Beautiful house! Very clean. Great for a big group who wants to have a fun time! The host was very helpful and flexible, always responding quickly to any messages. No complaints whatsoever.
Plenty of things in the kitchen to prepare meals. The fireplaces were great. Wood was dry, clean and plentiful. Fire starters were also stocked. Easy and very comfortable.
We had an amazing time at this house. It is very convenient to HV slopes and village and has a lot of great space. We had four families and never felt crowded as there was ample gathering space. The kitchen is also well stocked! The host was amazing and helpful! Will stay here again if we return to the area :)
Overall, it was a nice place to stay. Maybe a little overpriced but everything else was also at this price point or higher. The place is somewhat dated but there were some enjoyable aspects of the home including 2 wood burning fireplaces. There should be some updates, especially for safety because there was a spinal missing around a spiral staircase and another one came off easily when a toddler leaned on it to put on a shoe. Beautiful setting and a cozy 2 night stay.
Great location only 10 minutes from the slopes! Plenty of room for multiple couples / people. Great view. Will for sure save home for next year to rent. Dean was easy to work with as well. If anything, couple small issues with couch and one recliner and the microwave was acting up. Would recommend bringing a few pots and pans. Other than that if Dean cleaned those few “minor issues” up, this is easily a 10/10
Extremely Disappointing, Not Suitable for Families
I have never been more disappointed with a VRBO stay. The condition of this cabin was absolutely disgusting. From the moment we walked in, it was clear the place has been completely neglected. The trash was still inside when we arrived, and there was a pile of dirty laundry on the basement floor. The kitchen was a disaster—utensils, stovetop and table were coated in food residue, and the microwave didn’t work. The kitchen was poorly equipped with just one saucepan. The listing heavily exaggerated the amenities. The description said the beds in the bedrooms were larger than they actually were, and the claim of “ample firewood” inside was laughable—there were only three pieces of firewood inside available for use. The light in the main room didn’t work and I also found ZERO washcloths in the bathrooms. The cabin had serious safety concerns. The wooden staircase balusters were broken and unattached, so that child could fall through. The bathrooms had mold on the ceilings, and multiple rooms had visible holes in the walls and the sink in the basement bathroom was cracked.Additionally, the circle driveway had a large ditch that caused our vehicle to slide into it, requiring a tow to extract it. This could have been a major safety hazard, and it added even more frustration to an already terrible experience. This cabin might be tolerable for a weekend fraternity party, but it is NOT suitable for families.

It kept us dry
If you're looking for a bigger place that has a roof over your head, this checks that box. Beyond that, I struggle to find much positive to say. We stayed here probably 10+ years or so ago, and I think I can list the maintenance that's been done since: Painted the place green, appliances, new TVs. Beyond that, I'm pretty sure nothing's been done. For the price, I expect much better. Know up front that many of the listing pictures are quite old.
Similar to previous reviews, we showed up to 2 rolls of TP. I asked the owner where to find more in the house and his response was "yeah, my cleaners told me supply was low". The kitchen is very poorly stocked which made meals tough. The place sleeps 12-14, yet the only pot was a 2qt saucepan and the couple skillets were tiny. Bath towels we found just piled in the dryer. Lots of burnt-out light bulbs. Busted dinning room chair. Old food behind the couch. An empty Corona box for an ash bucket. Everything just generally disheveled.
Outside, the deck off of our bedroom was condemned (seriously!), and the "beautiful gazebo" was destroyed by what I'm assuming was a fallen tree or maybe an asteroid. The driveway to the house is basically mud.
In a nutshell: the house kept us dry and warm. Beyond that, if I came back I’d pack as if I was going camping and bring literally everything I needed for the week.

A family Christmas trip spoiled
Our family of 14 arrived at designated check-in time of 4 PM, with 4 of our children and grandchildren awake since 3 AM to catch a 5:45 AM flight from Iowa. After unloading 3 vehicles for our 2 night stay, we discovered beds with either no linens at all, beds that appeared to have been slept in, a single crumpled towel in each bathroom, layers of dust on the glass top tables, mouse droppings on the dirty countertops and in the silverware drawer, dead flies on the window sills, dirty carpets, and a laundry room piled high with towels and sheets , the status of which could not be determined.
2G WiFi did not connect to the internet.
Only 1 of 13 iPhones could receive a signal strong enough to call the contact number, and the mailbox was full. A text was finally answered, and phone contact made with the owner. When conditions were explained, the owner said,"I find that puzzling. I was there personally yesterday". I asked if he could get a cleaning service there, but he couldn’t until morning. I asked him to come personally, but he couldn’t because he was "in south Buffalo and had worked all day". I told him we couldn’t stay in these conditions, and his response was that we were the "first to complain in 10 years". He also said he uses VRBO and in comparison, his home was great. He said "you must have been lucky", when I replied that we’ve always had good experiences with our rentals through these agencies.
We packed up our 3 vehicles and returned home, a very tired and disappointed family. Much preparation had gone into making this trip, our Christmas gift to the family, a ski holiday, possible.
I wish I could insert pictures in this review. The health department should close it down.

Truly a shame. A renter had stayed in the home the following weekend and had nothing but great things to say about the home and their stay. The home was professionally cleaned in between stays as it always is and I personally went up to inspect the home a day prior to this guests arrival. The Home which is not a new build by any means was in pristine condition. This renter verbally accosted myself and my son, after we did what we could to amend this mind boggling issue. Even after the renter stormed out, leaving lit fires a blaze within the home, my long time neighbor whose a year round resident of the area went to inspire the home didn’t start on fire, was equally perplexed to the insane discontent for the property from the renter. He said the place looked great to him! So as I read this again, I wonder how a family of 14 paying an incredibly reasonable rate for a home of our size, could justify such an absurd reaction. My only guess is that the weather was warm and raining which is out of my control and would make the weekend less then ideal. From that she decided to pull an audible and find a way to have her trip refunded. I also wish I could share the picture she sent, as they illustrate the absurdity of her claims. So I ask any perspective renter to take this review with zero weight as it is a baseless claim.
So much space to spread out in this two level home. Had everything we needed to get comfortable and a beautiful view. About 10 minutes from the slopes. It has definitely been well loved and used over the years, not perfect condition but good for a rental home. Would consider on a return trip! Thank you!

Family Time!
Loved the location and size of this home. So close to town and the mountain. Loved the wood stove and all the space. Place could have been a bit cleaner. The bathrooms leave a bit to be desired, but overall it was a good place for two families and adult children to hang after a day of skiing.
The property was beautiful as described. The only complaint I had was that the kitchen utensils/cookware was limited. They had the very basics which we made due with but when cooking for a crowd (14), the pots and pans were small and had to be cooked in batches. Overall a place for a great weekend.
This house is great for 2-3 families. We had plenty of room, the drive to Holiday Valley was under 10 mInutes (6 was the record!), the morning sun and views were spectacular, and the 2 wood-burning stoves were phenomenal. The upstairs living room is much larger than it looks in the listing photos, as is the dining area. There were plenty of “extra” amenities: garbage bags, a Swiffer and pads, laundry and dishwasher soap, and a coffee maker AND a Keurig! The best part of the house’s layout is that the kids/teenagers stayed downstairs the ENTIRE TIME except to eat meals. They had a blast sleeping together in the bunkroom, playing xBox, and Bubble Hockey. There was also an extra bedroom that the older teenagers slept in. My favorite feature was the spiral staircase - so neat!! Dean was excellent with his communication and made us feel very welcome. We will definitely be back next year!! 5 stars!!
We had a blast and had everything we needed. The property could use some updating but it’s just right for a ski getaway! The owner was very flexible when we had a big snowstorm on our last day and allowed us to check out a bit later so that we could wait for the roads to be cleared.

Totally not what we were hoping for
I was excited to rent this because the reviews looked terrific, as well as the photos. But when we got there, I was unfortunately really disappointed. While it did sleep the amount of guests I needed, it was a bit gross. The sliding glass door handles were broken. Neither had attached screens, one was half attached with duct tape. The washing machine has dirty water in it that stunk up the lower level. For a home that can sleep 14, it came with 3.5 rolls of toilet paper, two rolls of paper towels, and about 8 or 9 clean towels that were left in the dryer instead of being folded and ready for us. Some of the plates in the cupboard were dirty, there was a cracked glass in there as well. The one cupboard didnt have a door attached. My husband had to fix a door knob so a bedroom door could close. Dirty cupboards inside. We moved the couch to sit and look out the pretty windows and found old food, empty booze bottles, and other garbage. The trash cans outside were full. We were all really disappointed. It was my wedding weekend and the girls got ready there and that was not what the pictures showed it was going to look like. VERY disappointed.
Close to Holiday Valley and town. Kids enjoyed sledding and there were a couple of sleds on property. Owner was easy to communicate with. Overall a cozy place to stay.

My family and I wanted to stay in Ellicottville for a weekend of skiing and relaxing. Dean's house was conveniently located for skiing at holiday valley and kissing bridge. Plenty of space in the house for 12 guests. Quiet neighborhood. Huge driveway, with a lot of parking space. We would definitely return.
