Set just off the boardwalk, this rare retreat offers a sense of privacy while placing you right on the sand at iconic 48th Street Beach.

The open-concept living, dining, and kitchen layout is designed to showcase stunning ocean views from every angle. The living area features a plush sectional paired with two armchairs and two flat-screen TVs positioned on opposing walls, while wall-to-wall sliding glass doors open to the oceanfront patio—creating a seamless indoor-outdoor living experience.

Thoughtfully designed for coastal living, the space features an outdoor dining table for six with a market umbrella, additional lounge seating, and a built-in BBQ grill—perfect for gathering and entertaining. A built-in lounge area with a fire feature creates an inviting setting for sunset evenings by the sea, while an outdoor shower located along the exterior walkway provides a convenient spot for rinsing off after the beach.
KITCHEN & AMENITIES:
The dining area includes a table for six, complemented by a bar-height table for two with a secondary sink nearby—perfect for cocktail hour and entertaining. The contemporary kitchen is appointed with granite countertops, crisp white cabinetry, and stainless-steel appliances, and comes fully stocked with dishes, utensils, cookware, and bakeware for effortless meal preparation. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods; salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A stacked washer and dryer are conveniently located in the hallway for guest use. Please note that guests will need to provide their own laundry supplies.
Parking: One designated parking space is available in a shared two-car garage (left side only). Additional street parking—both metered and unmetered—may also be available nearby.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
