A beautiful, spacious three storey character property enjoying sea and harbour views from the top floor. So close to the heart of Wells-next-the-Sea harbour and amenities, yet still a haven of peace and tranquillity with a sheltered south-facing patio garden, which is a real sun trap. The location really is exceptional! A mere minute walk from the quay, Coxswain's House is far enough away from the hustle and bustle, but close enough so that everything is at hand.
Spread over three floors, Coxswain's House used to be the home of the town's Lifeboat helmsman and skipper, hence the name! The property has been beautifully renovated and is bursting with character, space and lots of charm. Stylishly decorated and comfortably furnished throughout, with the odd tasteful nod here and there to its seaside location, the owners have paid great attention to every small detail to ensure guests have the best and most comfortable of holidays.
Children (and adults) will have great time playing pool in the games room. There is a lovely relaxed kitchen/breakfast room flooded with natural light, featuring a snug nestled at the top end. With a wood burning stove, comfy sofa, chairs and a television, you could spend the whole day and evening in making it the perfect venue for a long, chatty lunch or special dinner. Outside, there is a very sunny private and spacious enclosed courtyard garden; an ideal spot for a barbecue or pre-dinner drinks. Coxswains House is definitely the perfect holiday house for families, couples and friends to enjoy the very best of times in this popular seaside town.
The house is also available as a sleeps four option, listed as Coxswain's House (4), out of the main season and school holidays.

We come to Wells every 2 years to visit our family. This was our first time at Coxwain’s House. What a lovely property, it was comfortable, spacious and clean. You can’t beat the location, in the heart of the town. We stayed there for 2 weeks, the back garden was lovely for hanging out with our family. There were 2 good parking spots, definitely a bonus in Wells. I would highly recommend this property and wouldn’t hesitate to stay there again.
Beautiful house with lovely decor and everything you could possibly need. Location is excellent, a minute walk to the harbour but quiet inside. Highly recommended.

Marvellous
Had a marvellous holiday in this wonderfully spacious holiday home. We were spoilt for choice as to which room to use to sleep in; relax in; play in; eat in; and watch TV in. Would definitely stay there again and can highly recommend it.

Girls walking weekend
Fabulous house in perfect location. Safe and secure parking. Everything we could need in the house, great bonus of the pool table. Care needed when staying in loft room, couple of bumped heads and a trip hazard of a recess in floor but that did not spoil a fantastic weekend in a fantastic house. Will definitely be recommending

Weekend in Wells
We had a wonderful weekend in Wells. There were eight of us (four couples) staying in Coxwain's, but it would be a great place for a family holiday too). Beautiful house, super clean and well equipped, great location. We appreciated the welcome goodies (including Prosecco) - thank you! We would definitely stay there again and have no hesitation in recommending it.

Wells is one of our favourite holiday spots.
Very enjoyable, we shall come again next year.
We made good use of the barbecue and had all meals out doors.

Happy visit
The house was lovely - clean, comfortable and very well stocked with everything we needed. The only problem was we were given the wrong key code for entry. Thankfully, your office was still open as it was very near 5.00pm; what we would have done if you were closed I don’t know

The location is excellent. There is virtually no traffic noise. It is within 8 minutes of the stores for self-catering. the rear garden is protected from the weather (we had constant winds of 18 mph from the North Sea) and could still feel the benefit of this secluded place.
The organisation of entry to the place needs re-examining. We were given the wrong entry code for key access and a previous visitor had noted in the house comments book that this had happened to them also. I cannot imagine the plight of someone arriving at 8 pm on a day later than the planned change-over date and on a weekend. There is no fall-back instruction in the Arrival sheet provided by Norfolk Hideaways. Bad management.

Perfect family cottage
Everything about the cottage was spot on! The location, the amount of space and handy parking. Great set up for families with young kids - baby gates, high chair and travel cot. The cottage is 2 mins walking to a nearby kids playground. The cottage interior is calm and relaxing - very comfortable! We’d love to stay again!

Perfect home for a family holiday and ideally located
We loved our stay at Coxswains, upon arrival the house was spotless and there was a lovely welcome pack including wine and cake - a lovely touch. The house is perfect for family holidays with plenty of room and all the equipment you could need, the kitchen/breakfast room area is lovely and the beds are really comfy. The location is great in central Wells and also a benefit to have off-road parking. It was very busy the week we were there and we were grateful for the lovely South facing garden to come back to, it really is a little suntrap. We loved exploring the local area and having trips to the beach, The Crab House is a must and we loved our boat trip to see the seals. Thank you for a great stay and we will definitely be coming back!

Weekend Break
Stayed at Coxswain's House for a 3 night weekend break with 6 friends. The location of the house is excellent, everything you need is within walking distance. Coxswain's is lovely and spacious and we especially liked the fact that all the beds could be converted into singles. We really enjoyed our stay and would definitely recommend the property to others.
The property is well equipped and is a great location to explore Wells and the surrounding area. It comfortably fits two families and has all the facilities you require for a nice relaxing break what ever the weather.

Family Holiday
Lovely house in a central position for all amenities but secluded for sitting out and enjoying the courtyard. Comfortable beds and generous sized rooms. Family and granddaughters all enjoyed their stay and trips to the beach.
