Welcome to classic Nantucket. Where sunrise swims, easy walks into town and the beach, and lazy afternoons on the porch are your everyday! The Hill House is ideally located between Brant Point and Jetties Beach just steps across the street from the harbor and sandy beach (and only a 10-minute walk to everything downtown). This 3-story newly renovated summer home has 7 bedrooms, wraparound porch, widow’s walk, charming original touches, and beautiful sunrise & sunset views. Enjoy your stay on coveted Hulbert Avenue with plenty of room to make island memories together.

The Hill House’s rooftop boasts the highest perch in the whole Brant Point area, with breathtaking 360-degree views, but there’s something beautiful to see from nearly every floor and room in the house. Whether you’re unwinding in a sunny corner of the wraparound porch or waking to a gentle sunrise in the 2nd and 3rd floor bedrooms, you'll feel the beauty of Nantucket from everywhere in the house.

Enjoy easy beach access just across the street for walks along the harbor, morning swims, or afternoon dips to quickly cool off. And don’t worry about driving or the hassle of finding parking in town or at Jetties Beach – it’s a 10-minute stroll to public Pickleball courts and stand up paddleboard rental, sailing and all the fun at Jetties Beach/Sandbar (or The Galley Restaurant and Steps Beach at the west end.) And it’s an even quicker walk to Children’s Beach, Brant Point lighthouse, the ferry, bike rentals, and anywhere in town.

Whether you prefer the beach, a bike or a book, a lovely walk or shopping, or just enjoying watching the boats pass by, The Hill House is an ideal location for large families or friends trips.

Enter the house off the driveway and back porch into the kitchen using a self-serve lockbox entry.

The 1st floor includes a large living room with Smart TV, formal dining room with wine refrigerator, powder room, washer/dryer, and fully equipped kitchen with new appliances, large dining & seating areas, and smart TV.

The 2nd floor includes 5 bedrooms (1 King, 2 Queens, 1 Double and 1 Twin), 2 bathrooms (one with a large shower and one with a clawfoot bathtub), and portable AC units in the bedrooms (for use if needed).

The 3rd floor includes 2 bedrooms (1 Double and 2 Twins), a new bathroom with shower, and portable AC unit in the double bedroom (for use if needed).

The outside includes a small, sunny fenced-in backyard with oversized enclosed outdoor shower, new gas grill, covered wraparound porch with loungers, chairs, tables, an outdoor sofa, and driveway parking for 2-3 cars.

Cautions:
1) There are flights of stairs and roof access in this 3-story home. By reserving this house, you are agreeing to be aware of these aspects of this house for yourself, family and guests.
2) Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents, including illegal activities, noise after 10pm, disruptive behavior, dangerous behavior, or nuisance activities.
3) Although Nantucket is a magical place, because of the inclement weather associated with island life, guests should consider separately insuring the cost of their visits in case weather conditions cause delays due to cancelled flights or ferries.

Other Dertails to Note:
Trash & Recycling
Please read the instructions in The Hill House Book regarding trash & recycling. Nantucket is a very small island with a large summer population and proper recycling is critical (compostable vs. non-compostable, in addition to plastics, aluminum, and glass). If homeowners do not sort trash & recycling appropriately, they are charged extra and these costs need to be passed on to our guests.

Widow's Walk
The widow's walk is a wonderful feature of the house and provides spectacular views at any time of day and night. It's very important that guests understand they will use the widow’s walk at their own risk. WHEN NOT IN USE, THE ROOF DOOR MUST BE KEPT TIGHTLY SHUT AT ALL TIMES, and the guests will be liable for any water damage as a result of the roof door being left open.

Fireplace & Wood Stove
Guests are not permitted to use the fireplace (living room) or wood stove (kitchen) for any reason during the rental. Portable electric heaters are provided for additional warmth if needed (located in most bedroom closets).

BBQ Grill
Guest(s) may use the BBQ grill, but only in the outside yard. Due to potential fire hazard, the grill must never be used on the porch. When the grill is not in use, please ensure the propane tank valve is in the ‘off’ position.

Smoking
The Hill House is a traditional Nantucket home that will be quickly destroyed by fire. As a result, SMOKING IS STRICTLY PROHIBITED ANYWHERE IN THE HOUSE, ON THE PORCH, OR THE WIDOW"S WALK. If you or your guests would like to smoke, please do so in the backyard and carefully dispose of all cigarette or cigar butts.
