GUEST ACCESS
Guests are welcome to use all clubhouse amenities available in the gated community. The clubhouse features resort style pool, poolside cabanas, tot lot, events lawn, fitness room and walking trail.

1. PET POLICY- NO PETS ALLOWED: For the convenience of other guests and in an effort to help us provide the most sanitary accommodations available, pets are not permitted. Some guest are allergic to dogs and cats. If pet is detect a fine of $500,00 will apply
2. SMOKING- This property is 100% smoke free. Absolutely no smoking is allowed in the house. If smoke is detect in the house a fine of $500 will be apply
3. POLL HEATING UPON REQUEST, 24 hours in advance, minimum of 3 days. Pool heating fee of U$55.00 . Unauthorized pool heating will be charged .
4- PLEASE BE ADVISED THAT garbage must be in garbage bags and disposal on the garbage bin ; a fine of $100 will be fine if the garbage is not disposed properly
5- We are not responsible for damaged, lost or stolen personal items left in the house at any time during guest stay or cleaning. Guest has the sole responsibility of their own items and has been inform to keep windows and doors locked all the time.
6- BQQ USE WILL BE CHARGE $80,OO Please
7-Maximum 6 cars per booking ; but no car allowed to park on the grass , the car excess should be park close to the clubhouse or beside the lake. -No candles, no charcoal grills. Do not disable smoke detectors.
- Please treat the home as if it was your own. Do not rearrange the furniture. Do not park on the lawn.
Clean the grill after each use.
Do not drag suitcases up the stairs as it damages the carpet.
- Please be considerate of the neighbours. Observe quiet hours from 9pm to 9am when you are outside. Do not leave any trash, cigarette butts, or personal items on our neighbour’s property.
- Guests are expected to follow all laws and ordinances that govern the jurisdiction of Kissimmee . We reserve the right to early termination, without refund, if guests are found to have violated any laws of the jurisdiction while residing at the property.
FEES AND PENALTIES
- The reservation rate is based on number of guests identified in reservation request. Additional guests require prior approval by the house manager and payment of $25 fee per night per guest. Maximum number of guests the house can accommodate is 15. More than 15 guests at house is subject to penalty.
- LATE CHECK OUT IS SUBJECT TO PENALTY. at 10 am or earlier; Checking out late will result in automatic $100 penalty fee, with the fee increasing each additional hour thereafter for up to double the nightly rate.
Check in is 4:30 or later at any time after this time.
- Smoking on the property will result in an additional $500 cleaning fee.
- Pets are not permitted. Bringing a pet will result in an additional $500 cleaning fee.
- If we have to return furniture to its original location, we will charge a moving fee.
- AN ADDITIONAL CLEANING FEE OF UP TO $5,000 MAY BE REQUIRED IF PROPERTY IS LEFT IN POOR, TRASHED, OR DAMAGED CONDITION.
ADDITIONAL POLICIES
Access
Guest shall allow property manager and staff to access to the property for purposes of repair and inspection. Management shall exercise this right of access in a reasonable manner.
Property Protection Plan. YOU ARE SOLELY RESPONSIBLE FOR ANY THEFT, DAMAGE OR BREAKAGES THAT MAY BE CAUSED TO THE PROPERTY OR ITS INVENTORY DURING YOUR STAY.
EVERYTHING IS CHECKED AND PHOTOGRAPHY BEFORE YOUR CHECK IN AND AFTER CHECK IN AND THE CLEANING IS DONE TO INSURE THE HOUSE WAS LEFT IN THE SAME CONDITION.
The home is checked prior to your arrival and after your departure and any faults are reported to the management.
We reserve the right to retain the security deposit either in part or in full to cover damage, theft, breakages or non-return of the keys. This may also include additional cleaning costs for spills, stains, etc. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required. Florida has a sub-tropical climate and care must be taken with food that is left uncovered.
Uncovered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to you.The owners and their agents accept no responsibility or liability for any loss or damage or alterations to the terms of this booking caused by events beyond their control including, but not restricted to, hurricanes, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation of schedules by carriers, adverse weather conditions, fire, flood, industrial dispute or any other event beyond their control. We recommend that all guests ensure they have appropriate holiday, medical, injury and cancellation insurance cover prior to travel.
Safety & Security. Due to state fire regulations, under no circumstances may more than the maximum number of persons identified on the booking form occupy the home.
All swimming pools are used entirely at the guest s own risk. No diving is allowed and children must be supervised at all times. Glass is not permitted in the pool area at any time. Please use the plastic ware provided. Pool Heat must be requested and paid for locally prior to arrival (Cost varies per property). The guest is responsible for locking the doors to the extent of locks available at the property before leaving at any time during their stay.
Pool heat is available to guests during the winter months for those homes that are pool heat accessible. If you did not request pool heat when placing your booking
and if would like to add this service, please contact us at least 72 hours prior
Pool heat is typically set 83°F and 89°F and many Property Managers are unable to adjust this temperature. If the temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off. There are no refunds provided when this situation occurs.
Pool Heat/Spa Heat
If the home has a spa, you must purchase pool heat for it to be warmed. The spa
can only be heated by the pool heater. If you purchase pool heat, the pool and the spa can only be heated to the same temperature, as the spa is not a stand-alone hot tub.
24-48 hours to heat from the day you arrive when it is turned on. Typical Min night stay for pool heat is 5 nights/varies per property and length of stay.

Complaints. In the unlikely event of a problem arising during your stay , you should contact us immediately and we will seek to resolve the matter within a reasonable period of time. If the problem has not been reported to us within 24 hours of the problem arising, we cannot accept responsibility.
