As a family with 5 grandchildren under the age of 5 this was an ideal house and location for us. For us is was a great home and location. The only draw back was that the pool was not heated and in the first of April time frame it needed to be. But the community pool is heated and worked out great.

Amazing home & location!

The pictures of this house don't do it justice. It is absolutely stunning! The kitchen has everything you may need. We loved that there was plenty of room for the kids to sleep. The porches were great for sunrises & sunsets. The back pool area is private and perfect for what we needed. We loved that there were outdoor showers by the pool as well as the back door. The beach is a short walk away and very private. Our only qualms were that golf carts were prohibited in the neighborhood and that the bedroom next to the bunk room had a horrible mattress. Overall, it was the best vacation we have possibly ever had. Such a great area!!!

We have stayed in 4 different homes in the Old Florida Beach neighborhood and this is by far our favorite. This did not feel like a typical rental. The kitchen was well stocked with everything we needed. The house didn't look tired like a lot of rentals. And the service from Royal Destinations was superb. They were in communication with us throughout our stay. The provided beach towels were a nice bonus.

Amazing house in quiet, beautiful area

This house was impeccably decorated and very spacious for our group, which consisted of three families. Lots of different areas to relax for some quiet time, with great space to all come together to mingle, both inside and outside. Amazing deck views. Beds were great. The property manager was extremely responsive - very easy to get in touch via text. Very short walks to beach access as well as the community pool (although there is a private pool with the property - we didn’t use as were there in the Winter and it wasn’t heated). Highly recommend staying here. It was our third time in this particular development and our best! A big thanks to the owners and property manager for such a wonderful experience for our extended family over the Christmas and New Year holidays.

Terrible

This was our second year staying at this property. We spent the entire week with no tv and no internet service. The management company was made aware almost immediately upon check in. They sent service people out who determined that it was a problem with the homeowner’s account. We were there with our adult children who were attempting to work remotely. We were told we could go to the local coffee shop for internet. There was no compensation or refund for the absence of this basic amenity. Will not ever stay here again and do not recommend this house.

Unfortunate we were not happy with the the cleanliness of the house. Trash left behind, hair in the sinks,food on the kitchen counters, dirty blankets, foot prints on glass tables. Fast food trash in the fruit bowl. We asked for someone to come back and clean and they showed up with no mask and didn't speak English. Very Frustrating we were asked to check in late and leave early due to Covid cleaning regulations. WOW I would hate to see a normal cleaning program.

Second time in paradise

This is the second time I’ve stayed at “Over The Dunes” and definitely won’t be the last. The communication and process by Royal Destinations was absolutely seamless. So much so that the next time I come to 30A and it’s not this house then I will definitely use Royal Destinations properties again. House was immaculate. So clean and beautifully decorated. Steps to the private beach access to the most amazing private beach belonging to just this neighborhood. The complimentary umbrella and chair set up by Chip the beach chair guy every day was a great plus. We hosted my family and a bunch of my in-laws and they said it was the best trip they’ve had. You never have to leave the property if you don’t want to. The gated neighborhood isn’t overly large but not small either but it’s still a very lovely quiet one that we took nighttime bike rides in. The only thing I would say that would be nice is if the private pool (not neighborhood) was heated. We weren’t able to use it because it was too chilly. However I will say that both times I’ve been here is in the fall so I’m sure it’s nice the other months. If you’re thinking about renting this house, do it!

Great Beach Vacation

The property was amazing! It was fully upgraded, extremely clean and the decor was tastefully done. It had amazing views of the water which could be seen from multiple balconies. The property was a short walk to the beach access which was ideal. We will definitely be back!

Over the Moon for Over the Dune

Views from the top balcony did not disappoint and proximity to the beach was great. We will definitely be returning with our family in the future. We loved the pool it was perfect for a dip after returning from the beach. We do agree with previous guest that the pool deck and walkway to the pool needs weeded and the trees trimmed back. The kitchen was great and well appointed with dishes and silverware however the kitchen towels provided seemed more like dish clothes. However the bath towels provided were great and plentiful as were the pillows. None of these things in any way dampened our love for this property. This was our first visit to Santa Rosa beach and we absolutely loved the area. Over the Dune is walkable to small downtown area where we enjoyed Growler Garage and Shunk Gulley Oyster Bar as well as shopping and ice cream! We also made the trip to Destin for Tike Boat Cruise to Crab Island and we loved it!

Only one thing disappointing and that was the condition of the pool deck. Trees on one full side were overgrown to the point it was unusable. Trash from previous tenants was littering the deck and the deck was overgrown with weeds. It was unsightly. I have photos if you’re interested but someone you’re paying isn’t doing their job and you should know it.

We have always had a wonderful experience with Royal Destinations. I will note that a few touch-ups to outside paint of the house as well as some small minor repairs inside are needed just for general upkeep. These items would in no way deter us from renting again but would enhance the home even more.

JUST RIGHT!

WE ENJOYED THIS CLEAN ROOMY HOME! Well equipped. Comfortable bedding. Grandparents loved the privacy of the bedroom/ bathroom on 1rst level, and the convenience for others to use the 1/2 bath on 1rst level. Short walk to beach! The pool is no more than a cooling pool and too cold. No matter we did enjoy the community heated pool a block away. Scub oaks were taking over the the pool patio area. Trash can area was a mess , not ours. The latter critique would not detour our staying again. The family had so much fun in this house. We enjoyed visitng each other sitting on the front porch or the balcony off the 3rd floor. Too much to like. Thank you for sharing this gem.
