About this property

Podere Gnani: 18th-C. Stone Villa in Umbria. Private Pool & Family-Friendly.

Welcome to Podere Gnani, an authentic 18th-century stone casa colonica nestled in the green, hilly heart of Umbria. This is more than just a holiday rental; it is a historic estate where time seems to slow down, offering a perfect sanctuary for families and groups seeking a blend of cultural exploration and rural tranquility.

The villa is embraced by one hectare of private, entirely fenced garden, ensuring total privacy and safety for children. The grounds are a quintessential Italian landscape, partly cultivated with silver-green olive groves. From these very trees, we produce a high-quality extra-virgin olive oil—a "liquid gold" that represents the authentic taste of our land.

The Panoramic Heart of the Estate
In the most elevated and sun-drenched area of the garden sits the private swimming pool. Designed to be a window onto the beauty of Umbria, the pool area overlooks a splendid panorama of the valley. Whether you are swimming in the morning light or enjoying a glass of local wine as the sun sets behind the hills, the view is truly breathtaking.

Absolute Peace and Historical Continuity
One of the most precious features of Podere Gnani is its unspoiled setting. The villa is completely immersed in nature, offering a rare sense of seclusion. Looking out across the valley, the only signs of human presence are a few other original stone farmhouses from the same era, which quietly dot the hillsides like ancient sentinels. This visual harmony preserves the landscape exactly as it appeared centuries ago, providing a peaceful retreat far from the noise and sight of modern development.

Historic Interiors & Authentic Atmosphere
The villa was completely restored in the 2000s with a deep respect for the original architectural soul. Every choice of material and color follows the local building tradition, featuring exposed stone, terracotta floors, and wooden beams.
What makes Podere Gnani truly unique is its interior design. Far from a standard rental, the house is furnished with an authentic family antique selection. These curated pieces, passed down through generations, create a "special atmosphere"—refined yet welcoming—that makes you feel like an invited guest in a noble country home.

Space and Comfort for Large Groups
The house is intelligently organized across three floors, connected by a central internal staircase. To ensure a seamless connection with the outdoors, each floor also has its own direct access to the garden.
• Sleeping Accommodations: The villa offers four spacious double bedrooms, each designed for rest and privacy.
• Bathrooms: There are three full bathrooms (one featuring a bathtub and shower, and two with walk-in showers).
• Flexible Capacity: For larger groups, an additional bed is available in the cozy lounge on the lower floor, allowing the villa to comfortably accommodate up to 9 guests.
• Living & Dining: Daily life unfolds across multiple common areas. You will find a large, traditional kitchen—the heart of any Italian home—and several terraces designed for al fresco dining. These outdoor spaces are perfect for long breakfasts or moonlit dinners overlooking the landscaped gardens.

Modern Comforts & Additional Services
While the soul of the villa is historic, the amenities are strictly modern:
• Free Wi-Fi access available throughout the house.
• Fully Equipped Kitchens: Every kitchen area features a dishwasher, gas hob, oven, and a large refrigerator with a freezer.
• Practicality: A washing machine is available for guest use.
• Included: High-quality towels and bed linens are included in your stay.
• Bespoke Services (on request): To make your stay even more relaxing, we can arrange on-site massages or provide additional housekeeping services (not included in the basic price).

A Preserved Paradise: The Surroundings
Podere Gnani is located in a part of Umbria that remained secluded and unreachable by major roads until the late 1980s. This historical "isolation" has been a gift, allowing the entire area to remain perfectly intact. You will be surrounded by a hilly landscape rich in ancient woods and dotted with silent stone farmhouses.
Despite this absolute quiet, the villa is the ideal strategic base for exploring the "Green Heart of Italy":
• Art & Culture: You are perfectly placed for day trips to Perugia (30 km), Assisi, Gubbio, Spello, Todi, and Orvieto.
• Tuscany & Beyond: Cross the nearby border to visit Cortona, Arezzo, Siena, and the thermal waters of Bagno Vignoni.
• Nature: Explore the shores and islands of Lake Trasimeno (30 km) or the stunning springs of the Tiber River.
• Golf: For sports enthusiasts, one of Italy's most prestigious and challenging 18-hole courses, Antognolla, is less than 10 minutes away.

Location & Convenience
The closest town is Umbertide (13 km). It is a charming hub where you can find everything you need: vibrant local markets, large supermarkets, shops, and a hospital.
• Transport: The nearest Airport and Train Station are in Perugia (30 km).
• Parking: Ample private parking is available on-site within the fenced property.

About the host

Host profile image
I am an architect, following in the footsteps of my father, who was also an architect and the visionary behind the restoration of this estate. Podere Gnani is not just a rental property; it is our cherished family home. We spend our own holidays here, and my daughters have grown up playing in these very gardens. I enjoy hosting because it allows me to share the soul of this place—a project of love and design—with guests who appreciate authenticity, history, and the quiet beauty of the Umbrian countryside.

Why they chose this property

The scene at Podere Gnani is one of absolute primordial peace. Because we are far from urban light pollution, the night sky is a breathtaking theater where the Milky Way and constellations shine with incredible clarity. My favorite moment of the year is June: under the ancient oak tree near the swing, hundreds of fireflies illuminate the darkness—a magical sight that only exists in such pure, unpolluted environments. It is also a place where nature feels close; it is quite common to spot deer or hares wandering peacefully through the valley.

What makes this property unique

What truly sets this villa apart is its architectural integrity and its personal history. Every corner was designed with an architect’s eye for detail, respecting the 18th-century structure while ensuring modern comfort. Unlike many commercial rentals, every piece of furniture and every object is an original family heirloom, passed down through generations. This is a home with a 'memory.' When you stay here, you aren't just visiting a house; you are stepping into a family heritage, surrounded by the same woods and stones that have remained unchanged for centuries.
