Refresh in May 2025: New Pergo flooring through common areas, new plush carpet in bedrooms, new interior paint, under-cabinet lights installed in kitchen, and much more. Come stay in our freshly updated condo for your next stay!

Living/Dining Area: Living room features a 55" LCD TV and DVD Blu-ray player, gas fireplace, comfortable microfiber couch and loveseat, and accent chair. Dining room features a beautiful live-edge wooden table with ample seating for 6, and 3 bar stools for kitchen counter service.

Kitchen: Well-appointed and has stainless appliances and granite countertops. Fridge with ice and water dispenser. Under-cabinet lights for task lighting. Well-stocked cooking utensils, garbage disposal, and dishwasher make cooking a breeze.

Primary bedroom: King-size memory foam mattress with modern furniture. A 40" LCD TV and Blu-Ray DVD player are also present to snuggle and watch movies. Features large ensuite bathroom with jetted tub, separate shower, dual sinks & walk-in closet. Plush and comfortable carpet.

Secondary bedroom: Features a comfortable queen bed with ample closet space.

Secondary bathroom: Features full-size tub and shower.

Additional features: In-unit washer and dryer, Pergo flooring, and NEW central A/C and heating (2024).

Outdoor patio: Comfortable patio furniture (loveseat and 2 chairs) for lounging + bistro table and 4 chairs will allow for outdoor dining and enjoyment of the downtown scene.

1st Floor end-unit: Slightly above street level for privacy. Location gets lots of light and has large patio. Across the street is the Loge complex with the Iconoclast Cafe and Bar. Like people watching? We have some of the greatest in town! Unit is located in a great area, right in Downtown Leavenworth. With our great location, also comes the sounds and noise of a vibrant town scene.

The brewery across the street will often host live music on weekend evenings from a variety of artists/bands which can be heard up until 10PM. If you like music, you can sit on the patio, enjoy the tunes and people watching. Sometimes the music can be loud.

Unit is located on ground floor adjacent to 9th Street and a small alley. Some vehicle traffic can be heard from time to time including: garbage trucks in the early morning hours, delivery trucks and snow plows in the winter time that access the alley (Sometimes as early as 4AM during winter). This is unpredictable, and outside of our control - just part of small-town city life.

Weekdays tend to be much quieter (and less crowded) if you are looking for a more laid back experience.

**PARKING: Each condo unit in the building is assigned a SINGLE parking spot that can accommodate ONE car only. Our cleaning service uses this spot when cleaning the unit between guests, and will not be available for guests to have an early check-in or late check-out.

We highly recommend traveling with ONE car only. If you are traveling with a second car, you will need to find street parking outside/around town. Parking overnight on city streets is prohibited between November 15th and March 15th each year to accommodate snow plowing. The city has installed parking meters around town, including in front of our building. This may limit the amount of time that one can park in a single spot. Currently, there is no paid parking lot that allows overnight parking.

No Smoking: Please note that this is a non-smoking and non-vaping property, and smoking/vaping is prohibited within the unit, on the patio, or within the building at all times.

**A rental agreement will be required to be reviewed and DocuSigned prior your stay. We require the names and contact information for all guests in the unit. Primary renter will need to agree to house rules for all guests, and DocuSign the agreement prior to receiving access instructions. We ask for this information in the event that we need to make contact with you during your stay, or, in the case of emergency for local responders (i.e. natural disaster, etc.).

Maximum occupancy within the unit: 4 Persons. No pets allowed.

Cleaning fee will be added to all rentals and applicable city/state lodging tax rate (Currently 11.4%).

My family is originally from Germany, and I am the first generation that was born here in the States. The warmth and feel of the town really does show the influence from the Bavarian region - which is what makes this place so special.

We have been coming to Leavenworth since 2002, and rented a unit in this exact building in 2013. The experience was so wonderful that we quickly agreed that we would like to come up more often, and if given the opportunity, purchase a unit in this location. Our dreams of ownership came true in 2015, and we now want to share this special place with you.

Why they chose this property

Built in 2007, the River Park Homes building is one of the very few locations IN the heart of downtown Leavenworth. Park your car and leave it in the garage, as you can walk to so many great locations. Additional amenities were built into the property including: Secure elevator and secure entry doors to the building (Access codes required).

What makes this property unique

Being in the downtown core - literally 1-2 blocks from everything - is such a unique experience. When you come for a visit, you may not even use your car. Enjoy a peaceful walk down the hill to Riverfront Park. Walk to Blackbird Island. Visit the local restaurants, breweries, wineries, and shops. Whatever you pick, you'll enjoy this little slice of Bavarian heaven, and understand why we love it as much as we do!
