Villa Sovalye (The Knight's House) is a fabulous villa which offers spacious accommodation for 6 people, plus a baby or toddler, in 3 double en-suite bedrooms and a further downstairs cloakroom/wc.
It is located in a peaceful area less than 15 mins easy walk to the old town and harbour and just 5-10 mins to shops, bars, restaurants and the market.
Highlights of the villa include views from the amazing roof terrace with both shaded and open spaces for dining, sitting or sunbathing; new bathrooms; comfortable beds; and the private heated pool and terrace set in established gardens.
The villa is furnished in a comfortable, relatively traditional style with many items made by local craftspeople. On the ground floor there is a large open plan lounge/dining/kitchen area which opens onto the pool terrace. Also on the ground floor is a double bedroom (with doors opening onto the terrace) with ensuite bathroom, and a cloakroom/WC. Upstairs, two large ensuite double bedrooms open onto the beautiful bougainvillea covered balcony; both rooms and the balcony have beautiful, uninterrupted views of the bay and mountains beyond.
The large pool terrace has sun loungers and a table and chairs for al fresco dining. The pool (6m x 4m, 2m deep) has both steps and a ladder for easy access and is heated in early and late season (heating at other times is not usually needed but can be arranged for an extra fee if needed). The pool area is fairly secluded as it is set in walled gardens so no-one can see the pool from the road. There are villas on either side so please bear this in mind if you require complete privacy for swimming/sunbathing.
On the roof terrace you will find shaded comfortable seating and a table and chairs for dining, as well as a BBQ and an open area with loungers to catch the sun all day long. At the rear of the villa there is a beautiful gazebo with a hammock set in tropical gardens for relaxing in the shade.
WIFI is included and all rooms have air-conditioning. There is also a water chiller for your convenience and a delivery of fresh bread every day. Bed linen and towels are provided.

Facilities: All bedrooms have kingsize or double beds (no twin beds) and there is a travel cot that doubles as a playpen for babies and toddlers. There is also a portable high chair for babies or toddlers which can also be used in restaurants. The spacious open plan living room and kitchen are fully equipped with everything you need for a comfortable stay. There is large screen TV, DVD player and a selection of DVDs, CDs, books and games for you to enjoy during your stay. A water chiller is provided for your convenience which saves having to carry heavy bottles of water. Picnicware and a cool bag also available. Turkish Hammam towels are provided for use as pool/beach towels as well as normal towels for indoor use. The well equipped kitchen means you can eat in if you wish and have a BBQ by the pool or on the roof terrace under the stars.
About the area: Kalkan is an ancient fishing village that, although now a sophisticated and unique upmarket resort, still retains its quaintness and charm. There are over 150 restaurants offering fine dining in roof-top restaurants overlooking the bay and lots of beautiful boutiques and shops offering everything from fine jewellery and designer goods to traditional Turkish arts and crafts. The weekly Thursday market is not to be missed and is a colourful mass of goods, spices and fruit and exotic vegetables. The pretty harbour town of Kas is a short bus ride away and the surrounding hills are famous for their trout farms where you can choose your own fish and have it cooked the way you wish. The villa is close to several delightful beach clubs where you can swim, snorkel, try various watersports, or just relax and enjoy the views. All in all, there is much to see and do and the only downside is that you may not have enough time to experience all this charming place has to offer!

Brilliant villa, lovely garden and pool and roof terrace. Easy walk into town. Kalkan is always lovely, would definitely book again. Owners easy to communicate with.
We absolutely loved the property - fabulous bedrooms, plentiful bathrooms, a super pool and an easy taxi ride or walk into town for dinners. We enjoyed the visits to the local beach clubs and the market and it was incredibly relaxing. Thank you.
The villa was very much as described, well proportioned and clean, with good facilities. The roof top terrace a delight. The morning delivery of fresh bread by the pool man was a nice touch. We would certainly use this villa again, which is likely as this was our third trip to Kalkan and we love the area.
Fantastic, had friends who had never been to Turkey let alone Kalkan and they loved it. Villa was superb, lovely pool, great roof terrace. Beds very comfortable.

What a fantastic stay! Everything about it was great… from the communication and booking process, to check in and departure. The home is beautiful, well situated, and very comfortable. Fiona and her team of local assistants were so helpful, super friendly, and remarkably responsive. We were all so glad we stayed here and definitely hope to return. Kalkan is also a great village and super well positioned to see so much of the area. Highly recommend.

The villa was perfect. Very clean, comfortable and well equipped. The pool was beautiful and very well maintained. We really appreciated the support of Sharon and Rami - their advice for trips, restaurants and car hire was spot on!
Daily bread delivery is a lovely touch which was greatly appreciated.
The views from the roof terrace across Kalkan are stunning and we particularly enjoyed watching the full moon rising and looking out for the Starlink satellites.
Would definitely recommend this villa.

We have just returned from our weeks stay. We had a lovely time. This villa had everything that we needed. It was clean on arrival. The management team, Sharon and Rambo were there to answer any questions and sent details of things to do. Fiona the owner was also quick to reply and sorted out the airport transfers. Lovely deep pool that was warm. It was also nice to receive bread in the morning. The villa is close to two supermarkets and an easy walk down into the town. We did get taxi’s back though. These were very cheap. We love Kalkan and all the shops, restaurants and bars. We also went to the Zest beach club, which was beautiful and had a great lunch.Thank you Fiona. Sharon and Rambo. We will be recommending this villa to family and friends.

Wow, Villa Sovalye and Kalkan have not disappointed, delivering a very relaxing holiday in the Turkish Riviera.Villa Sovalye. What can I say. We were looking for a 3 bedroom Villa, with a pool that was a short walk into the Kalkan old town. It met these requirements and surpassed them. The villa is located at the top of a T junction which means the view down the hill is not obscured by other villas, allowing you to see the Mediterranean sea and headland. A great view when having breakfast sat at the outside table. The pool is a welcome relief, especially after a trip out or to escape the hot sun. There is a lot of traffic passing at points in the day which can disturb the tranquillity at times.A highlight for us was the delivery of fresh bread to the door each morning. Plus a large water cooler, which reduces the need to haul water from a supermarket. The terrace has an amazing view over Kalkan and is a lovely place to have dinner and watch dusk and night fall.The daily management of the villa is by Sharon and Rami who could not have been more attentive to our needs and answered all our daily questions about the area. They organised several days trips for us which were brilliant.We love this Villa and town and would definitely come back again.

Close to the main part of Kalkan, (just a 10-15 minute walk into town) but away from the hustle and bustle. Friendly English speaking management team who assisted quickly with any queries. A recommended stay, beautiful flowers and palm trees created the perfect framing for the superb view over Kalkan bay. We loved our time here as a family of four, each with our own en-suite bathroom. Great facilities if you want to cook, although we ate out nearly every night of our stay. Restaurants are very close by and cheaper than the eateries on the waterfront. (Delivery to apartment was also available). Dvd player was useful for evening viewing, we also took an Apple tv and plugged into the tv for Netflix, amazon prime etc using the provided wifi network (would recommend for the younger members in your family). Heated pool was great for evening swimming in October. Fresh bread was left everyday which made life just that little bit easier. We would love to come back and stay here again.

On arrival, before even checking in, I asked if the rooms were cleaned before and after each guest, and was told yes. Unfortunately, the reality didn’t match the promise. The pool was nice, but the location was awful—right next to a cliff where cars speed past at dangerous speeds. Definitely not a safe place for families with children. I have four kids, and I wouldn’t recommend bringing little ones here.When we arrived, the place wasn’t properly clean to begin with. But the real problem came at the end. Yes, we left a bit of a mess—some rubbish, dishes in the dishwasher, and a bed that had slipped onto the floor. Nothing broken, nothing damaged. Exactly the kind of things cleaners are meant to take care of, especially at a “premium” property. Instead, we were hit with a 100–120 cleaning charge. Absolute scam.The attitude from management was terrible. Rather than showing understanding, especially with my wife falling ill before checkout, we were treated like we’d done something wrong. We were even told we wouldn’t be welcome to book again. For a family of six paying premium rates, you’d expect better service and basic respect.We looked after the property and treated it like our own home. The way we were treated in the end was unacceptable, and I wouldn’t recommend this place to anyone looking for honesty, safety, or proper hospitalityDo you

I'm sorry your stay didn't work out and that you didn't raise any concerns during your visit, as we might have been able to address them. Regarding safety, there is a fence and a full height lockable gate between the pool and the road (and no cliff). We did try to help you by giving you extra time to check out because your wife was ill. Despite only staying 3 nights you left the property dirtier and messier than any guests we have ever had, including dirty pans and plates on the table (not in the dishwasher), food on the floor and stains on the soft furnishings & linens. This meant we incurred extra cleaning costs and impacted the next guests - this is why there was a charge deducted from your deposit, I have never had to do this before with any guests. I hope your wife has recovered and you have more enjoyable holidays in future.
Stayed as a family of 5 adults in this lovely property. I have marked everything 5 out of 5 becsuse you really couldn't ask for anything better - Fiona was so helpful and answered many questions on the run up to our visit.
check in was easy, we arrived late at night but the key was in a lockbox at the front gate so we were in and settled in minutes. I'd recommend a local Kalkan transfer company, we used a Dalaman company and their satnav couldnt find the villa so they had to call and wake up poor rambo
the ground floor was lovely and spacious, not as modern as some villas but definitely had charm. The welcome pack and the fresh bread daily was a lovely touch. Ground floor bedroom was ideal for us as one party has mobility challanges so she loved this room.
pool area really nice and well kept. The steps into the pool are STEEP, more so than they look in the photo so be mindful of this if travelling with small children or people with reduced mobility. The pool area had sun and shade from 7am until around 5pm (early October)
The other bedrooms were great, ensuite with shared balcony and lovely views. Beds are firm. I didn't mind this but if you prefer a soft bed you wont get that here.
Rooftop terrace was the stand out for us - amazing views and beauitful space to relax at sunset.
Location - the walk TO anywhere is easy, the walk back (uphill) is a struggle! Get a taxi pal and keep his number, you'll need it!
All in all a brilliant stay, five stars from us

Leider war die Kalkan Reise sehr enttäuschend für uns. Die Pumpe des Pool war defekt hat sich keiner drun gekümmert. Es hiess das wir täglich frisches brot geliefert kriegen - keine spur. Wir hatten am ersten tag kein warmes wasser. Also sehr enttäuschend. Nochmal würde ich die villa nicht aufsuchen und 1500€ für 6 tage ist nicht wenig.

Es tut mir leid, dass Sie enttäuscht waren. Sie haben um eine große Rückerstattung im Austausch für eine positive Rückerstattung gebeten. Es tut mir leid, dass wir uns so nicht verhalten. Die fehlende Brotlieferung war ein Fehler und wir erstatteten viel mehr als die Kosten für das Brot für die Unannehmlichkeiten. Am ersten Tag hatte man kein heißes Wasser - das wurde sofort sortiert. Wir verstehen Ihr Problem mit dem Pool nicht, da Sie es unserem lokalen Team nicht mitgeteilt haben und als ich nach weiteren Informationen gefragt habe, haben Sie nicht geantwortet. Zwei andere Gruppen sind seither ohne Probleme geblieben - ich weiß, dass es während Ihres Aufenthalts einen Stromausfall gab, der möglicherweise Probleme verursacht hat.
I'm sorry you were disappointed. You asked for a large refund in exchange for a positive refund - I'm afraid that is not how we work. The missing bread delivery was a mistake and we refunded much more than the cost of the bread for the inconvenience. You didn't have hot water on the first day - that was sorted immediately. We don't understand your problem with the pool as you didn't tell our local team about it during your stay and when I asked for more information you didn't reply. Two other groups have stayed since you with no problems - I know there was a powercut during your stay which may have caused problems but unfortunately we can’t do anything about that. I hope you will find a villa that suits you better in future.
Villa Sovalye was perfect for our family with older children. Each double room has an ensuite bathroom, air conditioning, comfortable beds and attractive furnishings.
The welcome pack on arrival allowed us to settle in quickly and relax before heading out for our first evening in beautiful Kalkan.
Both outside areas are excellent for lounging and al fresco dining. The roof terrace offers all day sun and a comfortable shaded seating area to read a book and enjoy the fabulous views with a glass of whatever you fancy :)
There are supermarkets and restaurants close by or a further walk takes you into Kalkan old town for endless choices of restaurants and boutique shops. We frequently returned to the villa by taxi which cost our group of five just 20TL (approximately £2 by current exchange rate).
The owners have paid much attention to ensuring you have everything you need and the guest information file will give you a great introduction to the villa and surrounding area.
We loved our stay at Villa Sovalye and would definitely recommend it for families and friends!
What a wonderful villa, ideally located just a 5 minute walk away from the main restaurant, bank and shopping street in Kalkan. The villa is delightfully appointed inside, all bedrooms with an ensuite and aircon. The furnishings are evocative of the period, and the timber floorboards are a welcome break from stone flooring in more modern accommodation. We loved this villa and the very appealing front yard and pool. There is also a serene rear yard retreat for some peace away from the pool. Highly recommend this villa, and we will be promoting it with all of our colleagues in Ankara.

We have been visiting Kalkan now for 10 years for our summer holidays (sometimes twice a year). We have never stayed in the same villa twice and have always used the same villa rental company in Kalkan. But this year found the company unhelpful and decided to use H&A. It was a last minute booking and my wife had doubts as there were no reviews on the property but as soon as we saw the villa we were amazed. The gardens are fabulous and really well looked after - the best in the neighbourhood!!! The pool and villa are well maintained and cleaned to a very high standard. Everything you could possibly need or want was there. The only downside was our stay wasn’t long enough!!! The villa is very central and a car isn’t necessary- which was a first for us. The views from the rooftop terrace both in the daytime and nighttime are amazing! We only arrived home a couple of hours ago and have emailed Fiona asking to book again for next year. All in all we loved the villa and anyone not booking this for their holiday are definitely missing out!!

We picked this property for its peaceful setting, beautiful gardens and amazing views from the roof terrace. We love Kalkan and visit regularly to enjoy the beach clubs and restaurants. In the future we hope to spend our retirement here, but for now we are enjoying sharing Villa Sovalye with others.
