A large and welcoming home near everything in Boulder + easy access to Denver, Red Rocks, Rocky Mountain National Park, ski resorts, hot springs and so much more. Trails and epic views for days! Perfect for small groups, families and travelers who like space in a quiet neighborhood. Books, games and art, high end media center + home office perks.

A thoughtfully updated Ranch home in the Majestic Heights neighborhood of Martin Acres, or "Martian" Acres to the locals, that makes a great base camp for all of your Front Range adventures. Please note this listing has quiet hours in keeping with the neighborhood. The host lives in the separate owner's suite downstairs.

An elevated experience awaits with Merv 16 air filtration, luxury and organic cotton linens, a variety of pillows and blankets, eco-friendly mattresses, low odor and organic cleaning products, bike locker onsite, wired internet speeds of 850 Mbps up/down via fiber and everyday supplies that add value.

The house is well stocked all around with many essentials provided. All new appliances, high end cookware and all of the kitchen accessories await your creations. As an office, you'll find many basics plus a powered sit/stand desk on wheels so you can make any room a work or study space.

Chances are the host has something to lend or rent in case you don't find what you need or forgot something at home.

Music and movie lovers will appreciate the premium sound system. Connect via Smart TV or AV Receiver and play some of the records you'll find on the shelf. Plenty of books, puzzles and games are here to help you relax and enjoy your visit to our beautiful home.

The maximum of 10 guests can be accommodated by using beds in the common space: brand new queen sofa bed in living room and 2 twin day beds + trundle in the great room. We also have a camping cot and kid friendly linens upon request.

The host + a friendly cat and dog occupy the garden level unit with a separate entrance. Gardens are shared though guests can expect extra privacy in the backyard during their visit.

Early check-in / late check-out: We extend this courtesy whenever possible. On same-day guest turnovers or to perform scheduled services, we may not have schedule flexibility as a single property run by homeowners. We appreciate guest cooperation to ensure a good experience for everyone. Finally, please inquire ahead of time as last minute requests can be more difficult to accommodate.

The entire property (5 bedrooms 3 bathrooms) is available by request only. Price will be negotiated based on timing, number of guests and length of stay.

Special note about Boulder's Short term/Vacation Rental License requirements: They include that owners must live at their property at least 50% of the year. The full requirements can be found online. Except for special "festival" licenses for Sundance or other events, most properties on VRBO in Boulder need to fulfill those requirements which are intended to offer a more traditional bed and breakfast experience to visitors. That's why properties like mine are common in Boulder with owners/hosts living in separate suites in the same building.
