The open floor plan features cathedral ceilings with log accents, a river rock wood burning fireplace and plenty of windows to let in the natural light.  The living room has a wraparound sofa for comfortable seating in front of the large flat screen TV with cable.  Stay connected with complementary internet.  Mix up a drink at the wet bar, perfect for entertaining.  The kitchen has ample granite counter space for preparing a meal, gas stove top, double wall oven, dishwasher, microwave and small TV with cable access.  Down the hallway you will find a half bath, laundry room and the game room with pool table, Foosball table, pull-out sofa and TV for games.  For grilling on the propane barbecue and a breath of fresh mountain air, head out to the back yard and patio.  Kids will love running around the fenced back yard or playing in the snow.

Three bedrooms are located down the main floor hallway.  The master suite has a king bed, wood burning fireplace, TV with cable, backyard access, and beautiful bathroom with jet tub, large shower with dual shower heads, double sinks and separate toilet room.  The second and third bedrooms each have king beds and share a Jack-and-Jill full bathroom.  Upstairs you will find more sleeping arrangements.  The landing has a futon for flexible lounging and sleeping.  A bonus room has multiple sleeping options including a twin over full bunk and twin bed. Bedroom 4 has a queen bed, bedroom 5 has a king and twin bed, and bedroom 6 has a queen bed. There is also a full bathroom for your convenience.

This property includes a noise alert monitoring system inside and outside of the home to ensure that neighborhood noise levels are respected. It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). There is no electronic video surveillance monitoring pools or spas, or on the interior of the house. Removing the decibel monitor and/or security cameras will result in a full security deposit loss.

Do not exceed the occupancy limit
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult  occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.

No parking in street or yard
Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.

No amplified music 24/7
Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.  

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.

Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear locations:
41790 Garstin Drive & 39690 Big Bear Blvd.

Fines
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.  

Eviction
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In  addition, costly citations may be issued to the undersigned.
