Situated just nine homes from the ever-popular 40th Street beach, this perfectly appointed 4BR/3BA second floor residence offers a spacious and comfortable home base for families looking to enjoy the best of Newport Beach. With inviting indoor-outdoor living spaces and thoughtful amenities throughout, this home is ideal for a relaxed coastal getaway.
LIVING & DINING AREAS: The open living and dining area features a leather sofa and loveseat, a streaming TV, and a fireplace that is currently not operational. Sliding glass doors open to the front balcony, creating a seamless indoor-outdoor flow. A dining table with seating for six to eight completes the space, which connects directly to the kitchen.
BEDROOMS: - Primary Bedroom: King bed, Roku TV, ceiling fan, and en-suite bathroom - Bedroom 2: Queen bed and ceiling fan - Bedroom 3: Queen bed and ceiling fan - Bedroom 4: Queen bed and ceiling fan
BATHROOMS: - Bathroom 1: En-suite bathroom with step-in shower - Bathroom 2: Hallway bathroom with tub/shower combo - Bathroom 3: Hallway bathroom with tub/shower combo
OUTDOOR SPACES: The front balcony features a propane gas BBQ, a granite countertop with barstool seating for four, additional side seating for two, and ocean views, creating an ideal space for outdoor dining and relaxing. A secondary side balcony at the top of the entry stairs provides a convenient area for storing and staging beach gear.
KITCHEN & AMENITIES: The kitchen is fully equipped with large and small appliances and stocked with dishes, glassware, flatware, cookware, and bakeware. A breakfast counter with barstool seating for two adds additional dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces and private balcony areas. The ground floor residence is not included in this listing, but may be available to rent simultaneously for larger groups. Please note: This home is conveniently located along the peninsula’s main boulevard. As a result, ambient traffic noise may be heard.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Private laundry facilities are located in the hallway and are available for guest use. Guests must provide their own laundry supplies.
Parking: Two tandem parking spaces are provided in a shared four-car garage, suitable for most vehicle sizes and accessed via the rear alley. Additional street parking is available throughout the neighborhood when space permits.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The location is amazing and the unit was very bright and airy. The floorplan is perfect and allowed privacy for all guests. I highly recommend this place!
Our stay was great! Pleasantly surprised with the cleanliness of the property. The layout with 4 bedrooms and 3 baths was great. The road noise was a bit of a concern in the master bedroom but we sleep with white noise which seemed to drown out the sound. Otherwise we would definitely stay here again and recommend the property to others.

had a great stay
We brought two families and had a great stay here! The house is a block back from the beach so it was really easy to walk down any time. So nice that beach chairs and towels were provided. The house was clean and comfortable to stay in.
The home was clean, updated and the perfect amount of space for our group! We loved walking a block to the beach and rollerblading to the pier every night

This place was the best one we stayed in Newport for sure. Of course, it helped that only four of us stayed in this house. We are frequent visitors to Newport Beach/Balboa are and by far this home was our favorite. Enjoyed our long extended week stay and would consider it again next time.

We stayed for Thanksgiving and had a lovely time. Weather was amazing. Host very attentive. Great location walkable to the beach, groceries and restaurants. Clean and neat. We loved the balcony, which gets nice sun. Enough space for two families (four adults and four college age young adults). This is one of the few rentals we could find that sleeps 8 and also has sufficient dining table space and hang-out/sofa space for 8. We used the bigger sleeping pad and it worked well. Kitchen was updated and everything worked well, but was sort of bare-bones; sufficiently stocked, but it would have been nice to have a few more items. Wifi is spotty in the bedrooms; the house needs a few boosters.

Property was clean, comfortable, and close to the beach. Great to find a property with 4 bedrooms and 3 bathrooms. Didn't have any issues so I never contacted management. Highly recommend.
Great location near the beach, property is nicely updated and comfortable. Our only issue was the road noise along a main street in the main bedroom. Otherwise, an excellent vacation!

The location of this house is perfect with easy access to the beach, pier, and local grocery store. It was spacious and the central air made the evening perfect. The kitchen had everything we needed to stay in and BBQ. The check-in/check-out was seamless. This is a gem of a house with everything you need to enjoy beautiful Newport Beach! We will stay again!

We had an amazing vacation. The property was just perfect for our family of 5. We were so comfortable with all the amenities. We went to the beach everyday and used the available beach chairs. The property was great. Everything was very clean and lots of room for a group of 6 to 8 people. Enjoyed the balcony and easy acess to the Road being the corner house but very close to the beach. Early check in would have been nice because we Flew in from out of town and had little ones but there was absolutely no exceptions as to arrival early.

There were 3 couples that stayed, 3 siblings and our spouses. There was plenty of room and privacy for us all. Comfortable beds and we all had our own bathrooms. The location was great as we walked to most places, with the beach one block away. We will definitely use this property to rent another time.
