Project Timeline & Scope



Demolition is scheduled to begin in February.

Work will then proceed with building washing, sealant/waterproofing, and exterior painting.

Estimated completion is September, though timelines are subject to change due to weather or other construction-related factors.

What This Means for Your Stay



Rentals are permitted during the renovation period.

Rental rates have been adjusted to reflect booking during this timeframe.

Construction activity will be limited to exterior areas; however, intermittent daytime noise, equipment, or temporary access adjustments may occur.

Our team works closely with the association and contractors to minimize inconvenience wherever possible. If any disturbance occurs beyond what is reasonably anticipated, additional assistance will be considered on a case-by-case basis.

This luxurious oceanfront vacation rental is located on the south end of the Omni Resort grounds with direct beach access and stunning sea views. The first thing you’ll note when driving into this gated community are the amazing old white oak trees that drape the roads and bike paths winding through the grounds. You will immediately feel in close touch with nature as you take in this gorgeous Floridian neighborhood. Convenient parking greets you upon arrival where the elevator waits to whisk you up to the fifth floor of the Sea Dunes complex. Take in the breath-taking westward view on the short walk from the elevator to Whispering Palms, which is a corner unit. The kitchen, a bright dining area, and living area welcome you when entering the villa. Large windows with amazing ocean and beach views greet you. One of the two spacious balconies is a unique place where you can enjoy the goregous island weather.



The master bedroom has access to the second oceanfront balcony. Amelia Island is known for its fantastic sunrises, and you can enjoy this right from your king size bed. A guest bedroom with a queen bed also has access to this ocean-facing balcony. All bedrooms enjoy en-suite baths. The third bedroom, located on the west side of the unit, has windows that let you enjoy the wonderful sunsets, not to mention the beauty of the forest tree tops. This unit is conveniently located close to the Amelia Island Omni Resort with a wide variety of dining venues and shops, as well as access to private tennis courts and a pool. After a busy day at the water, stroll through the shops where you will also find a full spa facility. This elegant villa is perfect for family or group gathering. No doubt, your party will plan future returns to this piece of paradise!



All fresh linens and towels are provided for our guests. We also provide a starter pack of toilet paper, paper towels, dish washing soap, dish pods, and laundry detergent. Beach chairs, beach umbrella, and beach towels are also provided for you to use during your stay.



While at this rental, you can enjoy the acclaimed biking/walking trails, spa, shops, nature center, chapel, or restaurants situated in the resort, or you can venture to the charming Historic Downtown of Fernandina Beach (about a 15-minute drive north) and feast on the eclectic dining and varied shopping options. Golf is available at many great courses in the area. Bike and golf cart rentals are also available - please inquire for additional information. Pool and tennis court access are included.



Please be advised, this property does not offer access to the Omni Resort privileges or amenities. Access to the main resort pool, fitness center, shuttle service, and Racquet Park (Drysdale) is restricted to only club members and their guests.



All RVs, trailers and boats are NOT allowed within the security gate. Please inquire for further details.



Pets under 50lbs are welcomed! No aggressive breeds and pet must be crated when guest is away from rental.



We also ask all guests to complete a registration form with Amelia Island Vacations through the secure site of DocuSign.

We have a keyless entry system that will allow direct entry into your unit and will not require you to pick up or return keys to our office. Your check-in information will be sent to you on the day of your arrival.

Beach accessories availability may vary due to supply and demand, season, and property limitations. Feel free to ask for extras but be aware that they may not be available during the busy season.



All DocuSign documents must be completed and returned before your arrival date. This is to protect you as a guest and the property itself.



This is a pet-friendly unit. We do have a pet fee that will be applied to your account by Amelia Island Vacations. The pet fee is $175 per pet, max number of pets allowed is two unless you have spoken with Amelia Island Vacations and 25 lbs. is the maximum weight per animal unless approved by Amelia Island Vacations.
