This charming one bedroom cottage is situated on a smallholding in a peaceful rural Devon hamlet and is the perfect base for couples to enjoy an extended holiday, birthday or anniversary celebration or short break. Set in beautiful countryside, with panoramic views to Dartmoor and beyond, the Cottage is just 2 miles from the A30, giving guests excellent access to major tourist destinations and popular Cornish beaches. The Dartmoor National Park is just 20 minutes drive, offering many beautiful walks.
Despite its rural location, there are many pubs and restaurants in the vicinity, with ample local amenities nearby for groceries; the award winning Strawberry Fields Farm Shop is just a few miles away. Guests can also arrange for online grocery delivery, freeing up time for rest and relaxation.
Providing everything you need for your stay, the Cottage has been thoughtfully furnished to create a welcoming home from home, where you can relax and unwind in total peace and quiet after a busy day out exploring. The kitchen leads to a separate sitting room featuring an electric feature fire. This light, airy and sunny room is the perfect space for you relax, with a comfy sofa and armchair creating a pleasant seating area, perfect for an evening in front of the fire, watching your favourite movie. A comfortable dining area is situated in a sunny alcove, which is ideally positioned to enjoy views over the garden through the French windows, which lead to the patio. This is perfect for relaxing in the sun and al fresco dining or an evening barbecue.
The bedroom has been thoughtfully designed to create a warm and comfortable space, featuring a beautiful wooden super king-size bed with luxurious memory foam mattress, which will help ensure you get a great night’s sleep. The bedroom has wonderful far reaching views towards Dartmoor, providing a great place to watch the sunrise. Enjoy a relaxing shower or bath in our beautifully presented, well-equipped bathroom.
The Cottage can accommodate one well behaved small to medium dog and guests are welcome to use our fully fenced field as an exercise area, where they can be let off the lead. Being near to Dartmoor, Roadford Lake and many Cornish beaches, there'll always be plenty of walks to choose from.
The Cottage and outside spaces are in full sun throughout the day and are a great place to relax and unwind after a day exploring on the moors or coastal paths. The surroundings of the cottage are a wonderful feature, with sheep grazing in the fields opposite and a private garden to enjoy.

I enjoy walking on Dartmoor, wild swimming, cycling and body boarding. When not on the moors or working on our home, garden and fields, I enjoy family life, playing table tennis, listening to music, cricket and history. Cooking, home curing bacon and smoked salmon are also interests I pursue.
Why they chose this property
Higher Kellacott is a 17th century cob farm cottage, with various additions over the last 300 years making this a glorious mix of old and new. With a number of outbuildings and just under 3 acres of land, there's plenty to keep us occupied. Devon is a great place to live and being able to enjoy the ever changing views across the garden of Dartmoor and Bodmin moor from such a beautiful location makes me feel very lucky.
What makes this property unique
The views in such a beautiful part of Devon, the proximity to Dartmoor being of particular importance to me. Being in a truly rural location, yet just minutes from the A30, making access to local towns, amenities and literally hundreds of locations and activities is a real bonus.
