This listing is for the FULL ESTATE, including the Main 3-Story Home & 2-Story Guest House ("Garden House").

The Palms on Lake Travis is an exclusive and privately-owned, gated, high-end, 3 story, waterfront, estate vacation rental home with a 2 story guest house for those who wish to relax on Lake Travis.

This Mediterranean-style jewel is absolutely stunning! This is our primary home. We live here and rent it out occasionally, and we are excited to share our extraordinary piece of Texas waterfront paradise with you! We expect our guests to treat our home with care and as their own.

The Palms is conveniently located lakeside, 1 mile from the Oasis restaurant ('The Sunset Capital of Texas') on the scenic Comanche Trail drive around the main basin of Lake Travis. This location is prime for those who want to enjoy Austin - it is only a 30 minute drive to downtown Austin and about a 35 minute drive to the Austin-Bergstrom International Airport!

Please note that we do not accept bachelor parties, spring breakers, or any party groups. We strive to be a peaceful and relaxing getaway for families, couples, mature friends, low-key celebrations, and corporate retreats. If you desire more of a "party" atmosphere, then another location would be a better fit for your group. Thank you for understanding!

All children are included in the total guest count. If you are bringing a child or baby under the age of 5, you can rent baby gear to make your travel easier at BabyQuip - https://www.babyquip.com?a=4285eb8. They will sanitize, drop off, and pick up things like cribs, strollers, high chairs, toys, and more to make your trip even easier.

The Palms Full Estate and Garden House sleeps up to 16 - Main house sleeps 10:
- 4 King bedrooms (2 with office/desk setups)
- 1 Full bed/Office
- 1 Queen sofa bed in the lower level living room

Garden House sleeps 6:
2 King bedrooms
1 Queen sofa bed in the lower level living room

Need to work a little while on vacation? The Palms main house is equipped with desk/office setups in 2 of the King bedrooms and a complete office (the room with a Full bed).

The quote provided is for the full property, and no more than 16 guests, unless otherwise specified.

A cove and covered dock is available to use for swimming, fishing, and sunbathing. Boaters may tie up to the dock with advanced notice. A public boat launch is located just across the main basin from us (you can see it from the property) at Mansfield Dam - it's about a 5 minute boat ride. The dock is shared with neighbors, so you may see others at the dock during your stay.

WEDDINGS AND EVENTS: Please note that, due to our setup, we are unable to participate in weddings or other events with more than 30 total guests. We welcome your out of town guests and family members of the bridal/groom's party to stay with us, and we will make every effort to ensure they have an extremely enjoyable stay in Austin! If you have a wedding or event, it must be pre-arranged with a minimum 3 night weekend stay, a contract, and an event fee. Please contact Rodney & Robin if interested.

Our preferred method of contact is the Request Form on VRBO or direct email. We have day jobs and receive too many calls to return in a timely manner. We have found that we can respond to you much more quickly via email.

WHAT'S INCLUDED WITH YOUR STAY AT THE PALMS?
We strive to provide things that you need to feel comfortable during your stay. Our goal is to have delighted guests who want to return and highly recommend us to their friends...

- 3 full kitchens - 2 in the main house and 1 in the Garden House.
- Each kitchen has a full sized dishwashers, stove, oven, microwave, toaster and/or toaster oven, blender, and a full size refrigerator/freezer
- Main kitchen also has double ovens and a warming drawer

- Main house has 2 Keurig coffee makers
- Garden House has 12 Cup Coffee Maker

Paper Items - Paper Towels, and Trash bags are provided
Dishwasher soap, sponges, washcloths, and dish soap are provided

Kitchens are fully equipped with cooking utensils, pots, pans, plates, bowls, cups, glasses, and silverware.

Stunning estate with amazing views!

The guest homes are beautiful, clean and well-stocked. We had three couples and stayed in both of the guesthouses. Beds were very comfortable, plenty of linens and many extras! Robin and Rodney were the best hosts! Looking forward to visiting them again. Highly recommend!

Great Stay on Lake Travis

Our stay at the Palms was perfect. The location on Lake Travis and its proximity to local restaurants and shopping was ideal. It was very clean, well accommodated and Robin was the perfect host. The grounds were immaculate and we did not feel we lacked anything. The fridge and pantry were even stocked with starter items that were very helpful. I highly recommend staying there and we look forward to making this a Spring Break tradition.

Great Spot to Relax and Unwind

House is as advertised. Very responsive hosts that go out of their way to make sure they don't impede on guest privacy. Beds are comfortable and AC works great. The one time, we did need to get something serviced, it was addressed within minutes.

Our family completely enjoyed the time at the Palms, great home for a family dinner or getaway from the bustle of the city. Beautiful grounds, well attended and love all the helpful labels and signs. In staying at a few homes the electronics, switches and features can be complicated. Robin and Rodney have gone the extra mile making sure it is easy to enjoy the home.

Great Place to Gather

The Palms was the perfect place for our family get together...six adults and four children. The older kids loved the lake and the little one loved the huge hot tub...The huge yard was perfect for the kids and dads to play baseball. The location in a cove was great...no boat traffic. Accommodations were very nice. Enjoyed The Oasis for dinner and Treaty Oaks Distillery for an afternoon drink...Robin was very attentive to our needs. For sure would recommend The Palms to friends.

Another Perfect Stay

We have stayed at the property several times over the years. This was the first time we rented both units. Our stay was perfect. We were able to have time together with family yet also have some privacy at times. Rodney and Robin are very attentive to any potential needs during the stay. The property is absolutely gorgeous. We booked both houses for a girl's get away weekend. Not only were the owners wonderful and accommodating, the houses had everything we needed. The grounds are absolutely beautiful. You will not be disappointed with this place! The location is perfect and the houses are beautiful!! I was worried about privacy but it was not a concern at all. The owners were available to help when we had problems getting a TV to work but other than that we never saw or heard them. We will be back!!

We stayed with our family at the Palms over our wedding weekend and it was nothing short of AMAZING!! The owners, Robin and Rodney, were as impressive as the venue itself. They bent over backwards to accommodate our large group. The venue made it feel like we had plenty of space with flowing gardens...multiple entertainment areas...and location, location, location!!! BEAUTIFUL Property

I was a little nervous when I realized that the owners of the property occupied it as well, but we did not have any problems. The property was well manicured and absolutely beautiful. We couldn't get the hot tub hot or the jets in the master bath tub to work, but it wasn't a big deal. I also thought that the clean up requirements were a little much when you are charged a cleaning fee, but this was my first short-term rental outside of a hotel, so maybe that is standard. Overall, I would rent here again.

This property is absolutely stunning. The layout of the landscape has been well thought out. Details are everywhere you look. A paradise on Lake Travis. We stayed in the lakeside suite which is the lower level of the main house. Granite, travertine tile, each room is wired for sound, a jetted tub in the bathroom. Everything here is top of the line. The bed was extremely comfortable. The atmosphere was relaxing. We stayed for 2 nights and would love to stay there again. I would like to have a longer stay next time. If you are looking for a great place for a weekend or a week, do not hesitate to book this property.

Perfect for a quick girls weekend! We stopped by the grocery store on the way in and the kitchen had everything we needed to throw together a wonderful dinner. We definitely put the back patio & hot tub to good use - perfect for relaxing and catching up with old friends. The units and rooms were very spacious, and each bed was increeeedibly comfortable! Everyone wanted to forsake all of our pre-made plans just to lounge in the cloud-like comfort! It is a beautifully kept house & grounds with plenty of room for larger groups (we had 8). Our only regret was not having enough time to take advantage of all of the backyard amenities! Would be amazing in the summer!

Perfect for a family get away

We stayed 3 nights in the Garden House and our stay was amazing. The Garden House is off from the main house and gave us some privacy but we also used the common area to sit in the dipping pool/hot tub which was so relaxing. Our kids loved jumping off the dock down by the lake and our teenage daughter enjoyed laying out by the main house. At night we enjoyed sleeping on the pillow soft beds and even on the pull out sofa...what a plus for a rental. We also rented a boat a couple of days and the kids loved tubing. The Oasis restaurant had amazing overlooks but we also enjoyed using the grill back at the house. I can't say enough about how welcoming, helpful, and friendly the owners were. We would recommend this property to any of our friends and family who are looking for a great place to spend time with their family. We will be definitely going back and will probably take friends with us next time so they can see how nice this place really is.

Amazing location

Location is right on the lake, partially shares a view with The Oasis, which is just down the street. Very cool upscale neighborhood nestled into the cliff side. Easy access to shopping for needs and wants. Everything you could really want, this house has it except one thing: you are sharing the property with the owner. I value privacy above all other amenities just about. I was aware from the listing they lived on property but they actually occupy the same structure as the guests. So much for walking around nude. They were very nice and helpful and did not encroach on us, you would not know they were there except you can hear their footsteps and they talk fairly loud or possibly had a game night or party because they did get pretty loud during “quiet hours”.

The Palms was AMAZING!!

Our family had such a wonderful time at The Palms. Robin and Rodney made sure we had everything we needed, and went above and beyond to make our stay comfortable. It was easy to find, just put the address in google maps and it takes you right to it! The Oasis is so close! We enjoyed watching the sunset there one evening. The lake is great for boating and fishing. It is so convenient to be able to walk from the house at The Palms to their dock and jump in your boat! The property is beautiful! It was so relaxing! We would spend mornings either fishing off the dock, or enjoying the beautiful view of the lake from the back patio. We put the pool table to good use also! In the evenings we would take a soak in the oversized hot tub and enjoy the breeze! The beds were very comfy and the kitchen had everything you needed if you decided to cook! We will definitely be returning to The Palms! It is a great place to get away from it all!

Fantastic Lakeside House at Lake Travis

The layout is different because there are actually two buildings. That said, the mattresses have foam toppers, everything you would expect at home is in this house so this very comfortable. Tons of towels. We fished at the dock which was quite fun. We built a fire and roasted marshmallows. We got in the hot tub and told stories. We played basketball. We played with the dog. For a family, this place is just great. We have elementary age kids and a teenager. Everyone had a blast. The owners have excellent attention to detail. Everything is well explained. Sometimes rentals have goofy showers or uncomfortable beds. Neither true here. I will definitely return!

Everything you need and want in a vacation home!

This home was beautiful! Robin was attentive when I needed her but our family never saw her on the property. Let me clarify "needed" her. A storm was coming through and she graciously allowed us to park our cars under the carport in case of hail. The home has all the amenities you can think of but more importantly for a mom, the house had all the condiments and spices and items you need for the first night stay. It bothers me when I go on vacation and have to buy all those little things you need to cook with and then you leave them behind. NOT here! She is fully equipped not just for mom but dad has his fishing supplies, grill, boat dock and pool table. The kids have every game indoor and out to play with! I cannot say enough good things about this property! It is well priced for everything you get and beautifully maintained! We will go back and more importantly you need to book this property to fully enjoy your vacation!

Why they chose this property

The Palms is located on the gorgeous Lake Travis main basin. Lake Travis is a rock lake, which means the water is generally a sparkly blue color (vs the brownish water found in a muddier lake). The cliffs around it add to the beauty of the area.

While Lake Travis is 65 miles long and there are many remote and hard to reach areas, The Palms is located on the main basin of Lake Travis, which is the closest to downtown, making it convenient to get to other places, dining, shopping, and other fun.

If you are looking for a relaxing getaway with a scenic view and privacy, this is the spot for you!

What makes this property unique

The main basin of Lake Travis is the closest area to downtown on the 65 mile lake. We are also conveniently located just a mile down the road from Oasis Texas, with several restaurants, shops, and live music! Since The Palms is on the main basin, we have a beautiful view of the lake, and you can walk down to the dock from the backyard! If you have a boat, you can even tie it up to the dock at no extra charge - though advanced arrangements are requested.

The Palms is a very convenient and private lakeside retreat for couples, families, reunions, relaxing girls' weekends, and the like. We are always available to recommend nearby dining, suggest spa or golf locations, and provide ideas for fun activities for all ages. Many of our guests decide to just stay and enjoy property, and quite a few choose to extend their trips an extra day or two if availability permits.
