At Sunshine Vacation Rentals, our mission is simple: to provide a haven where family and friends can come together and make lifetime memories. Guest Access:
The guest enjoys exclusive access to the entire ground floor of the home, which includes amenities like the dock, paddle boards, kayak, BBQ, and firepit. Guests also have access to the one-car garage with the option to park a car outside of that garage.

There is a washer and dryer in the garage that is shared with the upper unit.

Other Things to Note:
The Duffy boat is available for an additional charge of $400 per day. Let us know in advance if you would like to rent the Duffy boat during your stay. We’ll share a rental agreement for your safety and enjoyment.

● Street sweeping is every Tuesday from 8:30am-12:30 pm. Guests are responsible for observing all street signs.
● Trash day is on Mondays. Trash bins are located on the right hand side of the gate when facing the home from the street.
● This is a smoke free, vape free home and no illegal substances will be tolerated.
● Please note that this home is intended for quiet enjoyment and is not suitable for large gatherings or parties. We kindly ask guest to respect the local noise ordinance, which is enforced starting at 9pm.
● This is a lower unit of a Duplex home.
● Check-in form & ID upload required prior to stay

Perfect Family Resort!!

We had a fabulous time at this VRBO location for a festive celebration. It had everything you needed for one's enjoyment plus it was clean, organized and offered boating toys for the entire family. The host of this property was easy to communicate with, the best ever!!!

Beautiful stay!

This property is definitely worth it! The location is perfect, with lots of restaurants, places to have breakfast, and parks close by. I'll love to stay here every time I go to OC beaches. But being at the waterfront made the stay unique. Kirk is very attentive and made all so very easy to find inside the property. I'll recommend this property to all my friends and anyone who asks me about a place to stay at Newport.

Wonderful Stay at Breakwater

We had a terrific experience renting this property. It was perfect for our family of six (2 adults and 4 teens). Perfect spot!

We spent half our stay in Newport at an oceanfront home and a half hour stay here with our three and six-year-old. It was such a great opportunity to spend the mornings outside, looking at fish and drinking coffee on the dock! Bedrooms were well equipped, and everything is well labeled. More than enough towels, and well stocked kitchen. The boat was very well maintained a great addition! We took it out for a day were able to dock near the Balboa fun zone and Lido Marina Village. Host were very responsive and accommodating! Can’t recommend enough!

We all, three of us, we would give our house a 10!! Only one problem, upstairs plumbing VERY loud, we could also hear voices and walking, the landlord kirk was great, we would probably rent it again but you can’t sleep in

Absolute BEST Vacation Rental Out There!

......simply put, this was the BEST VRBO we have ever stayed at. The home was incredible and the owners were flawless in working with us. To the home: The home was very clean throughout. The linens on the beds were 5+ star resort quality. The tv's were all top of the line, the kitchen was well appointed and very "cool and modern" feeling. The amenities of this place were second to none; from beach accessories and chairs, to kayaks and life jackets, to gas firepits. It had everything we wanted and more. Very comfortable for our family. The only knock that I can make on the house is that the garage is pretty narrow/small, but hey, at least it has a garage :) To the owners: They were excellent to work with from start to finish. When we checked in, there was unfortunately a water leak from a pipe (that was of no fault to anybody, it happens). The owners quickly had someone come to fix the issue, and when the issue wasn't able to be resolved immediately, they were nice enough to refund us the first night and put our family up in a comparable high-end resort hotel for the evening. Then the next day, personally showed up to give us Crumbl cookies as an apology for the situation the night before. They truly went over and above to work with us and rectify the issue, thank you :) We cannot wait for a chance to return to this rental and to tell our family and friends to stay here as well. Thank you for helping us create a wonderful set of memories for our family.

Perfect family time

We were able to stay here for a week around Christmas and had a wonderful time. The location was perfect, the house is fully stocked with everything you’ll need and more. Kirk, the owner was attentive and responsive to all of our needs. We rented a boat for the boat parade from him which was a special treat. Thanks for a fabulous time, we will be back!

Amazing Stay for three teenagers and four adults!

We stayed at this beautiful home over Thanksgiving break. The house is stunning. It is immaculately clean, spacious and has all everything you can think of for amenities. The hosts are super responsive. We rented the boat the day after Thanksgiving and Kirk even personally delivered the boat to us and took time to explain everything. He made sure we were comfortable. We loved our stay, definitely will be back.

Stunning home on the water

The property is in a great location, on the water and two blocks from the beach. It’s close to multiple restaurants, grocery and some great local stores. Newport Beach Pier is within walking distance too! The home was very clean and well stocked with everything we needed during our stay! The home was decorated beautifully, but still felt homey. The communication with Kirk was great! He was extremely helpful when I had questions or needed anything! We very much enjoyed our stay and appreciated the water toys, the electric boat, and the fire pit. Thank you Kirk and Tami! 😊❤️

Great location!

Enjoyed a 4 night stay with friends and family. Great location! The kids enjoyed taking the paddle boards and kayak out. Great park down the street and beach is an easy walk. We rented the duffy boat and cruised the harbor and docked for breakfast and dinner at local restaurants. The villa is decorated beautifully and the outdoor area is perfect for lounging with your cup of coffee in the morning or enjoying the beautiful evenings. Our Host was amazing!!! He was always available to help or give suggestions. Highly recommend.

Family vacation 2020

This property was just like the description said it was. We stayed at the downstairs unit. We really enjoyed sitting outside on the patio. My kids loved fishing off the back dock. The paddle boards and kyack was a big hit as well. Will definitely be returning.

Best in Newport Beach

Second time staying at this property and hopefully not the last! The property is in an exceptional location, 1 minute from the beach and yet set on the inland canal which is simply gorgeous. Everything in the property is of the highest quality, clean and easy to use. It has its own dock and a Duffy boat is also available for cruising the harbour area. Kirk is local and so so helpful if you need anything. Thanks again.

Labor Day on the Bay

Without going into a lot of detail, everything that you read and all the awesome pictures that you see is everything that it claims to be and more if that's even possible. From the moment you walk in the door, the accommodations are immaculate and welcoming. The Host, Kirk, is close by and is available at a moments notice. My family had a great time and will definitely stay again.

Perfect vacay on the bay!

We had a great time at the “breakwater “. Only wish we could have stayed longer! The home is ideally located close to everything Newport Beach has to offer. Whether you want to be paddle boarding on the bay or relaxing under the covered cabana with a cold drink it’s all right here. This home boast upgraded finishes, latest technology and wonderful indoor and outdoor dining areas.

Incredibly well appointed property

This property is incredibly clean updated and well appointed. Kirk is very organized attentive and responsive. The best part about this is the dock with the paddle boards and the kayak. We rented the Duffy boat and it was delivered to the end of the dock. It’s a really unique experience to be able to drive around in the harbor. We went to two dinners and lunch via the boat. We were able to walk to the beach and they were plenty of beach chairs towels boogie boards and umbrellas to make our stay comfortable. The only negative is the upstairs unit where you can hear the footsteps of the other tenants. We really had a great stay. Having a rental property myself I feel like I learned a few things from Kirk.
