Summary:
Pueblo Moon is a renovated six-bedroom Albuquerque retreat with space for up to 14 guests. Enjoy a heated seasonal pool, landscaped backyard, fire pit, game room, dedicated office, seven beds, large Smart TVs, a full kitchen, garage parking, and convenient access to Balloon Fiesta Park, Sandia Peak, shopping, dining, and recreation.
The Space:
Pueblo Moon combines Southwestern style with modern comfort in Albuquerque’s Northeast Heights. The home offers multiple gathering areas, six sleeping spaces, a dedicated office, a game room, and a private backyard designed for families, groups, business travelers, and extended stays.
MAIN FLOOR
The main living room features high wood-beam ceilings, comfortable seating, a kiva fireplace, and a 75-inch Smart TV.
The fully equipped kitchen includes granite countertops, modern appliances, cookware, dishes, utensils, and ample storage. The dining room seats 8, and the breakfast nook seats 4.
A dedicated office includes a large desk and comfortable chair for remote work.
The main-floor guest bedroom has a queen bed and direct backyard access. A half bathroom is also located on this level.
UPPER LEVEL
The primary suite includes a king bed, 43-inch Smart TV, ceiling fan, sitting area, fireplace, private balcony, walk-in closet, and backyard views. The en suite bathroom has a double vanity, bathtub, and separate shower.
Guest Bedroom 2 includes a king bed and 43-inch Smart TV.
Guest Bedrooms 3 and 4 each include a queen bed, nightstands, reading lamps, and ceiling fans. Guest Bedroom 3 also has a 50-inch Smart TV.
The second full bathroom is upstairs and includes a tub and shower. Both full bathrooms are located on the upper level.
LOWER LEVEL
The basement game room includes board games, a 55-inch Smart TV, table and chairs, and two trundle beds that can sleep up to four guests. A toilet room is also located on this level.
OUTDOOR AREA
The private backyard includes a seasonal pool, patio dining area, loungers, fire pit, and landscaped outdoor space.
Additional amenities include a washer and dryer, two-car garage, Wi-Fi, heating, and evaporative cooling.
Guest Access:
Guests may access the home, game room, backyard, pool area when open, driveway, and available garage parking.
The cleaner’s supply closet and other locked or marked storage areas are not available to guests.
Pool service typically occurs Tuesday mornings between 8:00 a.m. and noon. Service personnel may enter the pool area during that window. This timming may change without notice.
The Neighborhood:
PThe home is in Albuquerque’s Northeast Heights near Balloon Fiesta Park, Sandia Peak Tramway, Sandia Casino, Arroyo del Oso Golf Course, Coronado Center, hiking and biking trails, restaurants, shopping, and cultural attractions.
Albuquerque International Sunport is approximately 20 minutes away, depending on traffic.
Getting Around:
A vehicle is recommended. Uber, Lyft, bicycles, and public transportation may also be available.

BOOKING REQUIREMENTS
The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first.
The primary guest must be at least 25 years old, reside more than 50 miles from the property unless approved in writing, and provide a government-issued photo ID when requested.
ACCIDENTAL DAMAGE PROTECTION
Each stay includes up to $3,000 in accidental damage protection, subject to program terms and claim approval.
Covered items may include accidental damage to furniture, fixtures, and appliances.
Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.
Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.
POOL SEASON AND HEATING
The pool is seasonal and is closed from October 21 through March 14.
Pool heating is available for an additional fee:
March 15 through May 15: $50 per night.
May 16 through September 14: $100 per stay.
September 15 through October 20: $50 per night.
During spring and fall, the pool may require approximately 36 hours to heat. Guests should request heating in advance. Pool temperature and heating performance depend on weather and outdoor conditions and cannot be guaranteed.
The pool has a concave shape. The deepest point is approximately 5 feet in the center, and the sides are approximately 3.5 feet deep.
OCCUPANCY AND PARKING
Maximum occupancy is 14 guests. Parking is available in the two-car garage and driveway.
COOLING SYSTEM
Cooling is provided by two evaporative coolers. These systems are generally connected from early May through mid-October, depending on weather. Evaporative coolers are designed for dry climates and may cool the home by approximately 20°F below the outdoor temperature under suitable conditions. Performance varies with heat and humidity.
HOUSE RULES
Quiet hours are 9:00 p.m. to 8:00 a.m.
No pets.
No smoking, vaping, cannabis use, illegal drugs, or unlawful activity anywhere on the property.
No parties, events, or unauthorized gatherings.
Do not move furniture or appliances.
Lock all doors and windows whenever leaving the home.
Report damage, leaks, safety concerns, or equipment problems immediately.
Reservations longer than 30 days may require a security deposit, background screening, credit review, and recurring cleaning service.
Guests must follow occupancy limits, pool rules, parking requirements, and all posted instructions.
Police involvement, serious disturbances, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.
POOL RULES
Use the pool at your own risk. No lifeguard is provided.
Children must be directly supervised by an adult at all times.
No diving, running, rough play, or unsafe behavior.
No glass, food, drinks, alcohol, tobacco, cannabis, illegal drugs, pets, bubbles, silly string, or confetti in or around the pool.
Do not add chemicals, soaps, oils, or foreign substances.
Keep the water level approximately halfway up the skimmer and contact the host if it appears low.
Contamination or misuse requiring draining, cleaning, chemical correction, repair, or service may result in additional charges.
Follow all posted pool instructions.
FIREPLACE AND FIRE-PIT SAFETY
Use fireplaces and the fire pit only as intended. Never leave flames unattended. Keep children away from fire and hot surfaces. Do not use during high winds or local fire restrictions. Extinguish all fires completely after use.
SECURITY DEVICES
For safety and property protection, exterior cameras include a Ring doorbell at the front entrance, Ring spotlight cameras covering the front driveway, and a camera near the backyard gate. A NoiseAware device or similar noise-monitoring system may also be present.
There are no cameras inside the home. Noise-monitoring devices do not record conversations.
ASSUMPTION OF RISK
The pool, fire pit, fireplaces, balcony, stairs, trundle beds, game room, patio, and other recreational amenities involve ordinary risks. Guests must use them responsibly, follow all instructions, exercise reasonable care, and supervise everyone in their party, especially children.
