This charming farmhouse has been completely renovated to add comfort and convenience while exploring the lovely town of Llano. Pet-Friendly. This 115 year-old farmhouse has been completely renovated to add comfort and convenience. Inside you'll find three bedrooms--one with a King-size bed, one with a Queen-size bed, and an inside sun room that has a Daybed with a pop-up trundle (2 twins) to make sleeping for six. One bathroom contains the original clawfoot tub with a hand-held shower sprayer, and the other bathroom has a shower/tub combination. The living room and dining room are in the center of the open floor plan, while the full kitchen is separated from the dining room by a granite-topped bar. A washer and dryer are provided for guest's convenience. With an inviting front porch and large back wood deck, the house has fantastic spots to sit and relax--inside and out. The roomy fenced back yard is just right for pets, children or the whole family to explore and play. Guests will have full access to the whole house, including full kitchen with supplies, and large backyard with wood deck. The front door has a keypad lock. Type the code and turn the knob to the left. To lock the door from the outside, type the code and turn the knob to the right. Check-in is anytime after 3:00 pm, and check-out is 12 noon. I am available if guests need anything during their stay. Llano is a small, quaint town with a historic town square/courthouse. There are many fun shopping and restaurants, a wonderful river, several parks, splashpad and lovely hill country scenery. Getting around Llano is fairly easy, as it is a small town. We literally have only 2 traffic lights in the whole town. The town square, river, restaurants, shopping and parks are within walking distance of the home. We provide breakfast items in the refrigerator for guests to prepare at their leisure, as well as snacks and water.

Very proud of rehab, but not guest comfort.
Limited cookware & utensils. No DW & no sink plug to wash dishes by hand. W/D locked up. Very limited necessities. Pots, pans, knives, spatulas, etc.

They didn’t have enough dishes/supplies because they used every single one we have and didn’t wash a single one. The instructions were clear they were supposed to. They left the house an absolute wreck, the worst a guest has ever left it. Every single dish was dirty and they got into every extra linen we have in the house. They did NOT follow the house rules or check out instructions. By far, the absolute worst guest we’ve ever experienced. Will not rent to them ever again.
Great rustic home on a nice quiet side street of Llano but still very walkable to restraints and shops in town. Communication was excellent and check-in and out process was easy and very accommodating.
Within a few minutes walk to the main square or a 1 minute drive. Quiet neighborhood with patios front and back. Easy drive to Fredericksburg. Super cute house with everything you need.
We were in town for the annual Llano Crawfish Open. We have been volunteering every year since 2009. This house was perfect for such occasion as it is located about 5 minutes from Robinson Park. The owner was very friendly and very helpful. She made sure we had everything we needed for our stay. We even enjoyed the breeze on the front porch in the early mornings enjoying our coffee, and late evenings to relax and wind down from the long days.
We hope to get to stay here again in future years.
My family and I enjoyed our stay at Aunt Hattie's Farmhouse. House was in close proximity to shops/restaurants downtown, but was in a quiet neighborhood. Tiffani did a nice job in prepping the place before we arrived. Was great there was a Keurig and the eggs, bacon and biscuits were a nice breakfast touch. Beds were comfortable. Tiffani was very easy to communicate with if anything came up. Will look to stay here again on a future visit to Llano.
This is a cute and cozy home with a great backyard! We enjoyed our stay and found everything in great shape.
The only feedback I have is it needs security locks. Otherwise this was perfect!

We absolutely LOVED staying at Aunt Hattie’s this past weekend!! My mother-in-law and my mom stayed with me and walked into town to go shopping and enjoy the amazing weather!! From the well-stocked and clean/updated kitchen with a fridge full of bacon and eggs from the host, to the extra-comfortable beds and bedding, we all had everything we needed to make a perfect weekend while our husbands were an hour away at the deer lease! Not to mention the HUGE backyard and deck that made sitting outside with our pups an added pleasure! Tiffani definitely has thought of everything to make this rental feel like an old-fashioned bed and breakfast with the added bonus of modern amenities like satellite TV, wifi, a washer and dryer, and AMAZING water pressure! Of course there were also plenty of extra linens, towels, etc to accommodate for each of our needs! Will stay here again for sure!
The house was awesome! We love vintage and antiques and the house was decorated with both. Tiffani was very responsive and helpful....a great host! It was a great weekend getaway and we will definitely book this house the next time we are in Llano!
Second time staying at this property and it didn't disappoint again. It has everything you need for a weekend in the Llano area. Walking distance to the square and the shops, bars, and, restaurants there. Easy check in and check out. Owners are fantastic!
We loved the house, the porches AND the beautiful backyard! It was home to my husband and I and my Mother on our Mother's Day trip to enjoy scenic Llano and Mason. It was a short drive to see the Seaquist Mansion, also well worth the trip. The kitchen was even stocked with eggs, bacon and biscuits! Peaceful and tranquil neighborhood. Definitely SAVING this VRBO as a FAVORITE.
This old house has been upgraded with many fine amenities including AC, Entertainment, Bathrooms & kitchen. Decoration theme is old time farm decor. Owners were very helpful with questions.
Great location, walking distance to cute downtown with both funky shops and a variety of restaurants, and to a very pretty park by the river. The house is very cute and homey - great fixer-upper job! Fenced in backyard and nice patio for morning coffee.
Aunt Hatties Farmhouse is nestled in a quiet neighborhood that is walking distance to downtown Llano. The checkin and checkout process were both simple and efficient. The house was very clean when we arrived and just as it was described only. When we are back in Llano, we will book again!
Very cute house. Great fenced yard for our dog. Mosquitoes in the early evening made sitting outside uncomfortable at that time. There was a decorative tub out front that was filled with sitting water that was probably making it worse. Loved the location. Could walk to most of the dining places we ate at. I highly recommend this house.
