We were a group of 4 and we loved staying at this apartment; gorgeous view of the canal, quiet and clean, and right next to Piazza San Marco. Andrew was wonderful - very responsive/great communication, he had great food recommendations, and he was so helpful leading up to, and throughout our whole stay. I would absolutely recommend this booking to anyone.
Poor experience. Faulty outlet for washer was only fixed 38 hours after check-in. Kettle was corroded and a coffeemaker marketed as a "rare find" was inoperable and full of mold. Both remained inoperable as did most lamps. When reported within 24 hours, management was dismissive and sarcastic, making us feel unsafe. They later falsely claimed to Vrbo they were "unaware" of these issues despite acknowledging them to us in writing. Furthermore, loud internal building renovations directly across the canal caused constant construction and boat noise from 8 AM to 4:30 PM. This was never disclosed prior to arrival, making daytime resting impossible. Do not recommend as there was very little attention to detail regarding amenities, and due to the constant noise, and unprofessional management.
Our host met us at the taxi boat and walked us to the apartment. Andrea then took my suitcase up to the apt as I’m handicapped. It is literally two minute walk to San Marcus square and I had no problem walking. Ate at two excellent restaurants nearby. Everything was clean and we loved our 3-day retreat!!! I would stay again!!
The location to everything within Venice was great! We really enjoyed the houses space and the canal views. Our host, Andrew, was awesome and went out of his way to contact us via WhatsApp and help us maneuver from the train station to his VRBO, meeting us at the boat taxi and walking us to the room. Great experience overall!!
The location was great! Restaurants, shopping, the square - were all just a few steps away. (Heads up: Venetian mosquitoes are no joke - maybe don’t leave the windows open all night ..lol) We enjoyed the early morning traffic noise in the morning. It was sight to see! We would stay here again.
We really enjoyed our visit. Andrew is a great host and was there to personally guide us to the location. Views of the canal were beautiful and I was in a really nice location. Air conditioner made the visit very comfortable during a very hot week in Venice.
Great location - just steps away from San Marco. Very spacious, great for family. The property manager was very responsive and helpful. Could have been a little cleaner and fresher.

AWESOME! Loved this apartment
This is one of the best apartments we've ever stayed in. The location is incredible, just a two minute walk from busy St Mark's Square but is so quiet and peaceful. The beds were great, the apartment spacious and you can watch some of the gondola rides (and be serenaded) from the living room window. There were two adults and two kids staying here and we had the best time. Andrea was great to deal with and responded quickly to my many questions. I highly recommend this apartment and would stay here again if we go back to Venice.

Convenient, spacious apartment
This is a great, spacious apartment that is steps from St. Marco's Square. We enjoyed the gondola traffic beneath our living room windows. The kitchen was well equipped, too. There are lots of places nearby to eat and to buy food to take home. The only drawback we experienced was the intermittent internet connection. Thankfully we were out most of the day so it wasn't a problem.
This apartment was exactly as listed. The view out the windows was incredible. We loved the activity on the canal, especially watching the gondolas go by. The communication from both the property owner and the manager was excellent. The management company sent a representative to meet our water taxi from the airport. Not only did she guide us to the apartment, she also gave us tons of tips for our stay with notes and directions. We frequented the little cafe next to the courtyard for our morning croissants and cappuccinos. The location one block from San Marco was perfect!

Perfect location and size!
This apartment is private and quiet and the perfect location for a few nights in Venice. We were a family of 4 and stayed 2 nights. Roberto was our contact and very easy to get in touch with and accessible. Matilde met us at the water taxi stop, walked us to the apartment and showed us all we needed. She even recommended two amazing restaurants for dinner. She also came at check out and directed us to the stop to get to the train station. The apartment was clean and comfortable. There was an issue with the AC but the owner compensated us for the two nights. Just double check if AC is a must for you. Overall, a great two nights in Venice!

I was very disappointed with the property. It was advertised as quiet. At 5:00 every morning we were disturbed by a barrage of delivery boats with diesel engines and loud workers who converged on the boat dock underneath one of the bedrooms. There were water taxis.delivery and garbage boats. additionally there was a construction project on the neighboring roof. Where is there was a gondola stand pictured in the promotional materials there no gondolas except for the loud delivery ones. It was impossible to turn the air conditioning on and it was warm. The mattresses felt like box springs and the pillows were no softer than 25 lb bags of flour. The check-in process was a nightmare.. We asked for the closest water stop to get to the property. Instead we were directed to an obscure square with no instructions as to how to get there. One half hour after the check-in time we were told that our contact was stuck in traffic and that he would be late. About a half hour later we were met by his wife who said that he was sick and could not make it. There was no elevator in this property and we had to carry our luggage up close to two flights upstairs. In essence, the apartment was noisy and run down and the host were unhelpful and rude. Unfortunately this listing was completely misrepresented in the promotional material! My recommendation is that you go elsewhere.
First we were told we would need to wait 1.5 hours with our luggage until the host could meet us. I told him we’d be there before 6p. Later I said between 2-3p. He texted that since I said before 6 he made plans and was busy until 4:30p. Check in was listed as 2p so I found this upsetting. The bathroom was filthy. The host made excuses for that saying perhaps the cleaner used it. I sent him pictures of the toilet seat and a soiled doily. There was no dishwashing liquid Or paper towels. There were no filters for a coffee maker that requires them. There was an empty shampoo container in the bathroom and empty dishwashing liquid container in the bathroom. The TV was about 18” wide if that. The floor in the main bedroom was very dusty. The main bedroom also sported a mop and other cleaning implements out in the open.The online pictures are far nicer than the apartment. The hall in the building had a foul odor. It is very close to St Marks. That was great.

thank you for your review. We understand that this is conditioned on your being annoyed by the check-in. Unlike many others, we offer our guests a check-in service in person, with one of our collaborators who welcomes guests at the waterbus stop or wherever they arrive, and accompanies them to the apartment. This service is an added value because, in addition to simplifying the arrival, it allows us to give our guests a lot of information about the house, restaurants and shops in the area. For this reason, you were contacted two days before your arrival and asked for the estimated time. Based on your indications, the people who provide us with this service organize themselves. If then on the morning of check-in you anticipate your arrival by three hours (usually the guests, in this case, are late) it is not certain that the person in charge will be able to satisfy your request. In your case, however, your request was satisfied, and you did not wait even a minute. Therefore, I find your complaint specious and a bit childish. As for your other complaints (they are all just complaints), these are in line with the previous one. Reporting a whole series of small negative things without ever mentioning how much the apartment has to offer (for example the wonderful canal view, the Murano glass chandeliers, the original Venetian floors) really means that you are offended and want to do harm. Fortunately, your intention is so obvious that it is even useless to underline it.
Despite this, as always, we will check your complaints and do our best to improve.

Good location, but some things to keep in mind
We loved the location and the view from the apartment. I decided to write some things that I think it will be helpful for future guests. Hopefully the host won't be too defensive.
The contact person kept changing up to the last minute which made me a bit nervous, but Matilde, the person who met us at the water bus station was great. When we left, she had to check us out earlier than she planned because another guest locked themselves out and she had to go help them. However, she hurried back to help us to the water bus station.
When you look this place up, it will probably show up in US dollar or whatever the currency you set as. But when it comes to payment, it will be in Euro. So depending on the conversion rate at that time, it can make a difference. Also, if you use Paypal to pay, you are responsible to pay for processing fee, not the host. And the tourist tax amount I was quoted kept changing. I was told that my 7 yr old child will be charged since she is older than 6yr old. But I found out that the anyone under 10yr old is exempted and should not be charged at all. So I had to email the host to clarify it. It is a small amount, but inconsistency made me feel a bit uncomfortable.
The place smelled like cigarette first time I walked in. Maybe some guests didn't follow the rule, but we got used to it after a while. The floor felt sandy, so I had to vacuum right after I checked in. There is basically no condiments to cook with. I finally found salt, but that was it. So if you plan on cooking there, but don' t want to bother going to the market and bringing back big bottles, bring a small amount of whatever you think you need, i.e. Oil, pepper, coffee.
The washing machine smelled mildewy which didn't improve after using it a couple of times. My clothes smelled ok though. Oh, the Italian washing machine seems to take a long time, so give yourself more than 2 hours to finish the laundry. The wi-fi was unreliable. It basically stopped working even after rebooting, so I gave up. There will be working boats( trash collecting boat and construction boat, etc)going by the canal in the morning. We enjoyed watching them, but if you are sensitive to noise and want to sleep in, bring earplugs. TV didn't work, but radio did. Shower water temperature was a little tricky to control to keep it at the optimum temperature(for me).
Over all, It was a unique and convenient location and we enjoyed watching gondolas going by : )

thank u for your kind Review: I hope u won't be too defensive but it seems to be written by a child. Even if well explained (twice), u did not understand the difference between currency conversion rate and currency change fee applied by any Bank/Paypal or else when u change your currency to another. This is important to understand which kind of person wrote the Review (not really used to travel?).
Then well, everything else goes with it: a pudding of supposed arguments, conjectures, unuseful suggestions.
What I can say is just that everything in my apart finely works: Wi-Fi as well as TV, clothes washer and everything else. Concerning morning noise the apart is in the hearth of Venice and what u hear in the morning is just the light noise of the Town waking up around u. The front canal is usually just for gondolas and really quiet, maybe u found an exception due to extraordinary interventions in the nearby?
Finally, despite to this miscellaneous of arguments I thank u for your overall positive evaluation and appreciation.

We were personally greeted at the vaporetto by the owner Andrew who kindly escorted us to the apartment! What a lovely touch! The apartment was in an amazing location and we completely enjoyed our stay even though the weather didn’t cooperate! Cannot recommend this place highly enough. If it’s available book it! Abbiamo scelto questo appartamento per la sua posizione, solo due minuti a piedi da Piazza San Marco, per la magnifica vista canale, e anche per il suo stile. A noi piace infatti soggiornare in ambienti tipici del posto che visitiamo, e questo appartamento era proprio quello che cercavamo. Il pavimento in battuto veneziano, i soffitti con travi a vista, ed i lampadari in vetro di Murano, uniti alla stupenda vista canale, hanno reso il nostro soggiorno squisitamente Veneziano. L'appartamento è poi silenzioso, pulito e in ordine, con tutto quello che serve. Letti comodi. Grazie ad Andrew che ci ha incontrato alla fermata del vaporetto e condotto all'appartamento, dandoci tanti buoni consigli. Abbiamo molto apprezzato il servizio.
Abbiamo soggiornato in questo appartamento dove precedentemente sono stati i miei genitori. Si sono trovati talmente bene che hanno deciso di regalarci questo soggiorno, e devo dire che avevano proprio ragione. L'appartamento è in puro stile veneziano e con una vista canale magnifica. La posizione poi è quanto di meglio si possa desiderare per visitare facilmente tutte le principali attrazioni della citta' senza perdere troppo tempo in spostamenti. Appartamento in tipico stile Veneziano con magnifica vista su un canale, proprio quello che cercavamo. Abbiamo particolarmente apprezzato la posizione, centralissima ma tranquilla, lo stile dell'appartamento, con le sue lampade in vetro di Murano e il pavimento tipico, la vista canale, con il continuo passaggio di bellissime gondole, e il servizio offerto da Andrew, che ci ha incontrato alla fermata del vaporetto e ci ha condotto all'appartamento, descrivendoci nel frattempo i dintorni e dandoci tanti consigli su negozi tipici e ottimi ristoranti, un "plus" molto gradito. Consigliamo questo appartamento sotto tutti i punti di vista.

Property was comfortable and easy access to top visitor sites. However more info needed left as to exact location and a map would have been great, even though getting lost was an adventure!. Did not have luck with heat, internet or TV, again instruction would be helpful.
We had a magical time in Venice. The place was spotless and Matilda was so helpful! She met us at the water bus stop to walk us to the apartment. She gave us a list of suggested restaurants and pointed out important locations on the map. All communication was prompt and the apartment was exactly as described.
