The Space:

Located along one of the most scenic stretches of River Road between the 2nd and 3rd

crossings, this creative, upscale riverfront home is perfect for families and groups. The

property combines private river access, panoramic river and cliffside views, two fire pits,

two large, covered decks connected by a spiral staircase, and a spacious yard with

mature pecan trees (take as many pecans as you can gather).



Food, live music, and tube rentals are just 1 minute away at Lone Star Float House and

Son’s Guadalupe. . Gruene, Whitewater Amphitheater, Schlitterbahn, Canyon Lake,

and downtown New Braunfels are all within a short drive.



Sleeping Arrangements:

• Downstairs primary suite: king bed, private bath, private patio with river view

• Upstairs primary suite: king bed, private bath, French doors opening to the upstairs

deck with river view

• Bedroom 3: queen bed with full-size trundle below

• Bedroom 4: full bed with twin trundle below

• Loft: four built-in twin beds with privacy curtains and individual shelves, lights, and

outlets, plus full daybed with twin trundle and an oversized bean bag lounge area



Inside, the open-concept kitchen, dining, and living area was designed around the river

view, with large windows and comfortable gathering spaces throughout. The kitchen is

fully equipped and includes island seating, a dining area, and a pass-through window

bar with additional seating overlooking the river.

• 6 Smart TVs with Roku or Apple TV

• Laundry room with full-size washer and dryer and second refrigerator

• Kitchen and bath amenities to start your stay

• Pack ‘n Play, highchair, and children’s books provided

selection of books from their personal library

• Minimum renter age: 25

• Primary renter must also be an occupant

• Parking for 6–7 vehicles

• Up to 2 dogs under 40 lbs. are allowed ($25/day per dog)

• Dogs must remain leashed outdoors

• Renters ID and credit card must be verified prior to check-in

• Electronic rental agreement must be signed prior to check-in

• Property includes accidental damage protection that covers up to $3000

• Exterior security cameras monitor outdoor entry and parking areas for safety in

compliance with city and county short-term rental permit restrictions.
