Superdome 3 blocks. 2,500 sq ft. Your own private floor.
A full floor of a restored turn of the century warehouse with exposed brick, steel and timber beams, and a row of arched historic windows that fill the room with green light off the tree canopy. Three bedrooms, three and a half baths, beautiful white marble throughout (with each bathroom being unique), and a freestanding soaking tub set against the original brick, looking out to the world. Roughly 415 square feet per guest.
Nobody shares a bathroom here.
Guests have controlled access to a street-level lobby with marble floors and stacked stone walls. The elevator opens directly into your home for the stay — yes, the elevator is your front door, and yes, there are stairs if you'd rather.
The Space:
Brazilian walnut hardwood floors, marble tile bathrooms, granite and quartzite counters, Thermador Professional Grade appliances with a gas range and oven, Restoration Hardware and Pottery Barn furnishings, luxury linens and duvets, hypoallergenic down-alternative pillows.
Each bedroom is large, well appointed, and has a Samsung 55" 4K smart TV. The living room has a 65" Samsung 4K Smart TV. All TVs have Apple TV, Netflix, and Hulu preloaded, with high-speed Wi-Fi throughout.
Bathrooms feature hand-selected marble countertops and marble tile walk-in showers. The primary bath has both a walk-in shower and a modern soaking tub.
The kitchen is built for a cook: pots and pans, cooking utensils, cutlery, flatware, drinking glasses, wine glasses, and decanters. Washer, dryer, iron, central AC and heat, toiletries, towels.
The Location:
Three blocks to the Caesars Superdome and Smoothie King Center — Saints and Pelicans home games, Superbowls, National Championships, Essence Festival, Endymion, the Sugar Bowl, and major concerts. Game day is a breeze: skip the traffic, pregame in the AC, walk down the street, and walk back after. And after the game, whether happy or sad, you have only a short walk to get back to relax or make a turn and go out to celebrate.
French Quarter Festival takes place along the river and throughout the French Quarter and is an EASY walk away. Jazz Fest is at the Fairgrounds but is a quick and convenient uber away, plus you have plenty to walk to after you get back.
While many don't see shopping in New Orleans as the first thing they want to do, there is still some excellent boutiques and interesting treasures to be found in the local stores and art galleries of the Warehouse District, which is directly outside our doors. Furthermore, one can enjoy a leisure day by walking the small stores and restaurants along Magazine Street in the Garden District, which is a simple and quick Uber/Lyft ride of 8 minutes or less to the starting point.
Rouses Grocery is directly across the street.
The St. Charles streetcar line is on the corner, Loyola line three blocks away, and a Blue Bike station is across the street. Uber's are never more than 3 minutes away.
The National WWII Museum is a 7-minute walk — it's the Smithsonian's museum on the subject, and it's worth your morning. The French Quarter is a 15-minute walk: close enough to enjoy, far enough to sleep. Over a hundred restaurants within walking distance, several of them James Beard winners.
For business travelers, the CBD surrounds you. The Morial Convention Center is a short walk or a two-minute Uber, and the Hyatt Regency is two blocks away.
Nightlife nearby includes the Fillmore, Saenger Theatre, Joy Theater, Republic, Howlin' Wolf, and Hotel Barnet's Music Bar, plus outdoor concerts at Champions Square and Lafayette Park. Caesars Casino is an easy walk.
Parking:
A secure, monitored garage sits diagonally across the street, above the CVS, with the entrance around the corner at 650 O'Keefe Street. It has cameras, elevators, EV charging, and in-and-out privileges on a single daily rate — a genuine rarity downtown, and what most guests choose. It's managed by Premium Parking, and is Garage P-373 in their app and website.
Metered street parking is also available nearby and is free after 7 PM and all day Sunday.
Honestly, most guests skip the car entirely. Uber and Lyft wait times here run about 2-3 minutes, and nearly everything is walkable.
A note on Mardi Gras:
If you're coming for Mardi Gras, arrive Thursday and stay through at least Monday. The super krewes parade all weekend starting with Muses on Thursday, D'Tat Friday, Endymion and Tucks on Saturday, Bacchus (Sunday) and Orpheus (Monday) are the ones you don't want to miss. Message me and I'll help you plan it properly.

Great apartment close to everything you need for a fabulous stay in the NOLA Warehouse District. Chris is a great host and was readily available for any questions during our stay. I've stayed at multiple VRBOs in the Warehouse District, and this was by far my favorite.

The condo was very spacious and had everything we needed for our 7 day stay with twin 3 year olds. Parking was a breeze. We kept the car on the street right outside. Definitely a high end accommodation setup for hosting.

Our family traveled to New Orleans for a wedding and we stayed at this beautiful property in the heart of the city! The location was excellent, walking distance to restaurants, grocery store and easy access to other downtown locations. The place is well decorated, comfortable, and has quality bedding and towels for use. Our host, Chris, was excellent and we highly recommend staying here. We really enjoyed our stay. Beds were very comfortable. The sheets were an amazing linen. Everything looked and felt very high end. A few things to note. This unit is on the 2nd floor of a 4 story building. Our party had all made the assumption that “penthouse” in the description indicated the top floor. We did hear some street noise - so light sleepers may want to use ear plugs. Overall, it’s a very beautiful condo that’s well appointed and spacious.

Just to clarify on the description, the intent behind calling it Penthouse was more about the style of the unit (elevator directly enters into it) and the size relative to arrangement (entire floor is yours and private). We felt that the expectation of having the entire floor, and private access, were the more important parts of the term, so I am sorry if that caused any confusion. To mitigate any street noise we provide sound machines in each room in hopes that it would help any light sleepers.
Apartment was really cool and spacious. Kitchen and baths were stocked. Glad we took the owners advice and didn’t rent a car. Everything was an easy walk away. And the grocery store and CVS next door was very handy. Would definitely recommend.

Host was communicative and responsive. The apartment was great and located to so many walkable sites and restaurants. The grocery store across the street is a huge perk. Upstairs neighbors were loud and up very late, but nothing the host can do about that. Otherwise, really enjoyed are stay!

This was in a perfect location with easy walkability to everything we wanted. It was spotlessly clean and included all we needed. Having Rouses grocery across the street was very convenient.
