Our professional cleaners are extremely dedicated to ensure you find our home in EXCELLENT conditions. We are committed to making sure you find our home spotless and clean from the yard to the pool and every corner throughout. The home is cleaned prior to your stay to welcome you into spectacular luxury. Just to mention our neighborhood is extremely clean as well, please be mindful to our neighbors in maintaining it this way.
PARKING
1. Vehicle Storage Clause: Only cars, trucks, vans, motorcycles, suv’s etc. are allowed to park in the parking lot driveway or garage.
2. No boats, trailers, RV’s etc. are permitted to park in the street.
3. Guests are to park in the garage or driveway
4. Non-movable, non-drivable, disabled, non-motorized or stationary vehicles are not permitted to occupy a parking space. Report these via email to the owner. Towing shall be at the tenants expense.
LAUNDRY ROOM
1. Do not overload machines.
2. Remove clothes from washers and dryers in a swift manner.
3. Remove lint and bounce sheets from dryers.
4. Keep the area clean and tidy.

Please all used towels in the laundry basket in the laundry room. Make sure all doors are locked and garage door is closed. Checkout time: 11 am. We hope you enjoyed your stay.

Inside you will find our welcome book with the WiFi information.
Our home has a quiet time from 10 PM to 8 AM.
Please, no smoking inside the unit use the commercial ashtray provided by the pool area.
Absolutely no parties or events allowed, no pets allowed! WE ONLY RENT TO AGES 21 AND UP!!
Please wash off any beach toys or sand before returning from the beach. You can use the hose in the patio.
GENERAL
1. The owner will not tolerate “nuisances”, i.e. people meddling in the property of owners, including their guests or short term renters. This will incur a fine of $100 per violation.
2. Please do not flush any products down the toilet this includes toilet paper, please use trash bins provided.
NOTICE TO ALL:
Owners/Tenants violating these rules can/will be charged a fine. Added to this an eviction order may be implemented as per Florida Statute 720 in response to the violation. Also note that owners are responsible for the actions of their tenants and guest and are subject to these rules as well.

2. Owners and tenants shall not make or allow any disturbing noises in or around front or back yard. Excessive noise is prohibited. This includes noise from musical instruments, radio’s, stereos and televisions. The county law is peace and quiet after 10pm.
3. The conduct and activities of all owners and tenants outside their units must be respectable at all times.
COMMON AREA
1. Residents shall not store any personal items in the common areas to include but not limited to hanging items on balconies or fences. No items of any kind are permitted in the walk ways.
2. All trash must be disposed into the bins. Bins go out Tuesday morning and Friday morning.
3. Please do not stack garbage outside the bins or in the garage as this will incur a fine of $100 if caught on video surveillance.
4. No one is permitted to plant or remove foliage from the common areas without permission from the owner.
GUESTS
1. Respect all guests. Please note that all conditions that apply to your neighbors in Paragraph “Noise and Conduct” apply to guests as well.
2. It is the responsibility of owner/tenants to see that their guests are explained and abide by these rules and regulations.
3. The owner will take action for damages to the premises or harassment to guests by owners or tenants.
POOL AREA
1. Children under the age of 18 must be accompanied/supervised by an adult at all times and swim at your own risk.
2. Tenants/guests may access the pool at their own risk.
3. No items, i.e. chairs, tables or other removable items may be removed from the pool area.
4. Personal items left in the pool area will be considered abandoned and will be disposed of.
5. No glass items are permitted at all in the pool area. This includes anything made of glass. The cost of draining the pool to remove broken glass will be the responsibility of the tenant.
