About this property
Enjoy the fantastic river views from Rosybank Cottage, with in 2 bedrooms each with with smart ensui
Historic Rosybank cottage on banks of the river Tweed has beautiful river views. The comfortable lounge, seating four in comfort, has a smart tv & an antique dining table & chairs. The cottage is centrally heated but there is an additional mock wood burner electric fire. The fully equipped kitchen area has all that the discerning guest would need, including dishwasher & freezer. The downstairs cloakroom is very useful. The oak floored stairs goes to up with 2 bedrooms. The staircase is decorated with vintage postcards of the old market Border town of Coldstream.
The larger bedroom has a superking bed and a second SMART tv. Ask if you need a cot providing. The ensuite wet room and toilet has attractive tiling and a walk in shower with a choice of flexible or fixed shower heads. The basin enjoys a lovely view over the old gardens towards the town. Inside the wet-room there is a cupboard housing the washer dryer.
The second bedroom is more compact . It has a king size bed and a lovely window seat so that you can enjoy the river views too A frosted sliding glass door fronts the en suite wet room which boasts smart tiling and heated towel rail, sink and toilet. There are plenty of cupboards for the spare towels and hair dryer. The cottage is provided underfloor heating to both wet rooms and central heating throughout and is fully double glazed. One well behaved pet is welcome at no charge but there is a fee for the second small/medium dog. We will provide a dog bowl, dog towel poo bags and dog treats for the pet. Adult guests receive a Welcome pack with home made jam, local beer, biscuits, milk and eggs (not provided currently through Covid regulations)Tea, coffee, sugar and cleaning items are included too.
Parking may be found on the riverbank or in the adjacent Market Square
The old Border town of Coldstream has a traditional High street with butcher, baker, supermarket, vets, post office, ATM and a gallery/craft shop. Henderson Park overlooks the river and is only 150 metres from Rosybank using the riverside path, the Nuns Walk as there used to be an abbey on the site. Close to the cottage is the interesting Coldstream museum which relates the history of the town with the Coldstream Guards.There are restaurants, takeaway options and cafes all within a short walk. On the outskirts of the little town is a beautiful parkland golf course. The Hirsel, and a lake walk , craft shops, jewellers and cafe.
A short drive takes visitors to the abbey towns of Kelso and Melrose or towards the coastline of Northumberland and Berwick, Holy Island and the medieval town of Berwick-upon-Tweed. The coast of Berwickshire has old fishing villages and quaint harbours like St. Abbs and Eyemouth
The whole of the Scottish Borders and Northumberland is delightful for cyclist visitors as the roads are quiet and the scenery superb. We can provide safe storage for two bikes here and at a number of other cottages owned by Border Holiday Homes. Maps are provided
A great day out can be enjoyed on the steam train ride between the village of Ford and Etail. Try to visit Lady Waterford Hall and see the ceiling murals. There is a restored water powered mill at Heatherslaw where you can buy flour or take tea nd scones. The Heavy Horse Centre in Milfield attracts many visitors and you can enjoy . A new attraction which interests the motor sport fans is the Jim Clark Home of Motoring in Duns. This can be combined with a visit to Manderston House which boasts a famous silver staircase. Floors Castle, Thirlstane, Mellerstain, Bamburgh Castle, Cragside are more to visit if you are inteested in history and architecture. Ancestral tourism can be researched at Hawick
Many guests take a day excursion to Edinburgh. One option is using the Border Railway from Tweedbank or Galashiels, or from Berwick. It is advisable to leave your car and walk or take a tour bus around the capital.

When we saw the location of this historic cottage on the river bank, in the Border town of Coldstream, our family knew that it was ideal to add to our small group of holiday homes. The views of the famous River Tweed can be enjoyed form all the rooms in the cottage. The demands of the modern traveller meant that Rosybank would need a complete renovation.We designed two smart en suite wet rooms and upgraded all the facilities. It is proving very popular with one or two couples
Why they chose this property
This particular cottage ticked all the boxes for a holiday home. Renovation took nearly a year and Rosybank became actively available from July 2020
What makes this property unique
As Coldstream is on the Border with Scotland and England, there are many attraction within a short drive. The coast and Holy Island is a great favourite while historians like to visit the site of the Battle of Flodden. It's easy to visit Edinburgh too by train from Berwick or by car. The cottage is very comfortable and enjoyable as you can watch the fishermen or the wildlife from inside or outside
