CALLING ALLL SNOW BIRDS, this is your opportunity to experience the Green Valley Recreation area at its finest! This lovely 2+ bedroom, 2 bath home in Canoa Terrace is just a five minute walk to the clubhouse, swimming pool, fitness center, pickleball courts and the golf course (a Schmidt-Curley design) as well as the Grill on the Green where you will enjoy amazing outdoor dining with panoramic mountain views in addition to golf course views.
The Property:
This home offers no-step access and sits on an over-sized lot in the coveted Canoa Ranch community. It is gated and requires a code for access providing added comfort and security. The Home:
This lovely 1602 sq ft home has 2 bedroom/2 bath plus den and is situated in the coveted Canoa Ranch community at the heart of Green Valley. 10 ft ceilings, an open floor plan and expansive windows create a light and bright interior all year round and make this comfortable home feel even more spacious. There is new vinyl plank flooring throughout for allergy elimination as well as ease of cleaning and new interior paint .
The substantial master bedroom suite offers a walk-in closet, a master bath with his/her vanities, a separate commode and an over-sized walk-in shower with built-in bench.
The fully-stocked kitchen has plenty of counter space, all the pots/pans and cookware you could need for whipping up meals, a four burner gas stove, with microwave and built-in dishwasher, a full array of cabinets with enough dishware for all your holiday guests...even an oversized pantry.
The dining room offers seating for four plus an eat-in bar for extra guests.
There are also three outdoor tables. The fenced yard is equipped with a covered patio accessed just off the dining room and boasts a large table with seating for 6. There is a gas BBQ for outdoor dining/entertaining as well as a fire pit for roasting marshmallows.
This home away from home offers majestic mountain views and lovely landscapes. There are two separate private courtyards for relaxing or entertaining, complete with water features.
The GVR Community:
While away your afternoons at the 13 different athletic facilities that make up the GVR area and enjoy activities such as billiards, pickleball, ceramics, painting & drawing, clay & sculpture, floral arranging, take music lessons or attend a class in wood shop. This community HAS IT ALL.

Social Distancing Par Excellence

Our goal was to social distance in a warm and sunny place which was accomplished. The home met our needs. We loved both water features. Green Valley is away from the bustle of the big cities. Canoa Hills and Torres Blancas golf courses were minutes away. We were not able to access all the amenities of recreation centers because of the pandemic which was disappointing but we concentrated on biking, hiking and golf. We did take a Pickleball class which was fantastic and a new activity for us to look into when we go home. Too bad we were not able to return next year due to VRBO allowing a reservation to be expected without the permission of the homeowners. We certainly wanted to return next year. Thank you Sarah for being so accommodating to our needs.

Welcome to Canoa Ranch Retreat, my husband and I hope that your time here will be all its name implies…a relaxing RETREAT.
My in-laws have been snowbirding in Green Valley for the last 10 years and now call it their permanent home.
My husband and I decided last year to continue the tradition and we have purchased Canoa Ranch Retreat as our future retirement home.
Unfortunately, we our both still working so our time there won’t be as frequent as we’d like.
Until then, we chose to open our home as a vacation rental so that others could enjoy it as well.
We entrust our home into your care and hope that you will treat it as your own.

We felt in love with the floor plan and the private setting with gorgeous mountain views. We walked in and it just felt like HOME.

What makes this property unique

The community has everything you could ever ask for. It's both private and safe. All the amenities are within walking distance from the home and you are just a short ten minute drive into town or local attractions.
