Serenity In The Smokies Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON-SMOKING cabin, smoking is allowed on the deck, please dispose of Butts properly. If this rule is broken and the cabin needs to me remediated a 250.00 fine will be applied.
3. MINIMUM AGE LIMIT - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **PAYMENT A 50% deposit is required to reserve your dates and the remaining 50% is due 30 days prior to arrival. Credit Cards are the only form of payment excepted.

5. **CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. THIS IS A NON-SMOKING / NON-PET FRIENDLY CABIN – If this rule is broken a 250.00 fine will be charged for each rule broken.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons.

8. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However maid services are available at an additional rate. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bin out front. An additional charge may be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.

The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.

# Serenity in the Smokies
## Rules & Rental Policies

**1. CHECK-IN / CHECK-OUT**
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time.

**2. NON-SMOKING PROPERTY**
This is a non-smoking property. Smoking is permitted outdoors on the deck. Please properly dispose of cigarette butts.

If smoking occurs inside the property and additional cleaning or remediation is required, a $250 remediation fee may be charged.

**3. MINIMUM AGE**
The primary renter must be at least 25 years of age. We do not rent to vacationing students or individuals under 25 unless accompanied by a parent or adult guardian.

**4. PAYMENT**
For direct reservations, a 50% deposit is required to reserve your dates. The remaining balance is due 30 days prior to arrival.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. CANCELLATIONS**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are non-refundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. QUIET HOURS**
Quiet hours are from 10:00 PM to 8:00 AM. Please respect neighboring properties. Guests who repeatedly violate quiet hours may be asked to leave when permitted by the rental agreement or applicable booking-platform policies.

**7. MAXIMUM OCCUPANCY**
Maximum occupancy at Serenity in the Smokies is eight (8) guests. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

**8. MINIMUM STAY**
Serenity in the Smokies generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

**9. LINENS / HOUSEKEEPING / CHECK-OUT**
Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property.

Guests should bring separate towels for the hot tub.

At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated bear-proof trash container.

Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

**10. NO PETS**
Serenity in the Smokies is a **NON-PET-FRIENDLY PROPERTY**. Pets are not permitted without prior written authorization.
