Thoughtfully designed, this 2 bed/2bath home is a once in a lifetime experience. Wake each morning with a cup of coffee as you experience dolphins swimming in your backyard or end each day with dinner and a sunset surrounded by the tranquil sounds of the ocean waves. Offering PRIVATE and DIRECT beach access, you may never want to leave.

We do have a fleet of Luxury cars available for rent aswell for an extra fee. We offer our guests a preferred price when a car is combined with a property rental

The Space:
The home's Tulum Chic design has been fully refinished and furnished throughout with luxe, high-end amenities and stylish decor for an elevated guest experience. The living area features a projector with an automatic screen and a bluetooth speaker for entertainment. Floor-to-ceiling sliding glass doors in the living areas can be opened fully to fill the home with cool, ocean breezes. Take your pick to enjoy the ocean views from the sofa or head out to the balcony to sunbathe. The home is equipped with a full kitchen and BBQ on the front patio for those who love to cook and an office work space for work on the go. Guests do not have access to the garage. The room configuration is as follows:
Primary Bedroom / King
Bedroom 2 / Queen

**There is an individual A/C unit in the primary bedroom. The rest of the house is cooled with the ocean breeze and fans. **

MAXIMUM OCCUPANCY (5 PPL) MUST BE RESPECTED AT ALL TIMES
ANY PARTIES WILL RESULT IN AN IMMEDIATE EVICTION

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. Violation of any city noise ordinances will be subject to fines that can reach up to $10,000 per violation. Any gatherings of more than 5 people are not allowed on the property unless discussed and cleared with the host before check in.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

We may require a security deposit for some bookings.

There are surveillance cameras on the outside of the home, both for safety and to ensure rule compliance.

Unfortunately, pets are not allowed at this home. If undisclosed pets are brought into the home without the host's approval there is a fine of $500 per pet.

Although guest have direct access to the beach, we do not assume any liability and guest agree upon voluntary use of the stairs for direct access. Please note the beach has high tides and large rocks. Also, part of the stairs are deemed steep and not maintained. Access to the beach is at your own risk.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit if applicable, a $300 smoking fee, and liability for any fire or property damage costs.

$35 charge per towel for any stained/ruined or missing towels
$200 charge if the house is left excessively messy and requires additional cleaning

Guests must be transparent and truthful about the questions asked by the host at booking. Any incorrect information provided may result in immediate eviction without refund.

Non compliance with the rules cited above or complaints from neighbors may result in immediate eviction.

Upon check in, please report any damages to avoid being charged. We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue, we would like to agree on the cost with you before you leave to avoid any issues later. Thank you!

Please note that our cancellation policy states full refund if you cancel up to 30 days prior to your arrival day. Refunds can take up to 30 days from the date of cancellation to be processed.
