Hoopoe Cottage is a modern 4 bedroom lakeside house with private hot tub and fully enclosed decking in the exclusive Lower Mill Estate, a beautiful 550 acre nature reserve with lakes, an award-winning spa, indoor/outdoor pools and plenty of activities to enjoy.
Our spacious accommodation is set over 3 floors, with the ground floor fully enclosed decking and two bedrooms having a balcony overlooking Clearwater Lake. A great place to unwind with friends and family.
Hoopoe Cottage sleeps 10 people with a maximum of 8 adults very comfortably in four bedrooms, with a travel cot available for additional baby or toddler. It is the perfect location for multi generational family groups.
Ground Floor - Open plan living area with lake view has a wood-burning stove, 40 inch TV with Freeview channels and a chromecast, with ultra-fast fibre broadband. Sofa suitable for 4 adults with a further 4 additional armchairs. - Dining table that can comfortably seat 8 adults with 2 high chairs available. - Kitchen, fully equipped with oven, dishwasher, fridge, freezer, microwave and washing machine - Bathroom with toilet and sink
Outside - Ground floor patio doors lead to a large rear deck with private hot tub and frameless glass balustrade to keep little ones safe without affecting the view which faces south west with sun all day from around 11am, perfect for sunset drinks. The decking leads on to our private jetty to access the lake, which is suitable for kayaks, paddle boards or Canadian canoes etc. (Please not the BBQ is put into storage for the winter).
First floor: - 1 king bedroom with ensuite including shower and balcony - 1 x double room with balcony - Balcony has 2 swinging egg chairs to enjoy the stunning views over the Clearwater lake. - 1 children's bedroom with a single bed and bunk bed. - Main bathroom with bath and shower
Second floor - 1 king bedroom with ensuite including shower, with pop up single bed available. Travel cot available on request.
The house is suitable for a maximum of 8 adults as the bunk bed is not suitable for adults.
The house is centrally located to take advantage of the Lower Mill Estate facilities and Leisure & Wellness Centre included in the price, facilities include;
- Private 500 acre nature reserve with seven lakes, with swimming and water sports - Complimentary access to the award winning Leisure and Wellness Centre with includes an indoor and outdoor swimming pool, an eco pool, sauna, steam room and gym. Advance booking is required. Spa treatments are also available at an additional cost. - Mill Village outdoor swimming pool (No advance booking required) - Tennis courts - Fishing - Table tennis - Playgrounds - Children's nature trail - MUGA Court - Activity Hub offering equipment hire and activities (charges apply) - Indoor soft play (charges apply)
To preserve tranquility the Lower Mill Estate has a Code of Conduct that all guests must adhere too, including no bookings of single sex groups over 6 people. Anyone in breach of the Code of Conduct may be fined or asked to leave the estate immediately.
We provide contactless entry via our Ring doorbell and electronic lock.

We recently had a lovely relaxing time with family at Hoopoe Cottage. The cottage is beautifully decorated with lots of homely touches and a real attention to detail. The house had everything we needed and we really enjoyed walking around the estate, exploring the nature trail and swimming in the spa pool. Much fun was had by all. Many thanks to Victoria for a great stay.

An excellent, relaxing stay!
We visited Hoopoe for a relaxing weekend and it certainly was that. The on-site spa facilities were top notch (some of the best treatments we've ever had) and the cafe and sports facilities were a bonus.
The house is as beautiful as it looks and it comes with ample games, toys, cooking utensils and food basics to make for a fun, stress-free stay.
The weather didn't allow us to enjoy some of the walks around the area but it was beautiful nonetheless to sit in the warm and look out across the stunning lake and the surroundings.
I would thoroughly recommend this property for a big group or family stay. I will be visiting again!

Lovely house in a great location, ideal for a relaxing get away.
We stayed in this lovely house in September just after the summer holidays. The house is comfortable with a lovely terrace overlooking the lake which is perfect for sunset G&Ts. The kitchen is really well equipped so perfect for cooking meals in. We had our 3 month son with us so a travel cot had been set up in the master bedroom and it was in good condition and very clean.
The indoor and outdoor pool within the estate are lovely and it was really quiet as we were outside of school holidays. We even had the pool to ourselves on one day.
We also tested out the 2 pubs recommended and the food was good in both so worth a visit.
Would definitely recommend this house for a family holiday in the Cotswolds.

We were five friends and partners who hadn't been able to celebrate big birthdays last year so this provided the perfect place to do that. The restaurant on site was good both for dinner and breakfast.
Hoopoe Cottage and Somerford Keynes was everything we expected and more. The two bedrooms with the lake views were fab. The terrace had ample space and comfy seats. We appreciated goodies and milk when we arrived. Thank you to host Nicola.
Could have done with a mirror in double bedroom for hairdrying. Will definitely be recommending to family and friends and would love to stay again
We wanted a holiday where all 3 generations could have a week together in comfort. Hoopoe Cottage surpassed our expectations, it is clean, modern, comfortable and set in a beautiful location. Communication with owners was excellent in run up to stay and property is a great size with everything you could need inside. Excellent for adults as well as for people travelling with small children. Loads to do nearby and brilliant facilities on site.

This is a lovely property that is well looked after. Clean, tidy, and has a lovely decking to the rear where you can watch the sunset. Large bedrooms, and comfortable seating area.
The house was a perfect fit for the family and we were able to enjoy a relaxing break. Property owner was great to work with and we had no issues during our stay. Wouldn't hesitate to recommend or return.
We went away to celebrate a family members big birthday. The location was great and the house contained everything needed for a large group. We had a 1 year old with us who loved seeing the ducks roam around the estate. The swimming facilities were great and we even got use out of the outdoor pools as the weather was so nice.

Nicely situated property with view over lake and easy walking distance to Spa and Restaurant. Bedrooms nicely furnished with comfy beds. Large kitchen was fully equipped and the lounge seating area was comfortable for 6 of us, as was the dining room table.

great spot for a winter break
The house was very well equipped for 2 families with plenty of kit in the kitchen, bedding, towels and everything else to make the trip easy and comfortable. Low Mill Estate is a great environment for families with kids and we particularly enjoyed having the use of the pool all week. Really good place for a family get together.

Lovely comfortable house with great views
We had a fantastic weekend at Hoopoe Cottage celebrating a “big” birthday with family. Lots to do at Lower Mill, spa pools were very popular and we had some nice walks and pub lunches nearby. House had everything we needed, plenty of room to relax and we had a bit of sunshine while we were there so the lake views were great.

We are a family who live in Surrey but also enjoy weekends and holidays at our house in the Cotwold's. We visit the house regularly and look after it carefully - it is not a soulless holiday rental run by an absent landlord, but a warm and inviting second home which we are pleased to rent out to people looking for a relaxed and fun break from everyday life.
Why they chose this property
Hoopoe Cottage at Lower Mill Estate is easy to get to from London (just 15 minutes from the M4), and a great, convenient place to meet up with friends and relatives from all over the country and it's a world away from city living. The Cotswold Water Park has been a revelation with so many interesting activities to explore and all the brilliant cycling routes around the hundreds of lakes - Lower Mill is a peaceful oasis in the middle of some of the UK's loveliest countryside. The Cotswolds, with their charm and beauty, are on the doorstep, but there are often times when we are content to stay on our own little patch. The area is blessed with great pubs and local markets and if you really need a quick retail fix, then nearby Cirencester has many fantastic independent shops and restaurants, and the Swindon Outlet Centre is only 20 minutes drive away.
What makes this property unique
It's great that children can roam free on bikes and scooters in the Estate from a young age - there is minimal traffic and many safe places for children to explore and play. There are also many local activities, a lake beach, sailing clubs etc in easy reach. The peace and tranquility of sipping drinks while the sun sets across the lake is an incredible tonic after a busy week, and a walk along the Thames Path to an excellent pub makes a perfect Sunday. The house is airy and cool in summer, warm and cosy in winter - a perfect, year-round holiday destination.
