This 23rd Floor condo is one if the highest in Ariel Dunes and has the breathtaking views to prove it. Great views of the emerald green waters of the Gulf of Mexico beaches, the bay, golf course and the pools of Ariel Dunes. Our family's condo sleeps six guests comfortably (King bed, queen bed, 1 set of bunks in a small private room.
This condo in Ariel Dunes is easily accessed by one of four elevators and also has luggage carts to assist you with moving in for your week at the beach.
The two bedroom, two bath unit plus a bunk room, has everything you will need to ensure a perfect family vacation or getaway. This unit features ten-foot ceilings, ceramic tile through out and plush carpet in the bedrooms, raised panel kitchen cabinetry, stainless steel appliances and beautiful granite countertops.
•Master Bedroom: Wake up and see the Gulf of Mexico from your king bed, with private access to the balcony from the master bedroom. The master bath has dual sink vanity, large glass stand up shower, and a separate soaking tub.
•Second Bedroom: Queen size bed
*Bunk room has a twin set of bunk beds.
•Living Room: Large Sectional Sofa with smart TV
•Kitchen: Granite countertops and stainless steel appliances, solid wood cabinets, breakfast bar, built-in microwave,
•Dining Room: Round glass top dining table which seats four with buffet server, and three bar stools for additional seating.
•Balcony: Large double balcony with gorgeous views, 8' sliding glass doors from the Living Room and the Master Bedroom. Full patio set to entertain, dine or relax while taking in the breath taking views of the emerald coast or the beautiful pools of Ariel Dunes.
•Other Amenities: Two full bathrooms and laundry room with washer/dryer. Wireless internet, cable television, and this unit is strictly a non-smoking unit indoors. Fitness room onsite.
Ariel Dunes, is located in the Seascape Resort. No other resort offers you so many choices with over 2,000ft of powder white beaches, an 18-hole golf course, eight tennis courts, five over-sized pools, a wooden walkway to the beach, along with beach rentals including water sports, umbrellas, and chairs.
As an added benefit the enormous pools include a section that is heated during the winter months as well as lots of lounge chairs. The zero entry children's pool features a mushroom waterfall. A bar and grill poolside to provide an outlet for food and drinks while relaxing by the pool.
Whale's Tail Beach Bar and Grill is located right on our beautiful beach so you will able to enjoy sea-side dining while watching the breathtaking sunset. Better yet, enjoy the fabulous sunset from the furnished balcony of this condominium while sipping your favorite cocktail.
For the serious shopper, Ariel Dunes is located within minutes of the largest designer outlet Silver Sands Outlet Mall, Destin Commons Mall, and minutes away from fine or casual dining and elegant boutiques. You can entertain the kids at Big Kahuna's water park and play at The Track entertainment center. With so many choices, you will need to schedule time to just relax and enjoy the tranquility that is the essence of Ariel Dunes.

Overall was a great week. The host communication was great. The outline of how to check in and check out, etc was outlined beautifully. Our only areas of concern. The room had a smell when we first got there and each time we entered. We used room spray to offset that (not sure what it is). The furniture was showing wear and tear. One of the chairs in dining area, bottom really sunk in. Handles off drawers on some of the bedroom furniture making the drawers hard to access. The cleanliness of the unit was not what I expected. This is not a total negative review but the unit does need some updating. Thank you.
Absolutely beautiful view of the gulf and the bay from the 23rd floor the accommodations were great for our large family had everything you need to stay for 9 days
We had a wonderful stay as a family of 5! We loved the location and the views! The condo had everything we needed! Super easy check in and out! Would highly recommend!

What a view!!!
My family thoroughly enjoyed this condo. It was absolutely beautiful and the views were amazing. Teresa was very helpful and made our stay very enjoyable. We will definitely come back to this 23rd floor oasis!!!
We have had the opportunity to stay here once before with our family of 8. The view is gorgeous, condo is clean, and there is more than enough space for our family. My only wish is that we could have stayed longer. Thank you Theresa!
This condo was wonderful! The pictures accurately show the property. There were a few things worn down…like handles missing off of dressers and a cracked plastic container in the fridge, but wasn’t anything major. Our only complaint would be the bedding. The mattresses were not comfortable and I was worried about a child sleeping on the top bunk as there was not guard rail to keep them from rolling out.

Very outdated with photos that were deceiving . Not Clean
First time using VRBO . Room was not clean shower and bathtubs had to be cleaned before use as black hairs were present . Bunk beds in room had no railing so small children were not able to sleep there . Found multiple bottles of male enhancement pills one under mattress where kids bunk room is located . Also another one found where family games were kept . Dresser and drawers were broken with broken pieces placed inside . All bed mattresses were extremely uncomfortable. Kitchen appliances were outdated and broken, outdoor patio furniture was dirty stained along with couches in living area . Blinds were broke. closet doors were broken , found someone’s else’s undergarments in dresser drawer . For the price per night extremely dissatisfied with the condition of condo . I was born and raised in destin and have stayed at many different condos and thought by staying at sandestin beach resort quality would’ve been better . I will not be recommending this place to anyone . It’s apparent standards for cleanliness and functioning advertised extras is just a way for people to pay premium prices for run down condo .

First off, the unit was very clean so that’s a plus. I wish the listing was more accurate. We’ve stayed in Ariel Dunes 1&2 several times, usually a couple times a year. We always book a 3 bedroom 2 bathroom, this listing however said it was a 3&2, when really it’s more of a 2&2, with the 3rd room being a closet with bunk beds. We were really thrown off by that but I guess I should’ve looked at the listing photos better, but all of the other 3&2 were always a full 3 bedrooms. But the biggest issue was they didn’t supply parking passes, but the listing said they do. We have NEVER had to go through the hassle of going across the highway and upstairs in a building to buy a parking pass. That’s way too much of a hassle when all of the other owners and rental companies supply those. Lastly, the door locked us out in the middle of the night, and I wasn’t able to contact the owner, and they didn’t contact me back until the next morning. Which thankfully we were persistent and tried the door 15 minutes later and it finally opened. We were about to have to get a hotel for the night if the door didn’t open. My suggestion would be to have a more accurate listing telling people the size of the “3rd bedroom/closet”, and telling people ahead of time that the parking pass isn’t actually included, even though it’s stated in the description that it is. And installing a lockbox in the event the electronic keypad doesn’t open the door in the middle of the night so you’re not stranded.
The location is perfect. The property needs some basic updates towel’s didn’t match, dish towels was old and stained, pots where old and bath rugs was old. If your eating out everyday and bring your own stuff, then this is a perfect location.
Patio sofa was ripped when we arrived along with some other minor things. I contacted the property manager in the event this was new information to her. It wasn’t. It was just an eyesore at best. No real problems. There was proper instruction given to make the check in/ process and stay smooth. The view was amazing. There were travel size products for cleaning, laundry, and hygiene. This property was a 3 man walk from the beach and less than 10 minutes from the local shopping center and eatery.
Giving it a 2 star because of the view. From reading the reviews we were super excited to visit. As soon as we opened the door it all went downhill. The apartment smelled a bit weird, floor was sticky and comforter was stained. Bathrooms were not cleaned to our satisfaction. Wife had to go buy Clorox wipes to clean the place since we had toddlers. The back door did not lock creating a safety hazard for us since we had kids in the room. The outside couch had a tear on one of the sides. We ended up buying towels at Walmart because the ones provided smelled weird and had stains on them. This apartment needs massive cleaning. If you just want to enjoy a nice view from the 23rd floor then this would be good for you. But if you like to sleep and be in a clean place then this is not it.
We LOVE Ariel Dunes. Always plenty of room at the pools. And we LOVE the views. Condos are usually very nice and they must be because we've been staying at Ariel Dunes for years. This particular condo 2302 was very spacious and had everything we needed and more. thanks for having us.

The condo had everything we needed. We had a small mishap that was fixed immediately. The owner was very responsive when called. We stayed 5 days and felt right at home. Very close to the beach walking distance. I would suggest having two beach chairs instead of one, which wasn't a big deal for us we were busy swimming instead of sitting. We loved the patio furniture enjoyed sitting on the patio looking at the ocean very relaxing. Many delicious restaurants near by as well. We will be back. Thanks for having us.
Awesome property with fantastic views. Great amenities throughout the Seascape property that included pools, golf, pickleball and tennis. Very easy to get luggage and groceries with provided carts and racks up to the condo. Convenient choices of restaurants that included one in the building (Cabana Cafe) that had great food and entertainment. Plan to return again next winter.
This property was perfect for our family of 7, which included five teenagers. The views were fantastic, the unit was clean and the communication with the owner was clear and timely. We had no surprises. It was exactly as listed. A 3-5 minute walk to the beach. Don't let the 23rd floor deter you from staying here. The elevators are swift.
Just as advertised with lots of space for our family. Really enjoyed the balcony with a comfortable couch for my morning coffee as I looked out to the beach and ocean. We referred to our stay as living in the penthouse since we were on the 23rd floor. Our host always responded and helped whenever needed
The condo was perfect for our stay. It was clean and comfortable. Theresa was a fantastic host, with excellent communication. We were a little worried about waiting for the elevator being so high up, but it was never an issue at all and they are very fast. Short, easy walk to the fantastic beach!
From reservation to checkout, this beautiful condo met all of our expectations. We enjoy Miramar Beach at least twice a year and we've never stayed in a condo. But this one changed our minds. It was actually spacious, easily accessible and close to the beach. Thank you for a great stay.
We had a great time. The property is a little bit of a walk to the beach but not terribly bad. The view was pretty good as well except one building is kind of disrupting it a little bit. It was clean and worked well for us. We did not have enough silverware for us. We had 8 people and there was only 5 forks, so we had to eat in shifts. There was a few light bulbs out which we would have replaced but there was no spare light bulbs. We also couldn't find a boom to sweep up after ourselves. We couldn't find a sheet for the pull out bed/couch as well so we had to improvise. We still had a wonderful time.

Thank you for sharing your feedback with us. Over the weekend our cleaning team did an inventory of all items in our condo. The items mentioned in your comments from your October 2020 stay have already been addressed or are in the process of being purchsed this week.
I apologize once again that the condo was missing a few items. I only wish that you would have notified me of these challenges during your stay. As they could have easily been resolved with a phone call or text..

The zero entry pool with the mushroom fountain is a big hit with children and adds a bit more relaxation for the parents on "life guard" duty.
Don't blow your fun money on beach chair rentals. You are welcome to use our traditional beach chairs purchased from Target. They are light weight and easy to carry to the beach.
Once you arrive, you don't have to get back into the car unless you choose to. Bike rentals are available on property and there are a variety of dining and entertainment options that are an easy walk or ride away.
