Pelican Perch is a direct oceanfront townhome offering expansive Atlantic views and a walkable location just steps from Flagler Avenue. Guests enjoy both beachfront access and proximity to shops, dining, and entertainment - no car required.

This three-story townhome features four private bedrooms and three and a half bathrooms, comfortably sleeping up to 10 guests. The home is part of a quiet three-unit community, with Pelican Perch positioned closest to the ocean for enhanced views from nearly every level.

Main Living Level

The main living level features an open-concept kitchen, dining, and living area designed for group gatherings. Large windows and sliding glass doors provide uninterrupted ocean views. The kitchen is fully equipped with stainless steel appliances, granite countertops, and bar seating. The dining table seats four guests.

Step out onto the southeast-facing balcony to enjoy ocean breezes and coastal views.

This level also includes a queen bedroom with an en-suite bathroom featuring a walk-in glass shower. The bathroom is accessible from both the bedroom and main living area.

Ground Level

The entry-level bedroom features a queen bed and an en-suite bathroom with dual access from the bedroom and hallway, offering added convenience for guests.

Upper Level

House was in a good location close to walk to everything. The house was not set up well no shampoo and conditioner in showers we did see a few dead roaches and one alive. Cobweb and dusty. Beds were very hard and uncomfortable couch was awkward and not comfortable. Chairs were dirty. This property could be Luxury decorated so good and has great location but it's not. We had a great weekend in NSB with family

We very much enjoyed our stay. The property was very clean and well stocked with great views of the beach. New Smyrna Beach is a nice town to visit and is a good jumping off point for Orlando, St. Augustine and Kennedy Space Center. Highly recommended!

This house is no doubt in a GREAT location. You'll have a great view of the beach and you can walk directly down onto the beach using the boardwalk just steps away from the house. Flager street is just a 5 minute walk as well. Communication with the property manager was great. She was quick to respond.

Perfect spot for adults and teens

I have rented several properties in NSB over the years and this is by far my favorite! Beautiful view, can’t beat the location (can walk to beach and Flagler Ave) and the layout is perfect for adults and teens. Not ideal for families with younger children or people who aren’t good with stairs.

We stayed at the property whilst on business and it made a perfect location. The property was immaculate inside and out and the owners were very responsive and super helpful. Great location right on the beach. Two blocks from restaurants and gift shopping . One can walk out the door and right on the beach. No need to drive anywhere

Quality location and facility

We loved the location and being able to walk to both the beach and the shops/restaurants on Flagler. But, more importantly, the last remodel of the town home (however long ago that's been) made it clean and very nice to stay. The ease of getting in - all set up in advance was very nice as well. We enjoyed all the views, the garage, the towels, the toys, etc.

Why they chose this property

This beautiful beachfront property has the most fantastic views from all main living areas of the home. It is oceanfront, spacious, clean, has an open floor plan, and sleeps up to 9 guests, comfortable beds.

This is a "best case scenario" rental property that is both on the ocean and next to Flagler Avenue. You can literally park your car in the driveway and leave it there the entire week, and still not have enough time to visit all the shops and restaurants within easy walking distance before your departure.

And there is nothing better than walking up from a relaxing day on the beach to your very own freshwater showers, snacks, and a cold drink in the fridge, then back outside for more fun in the sun. Moonlit walks on the beach begin within steps of your front door, and there's no need to cart around beach gear, surf boards, and fishing gear because you are so close to the water.

The pictures say it all, and you will not be disappointed. Just be sure to book for your return trip next year right away because once this place gets discovered, the schedule will surely be filled with repeat visitors!

Location, Location, Location. The property is on the corner of the "Best Beach in Central Florida" and the town's main street. Perched perfectly beside the beach with amazing views of the Atlantic, and conveniently close to the heart of the town.

From the front door you can walk towards the left and be at the beach immediately, or go straight less than a block and be at Flagler Avenue for a morning cup of coffee, afternoon shopping, or an evening with dinner and later dancing at the clubs. Or you may go out and towards the right and be at the Intracoastal Indian River about 4 blocks away.
