We’re happy to accommodate late check-outs, when possible. Just send us a message at least 12 hours before your planned departure time, and we’ll do our best to approve the request based on our cleaning schedule.
If you have any questions during your stay, we’re always just a message away and happy to help. Other things to note Mountain Environment: Our home sits at high elevation, so it’s normal to feel short of breath the first day or two — stay hydrated and take it slow if you’re not used to the altitude.
Wildlife Awareness: Bailey is home to deer, foxes, elk, and bears. For everyone’s safety, please never leave food, coolers, or trash outside, and be sure the bear-proof trash cans are fully closed and latched after use. This is essential to avoid attracting wildlife to the property.
Weather & Access: Winter weather can be unpredictable in the mountains. We recommend 4WD or AWD vehicles between late fall and early spring. Our driveway is maintained, but snowy conditions can occur quickly.
Outdoor Amenities: The hot tub and sauna are professionally maintained for your comfort. Usage instructions will be sent before your stay. Please treat these features with care and always secure them after use.
Noise & Neighbors: While the property feels private and peaceful, we do ask that guests respect quiet hours (10 PM – 8 AM) in consideration of nearby neighbors. Highway 285 is nearby and can be heard from the house at times, especially when large trucks pass by. Most guests find it manageable, but we like to set honest expectations.
Remote Feel, Modern Comforts: Though you’ll feel immersed in nature, you’ll have strong Wi-Fi, good cell signal, and all the comforts of home.

Great accommodations! Excellent amenities! Will definitely stay again in the future. Only con: the parking spots are difficult if you have a low profile car, there's a fairly deep trench when you pull in.
We had a great time. Sauna was great. Location was nice. Views were great. Only some small critiques: beds def were a lil too hard. So expect that. Also the kitchen could use some more non-stick bigger pans and finally the hot-tub isn’t very hot and has a lot of chlorine. Otherwise great stay.

Liked: Check-in, communication
Location was beautiful and house was good but needs improvement. The amenities were great, but bed was too firm and stiff and the water heater was not working properly.
This was one of the most beautifully decorated/appointed VRBOs that we've ever stayed in. Very comfortable, with lots of spaces to accomodate a group with diverse interests. Great kitchen , wonderful views, excellent TV setup, very nice hot tub. In other words, an excellent choice Andrew, the owner was a great communicator and easy to deal with.
This is such a lovely home! It looks to have been renovated recently and everything is beautiful and cozy. Outside is great as well, with multiple seating areas, fires and a hot tub. We didn’t use the sauna but it looked nice. The house has a mountain cabin feel but you are so close to downtown Bailey which has some nice restaurants. Highly recommend the winery on the river. The hosts are lovely and even left a welcome note and some beverages. Great communication. Highly recommend this property!
