shower as large as we could in the space and kept the original basin from the bungalow. The original window above the wc we made into a niche for a painting. To maximize the available storage space we recessed cupboards into the walls - between the timber studs. One of the cupboards has, we hope, the essentials you may have forgotten!
The living Space On the first floor the living room has three sets of roof-lights giving it great light and views to Arthur's Seat. We kept the original door to the street but insulated it and fitted it with tiny double glazed units! It is now fixed in place. There is a sofa and comfy chair where you can sit around the coffee table, listen to music or watch TV. The small stereo has an ipod dock, DAB radio and phono jack. The television has Netflix and BBC iPlayer. The 1960s Ercol drop leaf table is made of Elm and suits the room, making a good place to work as well as eat.
The Bedroom Accessed from the living room the bedroom has a king-size bed (150x200cm) and south facing windows. One small, fixed window we reclaimed from a tenement scullery. We made a simple wooden shutter to cover it at night. Along one wall is a continuous rail which should provide ample hanging space. There is also a hairdryer and clothes airer in the bedroom.Towels are provided on the chest of drawers and towels for the swimming pool, too. Along one wall are bookshelves with various books you are welcome to read. We made the bottom shelf deep enough to carry a make-up mirror. The Wassily chair in the corner has been in the family for thirty years and is lovely but not entirely comfortable.
Edinburgh Tourist Levy For all bookings made for stays after 24 July 2026, a Tourist Levy is now required by Edinburgh Council.
As hosts, we are responsible for collecting this levy on the Council’s behalf. At present, VRBO is unable to apply the levy only too bookings after this date, so for eligible bookings I will need to send a separate request for an additional payment to cover the tax, which will be paid directly to the council.
The levy is calculated at 5% of the accommodation costs for the fist five nights only. It does not apply to cleaning fees or VRBO service fees.

We loved our stay at the Coach House, such a beautiful, light-filled space with so many thoughtful touches and attention to detail. Ali and Al are excellent hosts who went to so much trouble to make sure our stay was perfect.The location is great, and we loved the views of the Commie Pool and Arthur's Seat. We'll definitely stay again when we're next in Edinburgh.
I stayed for a month while working remotely and had a wonderful experience. Very clean and bright place with plenty of space and great access to everything in the city. Really welcoming and accommodating hosts - definitely recommend staying here during your time in Edinburgh!
Al and Ali were great from check in to check out! The property is as advertised. Great shower and the leave a nice assortment of food for breakfast. Will stay there again if back in Edinburgh.

Exceptionally clean, super well equipped kitchen, comfortable lounge dining room, comfortable bed and a fabulous shower. Nice breakfast provisions too. There were lovely touches with the decor. The attention to detail was amazing. Great location. Buses into Edinburgh just around the corner.
The Hosts were a lovely, friendly couple who gave us suggestions of places to go and see and walks to do.
In fact their information booklet is the most comprehensive that we have seen in our travels.
The only thing that we would draw attention to is that if you have a car and have trouble walking the nearest free parking is about a 10 minute walk. We would definitely recommend this beautiful apartment to anyone.

This Coach House flat is charming and very comfortable. It is well equipped with the necessities for your home away from home. The location is close to shops and restaurants and hosts are welcoming and extremely helpful and accommodating. It is Edinburgh’s best kept secret.
The Coach House is just as described. The kitchen is well-equipped, the bathroom spacious (the best shower!!), the bed is comfy and the living area is very comfortable for lounging and resting after a day out. Ali and Al did a fabulous job on the renovation of Coach House. They we’re always available should we have needed anything. The location was within walking distance of just about anything we wanted to experience. We would recommend to anyone to stay here.

Superb, very well equipped, handy for local buses. We could not find enough superlatives to describe this excellent property. The owners went out of their way to make this a thoroughly enjoyable experience. We would come back. Parking a large car could be a little problematic, but the owners did more than enough to help us with this.
Fabulous homebase for experiencing Edinborough and exploring Scotland!
This unit is exactly as described and worked out perfectly for us. The owners graciously stock the kitchen with light breakfast needs and are wonderful throughout the rental process. Historic Edinburgh city centre is walkable but strongly recommend weekly bus passes. (4 Euros!) The bus system is great. Try the Turkish restaurant, Verdo, around the block.

In our years we have been fortunate to have stayed in many good rental flats in the UK, France, and Italy. This one was by fat the best! The attention to details indicated a very thoughtful management. Every part of the flat was immaculately clean, the supplies were generously plentiful, and communications with Al were prompt and useful. Both my wife and I decided this stay was the best of the best! Thank you Al and Kathy and we hope to be back!

Splendid location for Edinburgh Swimming Competition Pool and perfect hosts.
Ideal let for 2/3 people with every whim catered for - even down to tweezers and cling film and jam provided!
The hosts were so helpful prior to visit and respected our privacy and requests once we had arrived (daughter was swimming at highly competitive swim meet)

The Coach House, Edinburgh, Scotland
The owners and family were great to meet, the coach house was beautiful, the location the best! Unfortunately for my wife and myself, we didn't consider it has two floors. We are n great health but Edinburgh has A LOT of walking and the streets are old and cobbled! So the two floors were a challenge but we so recommend this place to a younger set! Al and Ali an there boy's were such a pleasure to deal with and stay with! Don't know if you have a rating system but the coach house and owners are a maximum high rating!!!!!

A wonderful stay
I very much enjoyed my stay at the coach house. It was a beautiful space, very relaxing and the owners were so accommodating to my crazy schedule. They certainly made me feel right at home... The lovely supplies provided were lovely , fruit, coffee, cereals, teas, among other things.. The coach house was so comfortable, the bed amazing... It made my stay in Edinburgh very enjoyable. I would definitely stay there again. The owners were so friendly but not intrusive... A lovely family.
